Professionally SpeakingDear Community,As the national real estate
market trends toward a doubledip this year, many buyers areputting the brakes on a homepurchase. Here’s why waitingmay be a bad investment planthat could cost you more in thelong run.Housing prices are at 2003
prices. Nine years of apprecia-tion has vanished. Buyers cancapital on consumer confidencelevel lows and “misery” indexhighs. Sellers are motivated as propertieslanguish on the market. Mortgage rates are at a record low right
now. A proposal by the government, qual-ity residential mortgage (QRM) is stirring de-bate, but if adopted will cost buyers more inmortgage interest. QRM will entice banksto replace government lending and studiesshow it could increase interest rates by 3%.Even a 2% increase will dramatically affectthe affordability of a monthly mortgage pay-ment, raising the monthly payment on a$200K home by $200 a month. Investors are snapping up well priced
home to take advantage high demandrental homes. Military members and others
with homes to sell elsewhere areentering the local rental market.Demand is high for moderatelypriced rentals under $1500 amonth, but our supply of homeshave been inadequate. Rentalamount are on the rise. Housing, even in this tight mar-
ket, has outstripped stock marketperformance. Seasoned home buyers know
that profit is made when a prop-erty purchased, not sold. Now is
the time to purchase a home while the highmotivation of sellers, low interest rates andlarge inventory align themselves in such anextraordinary opportunity for a short time. Pinehurst-Southern Pines Area Associa-
tion of REALTORS® has well qualified andhighly trained Realtor members. Americans still con-sider owning a homeessential to the Ameri-can Dream, andWashington policy-makers would be wiseto keep this in mind inthe coming electionseason. Proof of this state-
ment is evident in aMay 2011 poll con-ducted on behalf ofthe National Associa-tion of Home Buildersby Public OpinionStrategies of Alexan-dria, Va., and LakeResearch Partners of
Washington, D.C. The national poll
reached two thousandlikely voters andasked them abouttheir attitudes regard-ing homeownershipand housing policy. The results could notbe clearer. Despite the ups and
downs of the housingmarket—and whetheror not they currentlyown home— votersoverwhelmingly indi-cated that they placea high value on home-ownership as a core
achievement in theirlives.Of the poll respon-
dents who are currenthome owners, nearlyall of them—95 per-cent—said they arehappy with their deci-sion to own a homeand believe that own-ing their own home isimportant. Almostthree-quarters of re-spondents who do notnow own a home saidit is a goal of theirs toeventually buy one. Equally telling, vot-
ers rated the impor-tance ofhomeownership justas highly as the im-portance of beingsuccessful at their jobor being able to payfor a family member’seducation.“The bottom line is,
even after years ofeconomic turmoil andan unprecedentedand prolonged down-turn in the housingmarket, homeowner-ship is still a central
goal f-r mostAmericans,”saidMeredithSledz,ExecutiveOfficer ofthe MooreCounty HomeBuilders Association.“It’s an undeniablydeep emotional at-tachment that can’t beignored by the politi-cians who are lookingto address budget is-sues by cutting hous-ing incentives in thetax code such as themortgage interest de-duction.” Americans also feel
strongly about the fi-nancial benefits—andchallenges—of home-ownership.Poll respondents
said they consideredowning a home theirbest investment, morethan their retirementsavings program orstock market invest-ments. And 75 per-cent said that owning
a home isworth fac-ing thepotentialups anddownsof the
housingmarket.)
Meanwhile, non-owners identified sav-ing enough money fora down payment andclosing costs as thenumber one barrierkeeping them fromhomeownership, more than job uncer-tainty or concerns thatthe value of theirhome may dropbelow the purchaseprice. Yet exceedingly
stringent mortgagelending requirementscould make that bar-rier even tougher forthe typical Americanfamily to overcome inthe future. For exam-ple, according to esti-mates by both NAHBand the Center for Re-sponsible Lending, it
would take more than12 years for a typicalfamily to save enoughmoney for a 20 per-cent down paymenton a median-pricedsingle-family home. “Lawmakers need to
put themselves in theshoes of the averageAmerican, and seethat excessive downpayment require-ments and a reduc-tion in housing taxincentives will keephomeownership out ofreach for most first-time home buyers andmany middle-classhouseholds,” saidSledz. “This would bea fatal blow to theAmerican Dream formany, many families.” To learn more about

of your home's objec-tionable smell couldbe right under yourfeet. As anyone whohas house-trained apet knows, they don'talways get it right, andsometimes those acci-dents go unnoticedand cause stains to in-evitably set in. To re-move odors of anyage, scrub bare floorswith white vinegar andwater or an odor-neu-tralizing cleaner, and

(ARA) - Home im-provement projectsdon't need to be diffi-cult, and with the righttools and attitude, they can be excitingas you watch yourhouse transform.Summer is the perfecttime to look at yourhome to-do list andget going. Here aresome easy ideas youcan get started ontoday. Outdoors: siding,
deck and doors makea house stand out. Painting the home
exterior, sheds, fences or decks canbe a challenging task. However, doing agood job now willmake your entirehome look great foryears to come. To ensure a good
result, begin by re-moving dirt and otheritems such as leavesfrom the surface to bepainted. Look forareas where paint ischipped or bubbledand remove with awire brush or wide-blade putty knife.Using an electricsander can also behelpful. When painting, use
tools that are madespecifically to helpease and expedite theprocess. The WagnerPower Painters featur-ing EZ Tilt helpstackle a variety ofprojects like paintinga house, shed orfence and producesquality results. Thepaint sprayer appliesa professional gradepaint application. Anyway you look at exte-rior painting, you can'tbeat the coverage, speed and finish youget by spraying. While you already
have all your paintingsupplies out, grab abrush and updatesmall details like thefront door and trim. On a beautiful sunny
day, painting yourhouse can be a joy.Throw a paintingparty and invite yourfriends over to helpout. After the projectis done, eat a nicedinner together toshow your apprecia-tion. Now for the restof the year you have abeautiful house toenjoy, inside and out. Indoors: look at
walls, ceilings and fur-
niture. The first step is to
take a look at the in-side of your homeand analyze whichrooms need a facelift.Look at the walls forchipped or dirty paintand the ceiling forstains. Painting is aneasy and cheap wayto brighten yourhouse fast. When choosing
paint colors, it's bestto look at the furnitureand other pieces inthe home and try tocoordinate appropri-ately. When in doubt, light colors work bestand always brighten aroom. If you are feel-ing daring, thinkabout trying one ofthe deep and beauti-ful colors that arepopular right now inthe color palettes atmany paint compa-nies. Fill in holes and
nicks with putty. Sandand prime thoseareas before painting.Priming helps ensurea professional lookingpaint job that lastslonger so it is worthyour time. After wallshave been primed, it'stime to apply paint. Rollers are the pre-
ferred tool for manypeople because theyapply an even coatand hold a lot ofpaint. If you are paint-ing the ceiling, youwill need a roller withan extended handleto reach the highareas and help relievearm tension. One roller that really
saves you time whenpainting is Wagner'sTurboRoll batterypowered roller. TheTurboRoll holds paintin the handle and eas-
ily reaches 8-foot ceil-ings. One fill of thetube can paint anarea 10 feet by 7 feetin size. It also has"Power Trigger" tech-nology that allows theuser to supply paintdirectly to the roller bysqueezing a triggerso that they don'thave to make re-peated trips to thepaint tray to load upwith paint. This savestime and gets the jobdone fast with an ex-cellent finish. After the paint has
dried, looking at thefloors is the next step.Hard flooring needsto get washed andcarpets should becleaned. Renting acarpet cleaner fromyour local hardwarestore is very economi-cal and provides adeep clean. Get thewhole family to helpout and make clean-ing a fun activity youall participate in. A quick clean and
perhaps reorganiza-tion of furniture, andyou just gave yourhome an easy faceliftfor little cost and not alot of time. Home improvement
and painting yourhouse can be a joy.You can also takepride in the fact thatyou did it yourself. And better yet - yousaved money. Afterthe project is done, invite your friendsover to showcaseyour great accom-plishment. Now forthe rest of the yearyou have a beautifulhouse to enjoy, insideand out.
