Management Speak:Month of October has been a month of exciting events. We have tried to cover all the important and exciting news in this month’s newsletter to keep you updated.

In October month,many new affiliates have joined and that is again adding to the fact that RE/MAX is biggest success story in real estate history.

Exiting news is that RE/MAX has opened THREE new offices in THREE dif-ferent city. It’s a great news that RE/MAX has enteredinto the city of Navsari by awarding franchise office of RE/MAX to Mr Hardik Naik who has vast knowledge and good experience in the field of real estate. He also has plans to enter city of Surat with another RE/MAX office soon. I would like to wish him and his team all the best and welcome them once again to RE/MAX.

Second office was opened in city of Pune by Mr. Ramesh Shah and Mr. Anil Mehta. I personally visited their office opening and it was a memorable day for all of us. It was an honor to cut the ribbon of their office opening. It is very well branded RE/MAX office with all the amenities. I would like to congratulate both of them and their team for wonderful office and all the best.

Third office was opened in Ahmedabad and with immense pleasure I welcome Broker Owners of RE/MAX KUNVARJI to our network. KUNVARJI GROUP is a blend of rich legacy and above-board business ethics and techno-enabled expertise of over six decades, with an extraordinary investment insight and unfailing instinct assimilating into rock solid trust and unquestioned commitment has joined hands with RE/MAX to provide professional real estate services to their investors.

We have not beengrowing only in terms of number of offices and associates but we now have beautifully designed and good looking offices in all the cities. Few of Our broker owners has gone extra mile to ensure that their office is best in terms of better infrastructure and good design. I would like to congratulate Mr. Harit Parikh and Mr. Nirav Vakharia on moving to their new state of the art office with better facility for agents.

We are giving online training every Wednesday on various real estate topics and I expect people to take 100% benefit of the same.

How is the primary market scenario in Pune?

Builders like Panchshil, Montvert, KoltePatil, Vilas Javdekar and many more have come out with novel ideas on township living, signature homes, private homes, etc. The buildings are engineered and designed to suit Indian weather conditions, spacious, luxurious and to top it, affordable for the investors and real time buyers. Well established builders with a brand are now focussing on high-end luxury offerings at a price which would attract the NRIs and wealthy investors from Delhi, Mumbai and other metros.

Pune has rightfully earned a place in the mind of investor’s as the appreciation of prices has been pretty steady over the years. High end properties are now focussing on offering more spacious rooms, large terraces, multiple car parking slots, com-pletely air-conditioned apartments, 100% power back up. etc.

What changes will Real Estate Regulatory Bill bring and what more changes should be done in this sector?

Real estate regulatory bill will bring in a major change in the construction industry. It will be mandatory for a builder to submit the project details with the completion dates estimated for the project, failing which the developer will be fined for the delay, I think this will bring a lot of transparency in the market. This bill also says that the construction money recovered from the customers has to be kept in a escrow account which will be minimum of 70% of the fund collected, and the developer will not be able to use this money for a other project.

Good developers have been welcoming the Regulatory Bill by the government, as many buyers may now feel more confident about buying a property since their rights will be protected. Though the Regulatory Bill will be a positive step, the extent of effectiveness and the imple-mentation at the state level are possible hindrances going forward. Cost of finance will go up for the developers which will eventually push the property prices but in the long run it will benefit both the consumer and the developer.

This is really a great initiative hope it works well for consumers.

RE/MAX, LLC has sold the master franchise rights for the country of Japan, the world’s third-largest economy. This addition increases the significant RE/MAX presence in Asia, further solidifying the largest global reach of all U.S. real estate franchises.

The newly formed region, RE/MAX Japan, is owned by Generation Group, LLC, which has a leadership team experienced in real es-tate and finance. They are poised to expand the RE/MAX network throughout the island nation of more than 126 million.

The time has come for its emergence into a profession,” says Sam Chopra, chairman, RE/MAX India, a property brokerage operating on the franchise model, present in 35 cities in the country. Chopra adds that in the current climate, enquiries have dropped by almost 75-80 per cent, investor transactions by 40-50 per cent.
