FIRE SEASON & CZ MASTER DEFENSIBLE SPACE As many of you know, California is currently experiencing one of its worst droughts in recorded history. Due to a lack of moisture in the air and ground, vegetaon throughout the state is highly suscepble to wildfires, evident by the large fires California is currently baling in the north of the state like the Caldor and Dixie fires. Because of this, and CZ Masters geographic locaon to the Cleveland Naonal Forest, the Board of Directors and Management, in conjuncon with the Orange County Fire Authority, have made 2021 a priority to increase the amount of defensible space throughout the Associaon. As many of you have seen while out in the community, this involves removing large swaths of plant material, such as Acacia, from slopes and other common areas the Orange County Fire Authority (OCFA) has deemed hazardous to homes and structures. This enormous undertaking is scheduled to be com- pleted by the end of September, just prior to the beginning of the Santa Ana wind season which usually starts in October. The Santa Anas are hot, dry winds that funnel into Southern California from the high desert sending temperatures soaring well before the region has received any rain and when wildfire risk is at its peak. While the Associaon is taking the appropriate steps to migate fire in the Community, CZ Master also recommends individual homeowners plan in advance to protect themselves and their prop- erty. Cal Fire has an extensive website with free resources including a free app to assist with things like creang an emergency plan and building an appropriate emergency supply kit for your household. We highly encourage you to visit Cal Fire's "Wildfire is Coming...Are You Ready" website by clicking here. September 2021 CZ Master Newsletter Budget Process Underway The Board of Directors has begun work on the CZ Master Association Annual Budget for 2022. It is a process that requires a combined effort of Board Members and Management, as well as Committee Members. It is a responsibility that your Board of Directors takes very seriously and is an important element for the successful management of our community.

The Association dues that we all pay every month go toward both the operating budget that pays for the monthly ongoing expenses such as landscape maintenance, access control, and insurance; and the reserve budget, which is an accumulation of funds over time to pay for the maintenance, repair and replacement of major capital improvements such as playground equipment, fencing, streets, trees, landscape plant material and the gatehouses.

Building a budget that addresses the needs of a community with a membership of 3,474 homeowners, 4 gated entrances, over 50 miles of private roads and sidewalks, 7 miles of bridle trails, 7.6 miles of open space trails, 12 parks and tot lots can seem a bit overwhelming but over the years a process has been developed and has proven to be very effective. You can be assured that the Board is fully engaged in the development of this Budget and will review and discuss it thoroughly before it is approved and submitted for implementation. Observe the Speed Limit/Drive Safely Once again, we remind all homeowners, their families, guests and service personnel to observe and obey the speed limit in Coto de Caza. Keep yourself and your neighbors safe. The California Highway Patrol (CHP) patrols our streets for proactive vehicle enforcement and will cite violators! ***********************************Important Reminder***************************************** Electric and motorized bicycles, scooters, and golf carts may not be operated on any CZ Master common area sidewalks, trails, paths, landscaped areas, or other portions of the common area. If observed, please report the violation by calling 949.254.1785. Please do not take any action on your own. Let the professionals handle the matter. Bike Riding Safety Rules All bicycle riders using common area streets must ride in single-file fashion (i.e., no side-by-side riding is permitted), ride with traffic on the far-right side of the lane (while keeping a safe distance from the curb) and must obey all Association and Vehicle Code driving rules and regulations applicable to motorists (for example, but without limitation, stopping at stop signs and obeying speed limits). The purpose of these rules is to promote safety for bicycle riders, pedestrians, and motorists alike. CZ Master Association does not provide Personal Security Protection The Association is not responsible for and does not provide any protection for the personal security of members, residents, tenants, guests, or their property. If any suspicious or criminal activity is observed, the Orange County Sheriff should be contacted immediately. Although the Association employs a patrol service, the duties of this service are limited to enforcing the Association’s parking rules and regulations and only receiving reports of violations of the Association’s governing documents. The patrol service does not provide any “security services” to protect members, residents, tenants, guests, or their property. On behalf of the CZ Master Association Board of Directors,
