Executive Brief
This new Senior Care Community will be a vibrant residential “village” within
a neighborhood setting, providing seniors with an activity-focused lifestyle
for healthy living. Possible use for the two phase development could include
Independent living, Assisted Living, Memory Care and Complex Care suites.
The communities are close to Prince George University Hospital with easy
access to “downtown” amenities. The resorts will offer all the comforts of
hospitality and care services that provide the highest quality of life;
continuing to make residents feel at home in their community of Prince
George, BC.

The proposed Seniors Care Community will be built on a 4.5-acre parcel. Proposed is a
two-phase building plan.
1. The First Phase encompasses a one to two-year build with 150 suites of mixed use
for Independent residents, Assisted Living residents and providing Memory Care
support for residents that require this service.
2. The Second Phase encompasses an additional 150 suites for Complex and
Memory Care. (Proposed 2-4-year build.)
3. Both Phase builds will include the invite of BC Housing and other Government
Agencies.
The buildings are contoured to provide a centralized community area. The proposed
developments will include many amenities supporting a mix of seniors’ residential living
with amenities such as banking, pharmacy, restaurant, child daycare and others.
Underground parking for residents and employees will be provided.

Health, a Canadian not-for-profit charitable organization since 1908. SE Health

care spectrum and services are provided in long-term care and assisted living homes,
hospitals, community centers, supportive housing, retirement homes, schools and
clinics, patients’ homes, pharmacies, and hospices.

Terry brings over 30 years experience in project delivery in Northern British Columbia.
He is a well-rounded architect, delivering small and large projects in the Commercial,
Institutional, and Health sectors from interior renovations for health care clinics, RCMP
facilities, and civic libraries; to new buildings such as the Prince George District Energy
building, administration building for the Mining Industry, and an Ambulance station. In
addition to leading the Prince George office, he brings a client focused
communication, strong technical background and interest in design to all projects.

Target Market
The ideal resident will be over 55 years old, wanting to remain independent even if
unable to perform one or more of the daily necessities that are required to maintain a
healthy and enjoyable life.
Although the focus will be on attracting residents locally, with BC being a nation-wide
destination for retirees, there will be an effort to strategically target and attract
resident from across Canada.
Competitive Advantage
The Prince George Seniors Care Communities will be “best practice” assisted living,
complex care and memory care facilities that will strive to differentiate itself from
existing models in terms of facility layout, interior/exterior design and methods of
service delivery. Instead of large institutional-feeling designs that are both cold and

sterile, the communities will emphasize a homelike feel that marries the comforts of
home with some of the oversight and personal care consistent with a nursing
community. Residents will have access to assistance as required for daily living, but
without that care becoming the focal point of their existence.
The Prince George Seniors Care Community Phase 1 model concept could offer
unbundled and bundled services. This will be a key point of differentiation from other
assisted living facilities, which either do not offer unbundled service options, or have
not taken full advantage of what services could be offered. With the Prince George
Seniors Care Community Phase 1 model, residents will no longer need to leave the
premises each time they wish to enjoy a gourmet coffee, a glass of wine at the bar, a
new seasonal shirt or the latest movie releases in a theatre setting. The concept is to
create a unique village-like experience for the residents where they can enjoy added
leisure services without having to leave the premise.
Services Provided
Accommodations to Residents
Assisted Living purpose if desired (phase 1) is designed for seniors who need assistance
with daily living activities and access to skilled nursing care if required. These living
accommodation units will be completed with high end finishes, designed to appeal to
residents that want to live in comfort with quality food and service provided.
Nursing Service Support
Our Care Management partner will provide a full array of Registered Nursing and
License Nursing staff ready to assist. All partners are present when Canada
Accreditation or Quality review enters the Community.
Dietary and Nutritional Care Support
A Red Sealed Chef will be hired for both new communities; we will have a Head Chef
Manager who will oversee all dietary needs, special diets, quality of meals and training
of staff. We also will have a registered Dietitian overseeing all food presentation and
menu items.
Resident Recreation and wellness programs environmental building services support
human resources programs
Our partner groups will offer, both new seniors communities a full-time recreation
activity coordinator, who will create and implement a yearly, monthly and daily
wellness program for all residents. Both new communities will also implement a
preventative maintenance program leading to customer satisfaction, safety and
lower operational costs. We recognize the importance of a healthy staff as balancing

work/life is challenging. Our Health and Wellness manager will welcome and prepare
a full program insuring staff and clients a safe, enjoyable environment.
MDS, Accreditation and quality indicator support restorative care programs
Our group partners will provide a safe environment using consistent and audited care
programs. By means of a strong methodological care plan, teams will form a network
of outcomes best suited for the individual’s health and wellness, be it social, medical
or environmental.
Administration
Our group partners hire and train the best. Championing a stringent recruitment and
retention program. The group partners will provide both Prince George Seniors
Communities all the support, management expertise and goal setting methodology
needed for the best Resident outcome.
