It’s time for a few Real Estate Reality Checks:In a recent study, 72% of homebuyers and homesellers said they think this is

a good time to buy a home. Here are some real-world reasons for that optimism...

MyCompany

Is this any time to move up to a bigger home?Given the market, when you sell your home, you might get lessthan you would have two years ago. But given the selection andthe prices today, chances are good you might just get a lot ofhouse for the money. For a net gain. So, yes, bigger can be better!

How does our region compare with other parts of the country? This region is economically stable. And it’s still growing. Ours is a

diverse economic base and job growth is expected to continue. This has translated into real estate numbers that are much

less severe than many other American cities and regions.

Should you just “wait out” the real estate market? This is one of those “rear view mirror” questions. We won’t reallyknow whether the market has hit bottom until after it has. If youwait until then, a pent-up demand will have been created. Andyou might have waited too long. So, don’t. Because...

Is this a good time for first-time buyers to buy?Oh, yes! Your selection is huge. Prices are good. You don’t have to worry

about selling another property. And if you have reasonable credit scores, financing is available. First timers, this is your time!

Buying NOW can be a wise decision. Here are three compelling reasons why:

When you see the data, you’ll see exactly

which road to take.

“Let’s buya home

now!”

“Let’s waitfor a strongereconomy!”

1) Your new move-uphome can costsignificantly morein 5 years.

2) Interest rateswill rise asthe economystrengthens.

3) You can buy morehome today withthe same payments.

If yourMove-upHome is worth

$350,000 now andappreciates 2%in 5 years, it will

be worth $386,427

If your CurrentHomeis worth $200,000nowand appreciates2% in 5 years, it willbe worth $220,731

A $300,000mortgage with a 4.5%interest rate = $1,520monthly payment

Amonthlypayment of $1,897at 6.5%meansyou can borrow

$300,000

That samemonthlypayment of $1,897at 4.5%meansyou can borrow

$374,500

That same$300,000

mortgage with a 6.5%interest rate = $1,897monthly payment

Bottom Line: Waiting 5 yearscould cost you $15,696

Bottom Line: At a lower interestrate you can afford that move-up home.

Bottom Line: You’ll save $4,512 a year;$22,560 over 5 years; $45,120 over 10 years;

$135,360 over 30 years

MythWait to sell your current homeuntil the economy is stronger

so it’ll be worth more.

TruthWhile you wait,

your new move-up homewill also increase in value.

MythThe rise of a few interest pointswon’t have a significant effect.

TruthLess than a 2% rise in interestrates means you could pay$4,512 more per yearon a 30-year mortgage.

MythA rise in interest rates does notaffect the kind of move-uphome you can afford to buy.

TruthBuy a move-up home for

$374,500 at 4.5% for the samemonthly payments as a$300,000 home at 6.5%.

Here are several shields against troublein your quest for the home of your dreams...

TheHomefindingProcess

Important ways to protect your interests:

• A written property disclosure statement from the seller will revealany problems with the house and the surrounding area that you needto know about.

• Professional inspections can reveal structural, roof, termite, andother problems with the property that the seller will need to remedy.

• A home warranty can give you peace of mind by providingrepair-or-replace coverage of major home operating systems andappliances.

• A preliminary title report informs you of any problems with theproperty’s title and a policy of title insurance protects your rightsto the property.

• A walk-through before closing will allow you to make sure allrequired work has been taken care of and that the property is readyto become yours.

Discovering the right home should be an exciting event. My goal isto make your home search as stress-free and efficient for you as possible.

Based on my experience, here are some tips to help accomplish that goal...

TheHomefindingProcess

How to look at homes:

• Identifying up-front what is affordable will save time and frustration in the homefinding process. It is important to consider the financing options available andto begin the mortgage pre-approval process as soon as possible.

• From the multitude of properties currently on the market, I will select those thatmost closely meet your unique needs and interests. It is best to preview only a fewhomes at a time.

• We will schedule time to look at homes and neighborhoods. I will arrangeshowing appointments with the sellers or their brokers.

• If the seller or their real estate professional is at the property when we are there,it would be best for you to limit your conversation with them.

• Take a look at the Homefinding Worksheets that follow. They will help evaluateeach property.

• In order to help me find the right home for you, I will ask you to tell me yourthoughts about each property you see — the positives and the negatives. We willcontinue to assess your needs and buying criteria as we go along.

Once you have found the right house, the next step is to make a purchase offerto the seller. It’s a big step. Here are a few considerations we’ll discuss together...

TheHomefindingProcess

Submitting an offer:

• The price the seller is asking may or may not reflect realistic market value.• The best way to determine market value is with a Comparative Market

Analysis (CMA) showing similar properties that sold recently, those thatare currently active on the market and those that failed to sell.

• I will discuss with you an estimate of costs associated with purchasing thisproperty.

• We will review together the status of your loan pre-approval.• We will work together with your loan officer to explain financing options

and help you determine the mortgage plan that best fits your requirements.

• Items of personal property you want included with the house.• Warranty, inspections, repairs or other home enhancements by the seller.• Closing date and possession.

• The seller will have three choices: accept your offer as it is presented; reject itcompletely; or propose adjustments to your offer (make a counteroffer).

• If there is a counteroffer, you can choose whether to accept it or reject it.

We’ll determine the price you want to offer...

We’ll decide on financing...

We’ll consider other issues that are important to you, such as...

Once you have reached agreement with the seller, you have a firm contractto purchase your new home!

I will present your offer.

Onthis day each year, the company closes all its offices and departmentsenabling sales associates and employees to lend a helping hand to ourfellow citizens in need. This allows the company and its 4,500 salesassociates and employees the opportunity to give back to our communities, touch lives, and help theless fortunate. It’s a day that gives us another dimension, and lets us feel good about ourselves, ourcompany and our good work.
