Take Advantage of the Spring Real Estate Market

Ahh, springtime. The snow is melting, the birds are chirping and optimistic thoughts of warmer weather are creeping into our minds. The spring season also marks a very busy time for the real estate industry. If you look at stats from real estate boards across the province, most show a substantially higher number of listed homes and sales during the months of April, May and June. In Hamilton for example, 4,486 homes were sold during these three spring months in 2013, compared to 2,894 during January, February and March. That’s around 55 percent more homes sold during the spring months!

So why is spring such a popular time for selling? For one, your home will show much better. Creating curb appeal during the winter months is difficult. In the springtime you have the advantage of bright green grass, budding trees and a splash of colour from your spring blossoms to help make your home look its best.

Secondly, a spring sale generally means a summer move, the most convenient time for many homeowners to pack up their homes and relocate. Children won’t need to worry about switching schools mid-year, adults likely have time off work for their summer holidays and the actual move itself is much easier during the warm months.

Another reason why spring is such a popular time for sellers is simply because they know there will be plenty of prospective buyers house hunting. If you list your home in December or January, the amount of traffic you see won’t compare to a May listing.

On the opposite side of the coin, you might be planning on buying a home this spring. While it might seem like all the cards are stacked in the seller’s deck, that isn’t always the case. The spring is a great time for buyers to do their house hunting. Inventory is high and it’s much easier to see landscaping, decks and the foundation of a home without a couple feet of snow on the ground. Plus, you can count on being in your new home just in time for summer barbecues!

During the spring of this year, my wife and I fell into the real estate market. Being somewhat unsure of things, we canvassed friends to help us locate a Real Estate Agent in the Milton area, we were fortunate that The Manchisi Team was named during our conversation.

It’s not until you own a home of your own that you truly understand just how much work one is. Home maintenance isn’t just a matter of cutting the grass every so often and completing your weekly cleaning chores. When you had a home inspection done of your new home, the inspector may have given you a list of maintenance projects that need to be addressed. These aren’t items that would break a deal, just issues that should be tended to in order to avoid more costly repairs down the road. Some are projects that can wait, but others should not be ignored or procrastinated on.

Here are a few home repairs that you’ll want to look out for to avoid potential problems:

Roof and eaves troughs: Your roof and eaves trough’s main function is to keep the elements, namely water, out of your home. If you have cracked, curling or missing shingles, have them replaced immediately. Be sure your eaves troughs are clear of debris and properly affixed to your home. Siding is also susceptible to leaks, especially where it meets windows and doors. Look for fungus growing out of siding, a sign that moisture is beneath.

Leaks: Leaks, no matter how small, will not go away on their own. Things like leaky faucets, running toilets and other small plumbing issues will just get worse with time and will cost you a fortune on your water bill. Checking your house for mold and mildew is one of the most important things you can do in your home’s upkeep because it also affects your family’s health. A musty smell, dank air, and family members with chronic runny noses are warning signs. Be sure to check under carpets and around windows for visible mold or mildew. All of these things are red flags that you have a problem with leaking water and the damage could be severe

Cracks in the foundation: Again, it’s water that is the enemy. Even the smallest crack can allow water to seep into your basement. Use a ruler to measure the crack. If it is wider than 3/16 inch, even vertical ones, it can be a problem. Mark smaller cracks with tape and keep track of their progress. You can likely fix a smaller crack yourself but larger ones will need to be tended to by a professional.

Even if you have lived in your home for years, take the time to inspect these areas and make any necessary repairs.
