DESIGN RESPONSE KEY
UTILIZED THE EXISTING VEHICLE CROSSOVER AND ALTERATION TO SUIT WITH THE PROPOSEDDEVELOPMENT. THE PROPOSAL ATTEMPT TO RETAIN THE EXISTING STREET TREES AND MINIMIZEOF CREATION OF MORE THAN ONE CROSSOVER ACCESS TO JELLS ROAD THAT FALL UNDER ROADZONE CATEGORY 1.
DWELLINGS ARE BUILT TO FOLLOW THE CONTOURS OF THE TOPOGRAPHY WITH RAISED ORLOWERED GROUND LEVELS FOR EACH DWELLINGS. THE SEPARATION OF THE UPPER LEVELPROVIDING A CONTRASTING DOMINANCE IN APPEARANCE WITH GROUND FLOOR.
THE DESIGN INTENT IS TO KEEP AWAY TO BUILD ON THE TITLE BOUNDARY TO ENSURE THEGENEROUS GARDEN SPACE TO BE INTRODUCED TO EACH DWELLINGS IN ORDER TO REDUCE ANYAMENITY IMPACT AND VISUAL BULK. ALL UPPER TO BE SETBACK AND REDUCE IN SIZE TO AVOIDBOX-LIKE AND REDUCE VISUAL BULK.
THE PROPOSED STREET SETBACK HAS A MINIMUM OF 7.6M AND MINIMUM SETBACK OF3M SETBACKAT THE REAR BOUNDARY.
STREET FRONTAGE ACTIVATED WITH LANDSCAPED BUFFER,TO ENSURE CHARACTER OFSTREETSCAPE MAINTAINED AND INTEGRATED BY ALLOWING CANOPY TREES TO BE PLANTED AT THESTREET FRONTAGE.
DRIVEWAY AND DWELLINGS TO FOLLOW AND INTERACTION WITH THE EXISTING TOPOGRAPHY.LANDSCAPING IS USE TO SOFTEN THE APPEARANCE OF THE DRIVEWAY.
D1 AND D2 UNITS ABUTTING STREET INTERFACE HAVE INDIVIDUAL CHARACTER TO PROVIDE VISUALINTEREST AND PROVIDE A SENSE OF ADDRESS AND ACTIVATION. ANIMATED FACADE AT UPPERLEVELS TO PROVIDE VISUAL INTEREST WHEN TRAVELING ALONG JELLS ROAD.
CLEARLY DEFINED ENTRY DOORS TO ALL DWELLINGS TO ASSIST IN WAY FINDING.
PERIMETER OF THE GROUND BOUNDARY PROVIDE SOFTENING AND SCREENING LANDSCAPING TOBUFFER TO SOFTEN THE IMPACT OF THE DEVELOPMENT ONTO THE ADJOINING PROPERTIES.GARDEN AREA SETBACK AVERAGE OF 5-7M FROM THE BOUNDARY TO ENCOURAGE PLANTING OFVEGETATION WITHIN THE DWELLINGS AND ALLOW EACH DWELLING TO ENJOY THE NORTHERN SUN.GARDEN AREAS ARE GENEROUSLY PROPORTIONED.
DWELLINGS HAS REAR SETBACK OF AVERAGE 5M AWAY FROM THE WESTERN BOUNDARY TO ALLOWSPOS TO BE INTRODUCED, MEANINGFUL LANDSCAPING AND AVOID ENCROACHMENT OF THEEASEMENT.
UPPER LEVEL LARGER WINDOW PROVIDE PASSIVE SURVEILLANCE TO THE STREET FRONTAGEWHILST ENSURING OCCUPANT PRIVACY.

NEIGHBOURHOOD AND SITE DESCRIPTION PLAN
THE SUBJECT SITE IS LOCATED ON JELLS ROAD WITHIN THE TYPE E PRECINCT AS OUTLINED IN THE THE MONASHCOUNCIL NEIGHBOURHOOD CHARACTER STUDY. IT IS CURRENTLY OCCUPIED BY A SINGLE-STOREY RESIDENTIALDWELLING WITH AN EXISTING 6.6M WIDTH OF CROSSOVER. THE SITE ITSELF HAS SLOPING TOPOGRAPHYINCLINED OF 3M FROM JELLS ROAD TOWARD THE WESTERN BOUNDAR AND RETAINING WALLS TO THE FRONT OFSOME PROPERTIES. THE CHALLENGE OF THE DESIGN IS INTEGRATE THE PROPOSAL WITH THE 2.44M WIDESEWERAGE EASEMENT.
THE CHARACTER OF THE PRECINCT IS DERIVED FROM THE POST 1965 DEVELOPMENT. DWELLINGS WITHCONSISTENTLY SET BACK FROM THE FRONT BOUNDARY. OPEN STREETSCAPES PROVIDE EXPANSIVE VIEWS OFSURROUNDING COVERED WITH WELL PLANTED MATURE PLANTS AND TREES. STREETS HAVE A SENSE OFENCLOSURE WHEN DWELLINGS AND FRONT GARDENS ARE SET ABOVE THE STREET LEVEL DUE TO THE STEEPTOPOGRAPHY CREATES VARIETY OF LEVELS.
