The original building was built in 1961 and included a basement mechanical room. Additions were made to the northand south of the original building in 1972. In 1984, a new building was constructed on the north side of the site. In1995, an addition was made to the north side of the 1984 building and finally in 2008, a corridor was built linking the1984 and 1961 buildings. Portables have been added in 1992, 1994 and 2008. In 2010, the 1994 portables wereremoved as well as the two free-standing 2008 portables. At the same time, the link between the 1984 and 1961buildings was rebuilt. All that remains of the original link is the concrete slab on grade., The buildings are single storey structures with the exception of the basement mechanical room, the Librarymezzanine, the commercial kitchen mezzanine and the gymnasium bleacher mezzanine with change rooms below.The present building size is 9185 sq. m. with a student capacity of approximately 680 students, serving grades 10through 12. .

General Summary:

Structural Summary:The buildings have concrete foundations with slab on grade construction. Mezzanine floors in the 1984 building aresuspended concrete slabs. The roofs are constructed of a combination of glu-laminated wood joists and wood deckingand steel beams and steel pans. Load bearing masonry throughout with a few interior steel columns supporting the glu-laminated and steel beams. Other than the recommendations to mud jack the transformer slab and review/address the cause of the wall cracks belowthe library mezzanine, the structure of the building appears to be in good condition.

Envelope Summary:Exterior walls are finished with painted concrete block, split faced concrete block and clay brick. Windows arealuminum with stucco panels below and above the windows in the 1961 and 1972 building sections. The west face ofthe 1961 and 1972 buildings were upgraded with a brick veneer finish and metal clad fascia in 1995. There is metalcladding fascia on portions of the 1984 and 1995 buildings and the upper gymnasium walls. Clerestory volumes arealso finished in horizontal metal cladding. The majority of the roofs have been replaced with SBS assemblies. With the exception of the items noted below the building envelope appears to be in accepatble condition. Recommended work noted in the report includes: - Repairing a damaged brick window sill. - Repairing and sealing joints in the split-faced concrete block masonry. - Repairing cracked stucco fascia. - Replacing failed window sealant. - Refinishing the stucco fascia with acrylic. - Repainting an exterior wood door, wood soffits and wood cladding. - Replacing failed sealed window glazing. - Replacing the remaining tar and gravel roofs with SBS assemblies. - Resloping the SBS roofing where excessive ponding is occuring. - Pruning adjacent trees and removing debris from roofs. - Provide trenches from 2 downspouts adjacent to the building. - Rotating or replacing the poorly situated roof hatch.

Interior Summary:The majority of the floors throughout are vinyl tile with some sheet vinyl and carpet in the administration, library, andinformation processing spaces. Quarry tile or ceramic mosaic tile floors are typical in washrooms. Entrance

vestibules are finished with quarry floor tile. Walls are mostly painted concrete block with a few painted drywall, vinylclad and wood paneled partitions. The majority of the ceilings are suspended acoustic tile T-Bar assemblies withpainted gypsum board in some washrooms. With the exception of the items noted below the interior of the building is generally in acceptable condition. Recommended work noted in the report includes: - Repairing and repainting a damaged gypsum baord partition. - Repairing the finish at the base of folding partitions. - Replacing the glazing in the Industrial Arts class with wired or laminated glass. - Repairing deficiencies in firestopping at firewalls - Installing a pulastic floor in one gym and refinishing the wood floor in the other. - Repairing delaminated casework countertops. - Replacing vertical window blinds with roller shades. - Adding control joints to the gypsum board partitions in the link corridor. - Adding gutter and downspouts to the edge of the sloped link roof. - Adding an auto-operated door to the entrance adjacent to the Adminstration Offices. - Testing the vinyl floor tile for possible asbestos content.

Mechanical Summary:North & south buildings HVAC is provided by a heat pump system with dry and wet coolers and makeup air units.North and south buildings have independent heating systems consisting of gas boilers feeding heat exchangers,perimeter radiation, cabinet unit heaters and unit heaters. Plumbing systems in acceptable working condition. Somesimultaneous heating and cooling observed; piping serving heat pumps is largely uninsulated. Domestic and fire protection water trucked-in to buried cisterns, staff express concerns about rising waterconsumption.

Electrical Summary:1600A distribution system. The fluorescent lighting has recently been upgraded to T-8 technology, structured cabling isup to date and exit lights are LED type. The emergency generator electrical system has been recently upgraded toensure proper operation. Generally, the facility is in acceptable condition electrically. Recommend repairing light fixture ballasts and lens, lighting control photocell, and video system recorder.

Element to be deleted - Wood windows have all been replaced. 1961: Wood windows were formerly located atwashrooms 1094 & 1095. Washroom 1094 no longer has a window. The window in Washroom 1095 was replaced witha sealed aluminum window with an operable bottom panel.

The west entrances to the 1961 building and the 1972 south addition were upgraded to bronze anodized aluminumstorefronts in 1995. The 1961 building entrance consists of 4 doors with a single sidelite on either side and glazedtransom running above the entire aluminum framed assembly. The 1972 addition entrance consists of 2 doors with a single sidelite on either side of the aluminum framed assembly.
