You might think that you have the knowledge of the Halton Hills area to buy a home yourself, but it is not a DIY project. You also want to make sure that your best interests are being met. There are some agents who are “dual agents”, they represent both the buyer and seller. Their job is to get the home sold, NOT getting you into the best home for you and your family. When you are looking for a Buyer’s Agent, take your time in finding the one who best understands what you are looking for. Here are a few questions you might want to ask:

• Ask the agent how many other clients they currently have. You want someone who is working for you! That is what they are getting paid for. If you find a home online and want to view it, will that agent have time to schedule a last minute showing?

• How much experience does the agent have? Many new agents work under the wings of a more experienced professional but their knowledge will be second hand.

• What questions does the agent ask? It is equally important to listen to what the agent asks you as it is for the agent to listen to what you want. The experienced real estate agent understands that until you have pre-approval for the loan, showing you homes is a waste of time on both sides, unless you plan to buy with cash.

A Buyer’s Agent will ask you to sign an agreement that will commit you to working with that agent for a pre-determined amount of time. Make sure that the agreement is a short-term commitment. If, after a few months, the agent is not meeting your needs, your agreement will expire and you will have the right to find another agent who can better meet your needs.

You know what you and your family are looking for and a Buyer’s agent is there to help you find your home. When you are looking for a Buyer’s Agent, use your gut feeling about whether they will do the best job or not. The goal is to find you the home best suited for you.

This report outlines 3 critical steps you must take to obtain the absolute best financing rates when you buy a home. When buying a revenue generating residential property, there are multiple ways to structure ownership. Determining the optimal structure must be done on a case-by-case basis. Every investor’s situation is unique, which means there aren’t any one-size-fits-all solutions. There are both advantages and disadvantages to holding a rental property personally versus in a corporation, and many factors need to be considered in order to determine which is more appropriate for your situation.

One of the principal benefits of holding a rental property in a corporation is the limited liability of the corporate shareholder.“This means that generally, shareholders are not personally liable for any of the corporation’s debt,” said Richard Scheim, principal and chartered professional accountant at Schwartz Levitsky Feldman. “This isn’t the case when a rental property is held personally.”However, if rental losses are incurred and the corporation has no other income, the losses are generally trapped in the corporation. Conversely, owning a rental property personally allows for rental losses, before tax depreciation, to be used against other sources of personal income.

Incorporating for the purpose of holding a property can be quite expensive. “Initial incorporation can be costly, additionally annual filing and regulatory requirements such as financial statement preparation and tax filing increase costs as well,” Scheim said. “It’s also simpler to administer a property held personally than one held in a corporation.”

For a personally held property, income and

expenses are reported directly on the individual’s personal tax return, so there’s no need for additional tax filing and administration costs.“Having net rental income in a personally held property also increases the individual’s RRSP contribution limit, but serves to reduce it if there is a net loss,” Scheim said.

Before you determine the optimal method of structuring the ownership of the property, be it personally or through a corporate vehicle, it’s important to understand the key tax implications.“With a typical residential rental property there are no significant tax advantages to holding it in a corporation,” Scheim said. “Usually income

generated from a residential rental property is considered to be passive income and the tax rates on passive income in a corporation are essentially the same rates that one would pay personally in a high tax bracket.”

In some instances where there is active business income from a residential property, corporations can benefit from reduced corporate tax rates, which allow for taxes to be deferred until a later time when the cash is needed by the shareholder, he added.

There are important details to understand about tax deductions related to residential revenue properties.“It’s necessary to separate the value of the land from the building,” Scheim said. “For tax purposes, the building can be a tax deduction over its useful life; but the same does not apply for the cost of the land.”

In terms of repairs and renovations, not all expenditures are created equal.

“When renovating a property, it’s important to keep in mind the tax consequences of these particular costs,” Scheim said. “Some costs are fully deductible in the year incurred while others must be deducted over a period of time; if the expenditures are considered to be an improvement to the property for instance, then the deduction needs to be spread out over several years.”

Capital cost allowance, which allows corporations to claim a deduction for depreciation of the building, is another means by which owners can seek to reduce their tax burden. “But it can be tricky because on one hand, CCA can lower your net income from the property to nil but when the property is eventually sold and a capital gain is realized, all of the CCA deductions claimed in prior years will be added back to income,” Scheim said. “Another potential pitfall is that if one day you decide to move into the property, additional tax considerations will come into play that can have a profound impact on your principal residence exemption. Working with professionals is key to making decisions that will yield the best outcome for investors. “Scheim said. “Particularly for those delving into the industry for the first time.”

CAMPBELLVILLEHead to Mountsberg Conservation Area to take part in one of the year’s most anticipated events – Maple Town! The whole family can explore the Mountsberg Sugar Bush to see historical and modern methods of tapping, collecting and boiling sap to make syrup. Take in a maple candy making session or travel on a horse-drawn ride through the bush. Finish off your visit with a stop at the Pancake Pavilion for a plate of flap jacks covered in pure maple syrup. Maple Town runs March 14 – 22 from 10 a.m. – 4 p.m.

GEORGETOWNKids 7-12 years old won’t want to miss the March Break Adventure Splash n’ Fun! Children will be treated like special guests on a road trip, while making crafts and, of course, swimming at the Gellert Community Centre in Georgetown. The camp runs March 16 - 20 from 9 a.m. - 4 p.m.

The Georgetown Market Place has some fun March Break activities planned, so you can get some shopping done and entertain the kids all in one outing!

March 16 - Magic Show at 12 p.m. and 2 p.m. March 17 - Crafts and face painters from 12 p.m. – 3 p.m. March 18 - Zumba lessons at 12 p.m. and 2 p.m. March 19 - Puppet Show at 12 p.m. and 2 p.m. March 20 - Frozen Ice Queen and Ice Princess Show at 12 p.m. and 2 p.m.

All events take place at Centre Court.

OAKVILLE The Town of Oakville has an exciting week of March Break Camps planned for kids of all ages at Glen Abbey Community Centre. There’s Beetle Bugs for kids aged 4-5, Bonanza for kids aged 6-9 and Break Out for kids 10-13. Check out the website for a full schedule of camp events.
