August was a month of exciting news. We have tried to cover all the important news in this newsletter.

I have been hearing that market is slow and transactions are not happening from people outside of our network. My answer to that is RE/MAX is not slow and we are doing trans-actions every day. Type of transactions has changed but in any type of market RE/MAX does not stop. We have systems and training

and tools to deal with any market. If dollar is on rise we have opportunity to tap investors or buyers from out of India with our global network which is preset on more than 91countries.

Congratulations and all the best to all the new affiliates of RE/MAX. In August significant num-bers of new affiliates have joined and that is again adding to the fact that RE/MAX is biggest success story in real estate history.

Amongst other exciting news, the biggest news is that RE/MAX LLC is filling for Initial public offerings and we hope to see RE/MAX listed on stock exchanges. Once it is listed we will have another way to be part of such a big success story in real estate history by owning stock of RE/MAX.

I see lot of new listings with good quality photos and details on our website uploaded by our affiliates and I also hear from them about getting leads because of their efforts of putting list-ings in proper format on our website. We need to put more listings on iConnect and beat other portals.

I sincerely believe that putting listings in proper way on our website is very important and I expect all the affiliates should do the same to generate lot of leads.

We have observed innovative ideas being implemented by our BOs and BAs in our region. First it was Open house and now investor seminar on guiding investors to invest in real estate in today’s market. My best wishes to such BOs and BAs who come out of their comfort zone and make such effort for doing such activity. I am sure such activities will be helpful in building long-term business for them. I firmly believe that RE/MAX has lot of innovative ideas which if implemented can get us good result without incurring high cost but efforts.

One more event worth highlighting in the month of August is successful 3 years journey of RE/MAX Metro team and Mr Vivek Parikh with RE/MAX. My heartiest congratulation to them on such big achievement and all the best for many more such celebrations and achievements to come.

We have given training calendar in this newsletter and I expect people to take 100% benefit of our online training which we conduct every week.

Question: How is the Mumbai market?

Mumbai Real Estate Market is basically divided into four zones namely (1) South Mumbai in that zone there is a area which is also called as the Golden Triangle which is the cream of real estate market.(2) Central Mumbai (3) Western sububurbs uptoDahisar.(4) Eastern suburbs upto Mulund.

So Mumbai real estate market is very complex as it is such a huge market with various different ticket sizes from an average 1cr to about 50cr in the residential sector only on outright sales. So on the whole the market is very slow and transactions on residential side are happening at a snail’s pace as people are not ready to lower their prices and hence the market is stable but very few transactions happen in resale as demand is very less and supply is in abundance from primary market also. It is an absolutely a buyer’s market. In the commercial sector also the demand is very less as there is abundant stock available and there is a lot of relocation taking place. On the Lease front the situation is better as there is a lot of migration in Mumbai deals take place at a price and turnover is better and even in the commercial sector lease transactions take place and demand is there in certain pockets. On the whole very dull and sluggish.

Question: How is your experience as a woman realtor? What would you suggest to women who are willing to join Real Estate???

As a women realtor, first of all I would like to bring in notice that because of the RE/MAX , I had made my car-rier in Real Estate Market. RE/MAX gave me rostrum and because of it today I am trusted professionalBroker and today I am proud to be a Realtor just because of RE/MAX for its network, support and training.

I had built up good professional relation with Brokers, Builders and Investors as realtor and which made my identity as a realtor.

I would like to suggest to those women who want to be a realtor that “If you are offered a seat on a rocket ship, don’t ask what seat….just get on”. RE/MAX is one of them which I can say is rocket for me.

Real Estate is the only field in which you can “Learn more, earn more and achieve more”

10 Ways To Beat The Slow Market As A Real Estate Broker

The GDP growth of our country is on the decline and with it growth in real estate sector has taken a setback. Whenever the GDP growth falls below 6%, the real estate market starts crawling. In the present picture where the GDP growth is hovering around 5%, the real estate market is barely moving.

The disposable income of a family takes a blow when the GDP growth is slow, so they do not give top priority to real estate investments. Of course this affects the total sales of primary and secondary real estate.

The brokers are the worst sufferers and bear the bitterest brunt. With a reduction in sales, brokers make fewer transactions. In any transaction, a broker is paid only on successful closing of the deal. So, how do brokers survive when the market is down?

All is not lost and there is certainly a light at the end of the tunnel. Since properties do not sell easily in hard times, the property owners approach the brokers to do the part which they cannot do themselves. So, actually in a contrast of sorts, the demand for a broker builds up when the market is slow.

This demand needs to be taken advantage of and can be done only when there is a process and strategy in place. The bottom line is ‘no money for the broker unless the deal is through’.
