DESCRIPTION 15 Falmouth Road was built, we believe, circa 1830 and has been in our client’s ownership for the last 5 years during which time the property has undergone a complete restoration/refurbishment (see below). 15 Falmouth Road is an exquisite example of a Grade II Listed Georgian townhouse in a prime setting on Falmouth Road – just a short walk from the city centre and is a wonderful family residence with large and elegant principal rooms with some ceiling heights measuring in excess of 10’. The ground floor accommodation flows beautifully and includes a stunning open-plan kitchen/dining room off the entrance hallway, with a contemporary newly fitted kitchen as well as original period storage cupboards and an exposed stone wall. From the dining area double doors lead out to the walled rear garden. In contrast, there is a period drawing room and sitting room with a large sash window and wooden shutters, two fireplaces, wooden floorboards and an attractive large archway with original wooden bi-fold doors dividing the room into two. From the hallway, a flight of original granite steps lead to the basement which is a large and very useful space and currently serves as the utility room. On the first floor there are two large, light filled double bedrooms with big sash windows as well as a large and beautifully appointed bath/shower room to the front of the house. From the landing on the first floor a short flight of steps gives access to a further shower room, double bedroom with another good sized bedroom off which could be used as a study or dressing room. • When purchased by our clients the property was structurally sound but only two of the four floors were in regular use, the basement and second floor where mainly used for storage. Some of the original features including doors, plasterwork, windows, one section of the original dado rail and one pair of wooden shutters still existed.

• The current owners decided to undertake a total restoration of the property and restore all missing features. A full set of plans and detailed specification was drawn up and formalised by conservation specialists Scott & Co who are based in Truro. They were also appointed to oversee the works by the main contractors, K P K Builders, and complete documentation is available upon request.

• The cement and asbestos roof tiles were replaced with locally mined Delabole slates, the roof timbers treated and repaired and the roof fully insulated.

• The front chimney stack was rebuilt into the loft space with handmade bricks matching the original.

• All plastic guttering and downpipes were replaced with white aluminium fittings.

• The two large principal bedrooms were fitted with new internal window shutters copied from the surviving ground floor original. The front bedroom had a period fireplace inserted.

• The first floor bath/shower room was fully tiled and refitted with a freestanding bath, large shower, vanity unit and wc.

• The two reception rooms now have replacement period fireplaces, one being an open fire and the other being a remote controlled gas fire.

• The original shutters in the reception rooms have been refurbished and the central arch between retains the original folding doors. The dado rails have been copied from the surviving fragment and replaced.

• The kitchen, which was originally two rooms, has handmade kitchen units topped with a Corian worksurface. There are two original period storage cupboards as well as a large built-in refrigerator and larder cupboard. There is a large induction hob, a two drawer dishwasher, two ovens and a Quooker tap.

• In the kitchen/dining room heating is provided by an underfloor micro water pipe system.

• The basement is now a fully fitted utility room with a full run of base units and wall mounted storage units plus a sink, space for a washing machine, tumble dryer and a freezer. The gas central heating boiler and control systems are housed here too.

• The original granite floors in the basement have been retained and refurbished.

• The house is heated by a new pressurised system with an integrated solar system from a large panel on the south facing roof which provides instant hot water and heating throughout the house.

• The house has been totally replumbed and extensively rewired with all new switch gear, fuse board and with circuits extending to both the front and rear gardens.

• The front garden has been paved and new iron railings have been fitted. LOCATION 15 Falmouth Road is centrally situated within Truro and is within walking distance of the city centre. All of the facilities of Truro are literally on your doorstep and Truro is Cornwall’s administrative, business and shopping capital with many national and local boutique retailers among its attractive cobbled streets. The city has more recently gained the reputation as Cornwall’s best served and most varied evening entertainment centre with a large variety of different restaurants and bars, along with a cinema and the successful Hall for Cornwall theatre. Many events take place on Lemon Quay which is overlooked by a flagship Marks & Spencer store.
