Businesses thrive in the hustle and bustle of prime city locations, but the people within them often need peace and quiet in order to function at their very best.

At Riverside, you get the best of both worlds.

Situated just a few minutes walk away from the main thoroughfare of Deansgate in Manchester, this unique complex of five office buildings offers all the amenities and vibrancy of a prime city centre site, but with unusual additional benefits. Its riverside position and private inner courtyard provide an oasis of tranquillity where extensive planting, timber decking and water features combine to create an ideal place to relax.

With a total of 168,000 sq ft spread across five individual buildings, Riverside offers a scale of office space that is rarely found in the refurbished city centre office market. The large floor plates will allow your business to make the most efficient use of space and Bruntwood’s flexible approach to helping your business expand its premises as it grows, means that your future development needs can be factored in as well.

All in all, Riverside presents a unique property opportunity to help your business to thrive.

A statement location

Riverside has been comprehensively refurbished with over £5m invested in improving the buildings both inside and out. Under the creative guidance of leading design firm, Roger Stephenson Architects, the redevelopment has included two brand new, statement reception entrances and a completely re-landscaped inner courtyard, exclusively for the use of Riverside customers.

Internally, the works have included a full upgrade of the office floor plates, creating impressive office accommodation offering tailored, open-plan suites delivered to a ‘new build’ standard. And all this without the new-build price tag.

Outside the complex, Bruntwood has worked hand in hand with the local authorities to make significant improvements to the buildings’ surroundings. As part of the Irwell River Park scheme, a new landscaped walkway now connects New Bailey Street and Riverside with Trinity Bridge and the Lowry Hotel, creating a new riverside route for pedestrians and cyclists.

Also featured on-site, in front of the New Bailey Street reception, is a statue of Joseph Brotherton, the pioneering industrialist who became one of the city’s most prolific and much-loved MPs.

The five buildings of Riverside have been an iconic architectural feature on the banks of the River Irwell since the early 1970s.

The complex was previously owned by the Manchester Evening News, and the names of the buildings reflect that unique heritage, with four of them named after historic print typefaces; Aldine, Baskerville, Cloister and Delphian. The original architects of Riverside still have a presence on-site as customers of the fifth building within the scheme.

Nick Ducker Partner Gunner Cooke

The boutique law firm Gunner Cooke is one of the many businesses that have chosen Riverside as the right location for their future development.

Gunner Cooke was founded in 2010, with the aim of creating a new partnership approach to corporate private equity. The company’s way of doing business proved so popular that they soon needed to expand from their initial premises in St John Street.

According to partner, Nick Ducker, Riverside presented the perfect solution.

“Riverside really works for us as it’s close to the city centre but still offers great value for money. It’s really easy to get to by car and by rail – for me I just get the train to Salford Central and literally just walk across the road. If I’ve got meetings in the city centre it’s just a short walk across Trinity Bridge and you’re right there.”

On top of that, Nick and the team at Gunner Cooke have been really impressed with the space itself. “It’s a very smart building and the quality of the fit-out is fantastic. Having the impressive outside courtyard really adds to it – it’s nice to walk through and it creates a really good impression when clients come to visit.”

As the company continues to grow, Nick sees Bruntwood’s flexibility as an important factor. “I think we’ll outgrow our current space quite quickly and knowing that we can move into bigger premises either here or in another Bruntwood building is a real plus.”

“ ...it’s close to the city centre but still offers great value for money.”

Unrivalled amenitiesThere’s no shortage of amenities to enjoy at Riverside.

The major retail and leisure destinations of Deansgate and Spinningfields are just a stone’s throw away, with ample opportunities for shopping, eating and drinking. From Carluccios and Wagamama to the acclaimed Mark Addy and Australasia restaurants, there’s no shortage of top-notch places to dine and a brand new on-site Tesco Express provides a handy place to pick up your groceries.

Directly adjacent to Riverside is the 5-star Lowry hotel with its own restaurant and spa facilities, plus the stunning Trinity Bridge spanning the River Irwell provides an easy pedestrian link to Deansgate.

If you’re partial to a spot of culture the People’s History Museum and the Opera House are both across the road. And for those with a fitness bent, there’s a choice of Virgin Active on Deansgate or Pure Gym in Hardman Square where you can hit the treadmill after work, or take advantage of the new Irwell City Park running right alongside Riverside for a lunchtime jog.

Getting hereRiverside currently benefits from a wealth of good transport links, with more to come in the future.

The main Salford Central rail station is right on Riverside’s doorstep and the city’s other main rail stations, Piccadilly and Victoria are both currently within a 10 –15 minute walk. Planned rail infrastructure upgrades, part of the Northern Hub initiative, will only improve this connectivity, as a new viaduct – the Ordsall Chord – will connect Manchester’s three mainline stations for the first time, creating more frequent and faster services to the city from all across the Northern UK.

Riverside is within easy walking distance of Manchester city centre, yet is set just off the city’s inner ring road, making it highly attractive to car users. The generous on-site car parking – a rare amenity compared to other city centre premises – provides spaces on a long or short-term basis as well as on-site public parking for visitors. On-site bicycle storage is available too.
