Warranties for material and workmanship

Where warranties for materials and/or workmanship arecalled for, the contractor shall obtain a written warranty,addressed to the employer, from the firm supplying thematerials and/or doing the work and shall deliver sameto the principal agent on the certified completion of thecontract. The warranty shall state that workmanship,materials and installation are warranteed for a specifiedperiod from the date of final completion and that anydefects that may arise during the specified period shallbe made good at the expense of the firm supplying thematerials and/or doing the work, upon written notice todo so. The warranty will not be enforced if the work isdamaged by defects in the construction of the buildingin which case the responsibility for replacement shallrest entirely with the contractor

Co-operation of contractor for cost management

It is specifically agreed that the contractor accepts theobligation of assisting the principal agent inimplementing proper cost management. The contractorwill be advised by the principal agent of all costmanagement procedures which will be implemented toensure that the final building cost does not exceed thebudget. The principal agent undertakes to makeavailable to the contractor all budgetary allowances andcost assessments/reports to enable the properprocedure to be implemented and the contractor shallattend all cost plan review and cost managementmeetings. OLD MATERIALS

Old materials from alterations except where described tobe reused or handed over, become the property of theContractor who may allow credit for same whereprovided for in these Bills of Quantities.

Old materials from the alterations except wheredescribed to be reused or handed over, as well as oldrubbish, etc. must regularly be carted from the site andnot be allowed to accumulate on or around the site.

None of the old materials are to be used for new workexcept where specifically described as set aside for re-use. Where certain materials or articles from alterationsare described as to be "handed over" to theRepresentative/Agent, such material or articles shall beproperly stored by the Contractor, until handing overthereof.

The Contractor shall obtain an official receipt listing thematerials or articles and dates of handing over. If theContractor fails to submit the receipt when requested todo so it shall be deemed that the materials or articlesare still in his possession and he will be held liable tothe University for the full replacement value thereofwhich amount will be deducted from any monies due tothe Contractor.

EXISTING BUILDINGS

The existing buildings will be in use and occupied duringthe progress of the contract and the Contractor will berequired to carry out the works in such a manner as willleast interfere with the occupants and with the minimumdisturbance.

Contractors are also to note that due to the buildingsbeing occupied the repairs and renovations works willbe required to be executed in a specific order as will bedetermined by the Representative/Agent in conjunctionwith the University Authorities

MAKING GOOD DAMAGED WORK

The Contractor shall make good in all existing trades toexisting work where damaged or disturbed through thealterations with all necessary new materials to matchexisting

NOTE:

a. All the roof trusses to be at average 1177mm centresand constructed for a 15 degrees pitch unless otherwisestated

b. All the roof trusses to be designed and constructedwith softwood structural timber to include for live loads,wind loadsand to take corrugated roof covering, purlinsand fibre cement or gypsum plasterboard ceilings withbrandering. Each roof truss shall have all its membersaccurately cut and close butted together and rigidly fixedby CSIR approved patented galvanized metal spikedconnectors, fixed on both sides of each intersection byan approved method, all in accordance with themanufacturer's instructions.

c. Unless otherwise described all rafter feet are toextend 770mm beyond the length of the tie beam, withends twice splay cut

e. The tenderer's attention is drawn to the fact that thedetail drawings included at the back of these Bills ofQuantities only represents the overall size and bearingpoints of the trusses and not the required design.
