How would you describe your personal approach as a real estate professional?I’m a high-energy agent with a constant willingness to go the extra mile to find the right buyers for the right listing. I provide real estate expertise and professionalism throughout the entire purchase and sales process for each and every listing and sale. I work with both buyers and sellers. My primary focus is on the coast but I represent properties throughout Orange County.

What are the biggest general trends in luxury real estate at the moment?Everyone wants to move as close to the coast as they can afford. Right now, I see a lot of families selling their larger inland homes in order to move into smaller homes located closer to the coast. They are consciously downsizing in order to be closer to the beach and have access to the beach lifestyle. Especially younger home buyers are currently moving into much smaller properties to be near the coast.

Speaking of buyers, what are people demanding from luxury homes these days?People really want newer, beautiful properties preferably in a great location with ocean views. There’s a demand for freshly remodeled properties. We still see some people who buy homes that need to be fixed up, but the majority of buyers prefer a beautifully remodeled home with a remodeled kitchen, the latest appliances, upscale stone floors – as luxurious as they can afford. Buyers prefer homes where the remodel is already finished and those homes are selling for premium prices right now.

On that note, which price points are seeing the most action right now in your area?The largest sales value currently is in the one-to-two million-dollar price range.

And what kind of property does this amount buy in the area?It really depends on a broad range of factors, including location, proximity to the beach, the views, size of the property and the condition.

Generally, are buyers trending towards gated communities or living closer to urban amenities? Luxury home buyers right now prefer gated communities with all the amenities of resort-style living, including clubhouses and beach access. The majority wants 24-hour gated communities for privacy and security reasons.

What is the #1 reason for moving to Southern Orange County? Typically, people are moving here for the great weather year-round. Families also put an emphasis on access to great schools, and everybody wants to be part of the beach lifestyle which is highly trending right now at all price points.

And finally, do you have an inside scoop or secret to share about Dana Point? People may not have it on their radar yet, but Monarch Beach is really worth checking out. It’s a part of Dana Point currently undergoing extensive redevelopment, while the surrounding communities still remain fairly affordable at all price points. Have a look at my two listings in this issue in Niguel Shores and Estates at Lantern Bay page 32, and 33. Personally, I think it’s the best kept secret along the coast. Properties here will appreciate greatly over time, also thanks to proximity to Ritz Cove, Headlands Strand Development, and Niguel Shores, the Ritz Carlton Hotel and the St. Regis Hotel.

Standing guard over Laguna’s world-famous Main Beach, the city’s iconic lifeguard tower is likely the most photographed local landmark

by tourists - and the subject of more postcards and paintings than perhaps any other aspect of this beautiful

coastal town. “Orange has its Circle, San Juan has its Mission, and for Laguna, it’s this tower,”

local historian Andy Alison has said.

While locals and visitors alike appreciate this photogenic structure that looms

large in our hearts - yet only measures 400 square feet - they may be

unaware of its interesting history. Most surprising of all is the fact that

this lifeguard tower, also known as the Main Tower, hasn’t always

been located on Main Beach. Instead, it was originally part of

a Union Oil fuel station at the corner of Broadway and South

Coast Highway. In 1932, the Union station decided it no longer

wanted the tower, so a team of mules was wrangled to

move the tower across Coast Highway to its current spot,

where it was repurposed for use by Laguna’s lifeguards.

Twenty-six years later, the tower’s original “cap” was

replaced with its current flat roof.

In addition to being a local landmark, the Main Tower

served as official headquarters for Laguna Beach

Lifeguards until 1985, when a new lifeguard center was

built at the north end of Main Beach. Prior to that, the

little tower was where all of the lifeguards’ equipment

was stored, where meetings were held (out in front on

the sand) and where lifeguards would congregate 365

days a year, rain or shine. Now, the city's rookie and junior

lifeguard programs call the tower “home,” and use the top

floor for observation, the main floor for first-aid and rescue

equipment, and the basement for surfboard storage.

But Laguna’s Main Tower is more than a photo backdrop, it also is

a symbol of the passion and commitment this community has for its

heritage. Thanks to the efforts of dedicated locals like Alison and many

others - including a major 1997 refurbishment - the Main Tower has survived El

Niño floods and outlived at least four versions of the popular Main Beach Boardwalk.

Some note that the Main Tower and Hotel Laguna are the only original buildings left on

Main Beach today.

So, next time you're driving down Coast Highway and you crest the hill and catch that fantastic first view of Main Beach and Main Tower,

we hope you'll think just a bit about its rich history and the wonderful and caring community to which it belongs.
