When it gets dark, grab some flashlights, the kids, the dogs and some neighbors and take a walk around your neighborhood. See who else is out and about! If we learn to recognize each other, our ve-hicles, pets and children it becomes easier to recog-nize someone who doesn’t belong. Let’s show the world our neighborhood spirit and have some fun! Get together with your neighbors and come outside. Submit your pictures to be posted on the Oak Creek Village website and in our newsletter!

A while back some members of your OCV Garden Club noticed how ragged the American Flag in front of the clubhouse had be-come. They decided to present the subdivision with a new flag. Carol Barziza discovered that she could

order a flag that actually had flown over our Capi-tol in Washington...and she did it for the Garden Club! We have chosen the bed at the clubhouse entrance and the beauti-ful flag as our Yard of the Month for September.

OCV has a heavy trash pick up day EVERY Friday. On Fridays, J&S does not have as much trash to pick up as on Tuesdays so that is when they will pick up “one” heavy trash type item like bundled up tree branches, refrigerators, stoves, hot water heaters, dishwashers, etc. If a homeowner has multiple heavy trash type items, the homeowner will need to spread them out over multiple Fridays or a special fee can be paid to have multiple heavy items all picked up on a single Friday.

OCV President’s LetterDear Friends and Neighbors,

Please mark October 13th on your calendar. That is the date of the next Board meeting, and we are going to have a guest, or maybe two. Precinct 4 has agreed to send a representative to our meeting to explain the various services that the Precinct offers and to answer questions. Lou thought it up and it ought to be interesting. Please come. Another interesting item in this month’s newsletter is the form for requesting an OK to make improvements to the exterior of your home. Please cut it out or copy it for future reference. It will also appear on our new website. Speaking of websites, ours is not up as I write this, but we hope it will be by the time you read this. Please check it out and let us know if you have any ideas to make it better, or if you see something that needs to be changed. We thank Nick Fava for bringing to our attention the fact that it needed a remake, and I have begun getting calls from people and real estate agents from out of town, who had looked at our site, so it was really time to spiff up our image. In case there is any confusion about contact info for our new accountant, here is a new address and his cell phone.

He is in the process of moving to a new office, so that is the reason for the change. Last, this month, I want to clear up a little confusion. Lou and I told you that Carole Barziza had paid for the new flag. That is not true. It was my error, because I didn’t get the whole story. True, Carol ordered the flag and paid for it, but, the Garden Club reimbursed her. Hope that clears that up. Really last, in case you hadn’t noticed, Lou Bernard has taken over the day-to-day enforcing of the deed restrictions. Y’all better watch out ‘cuz she is determined and relentless. She said it’s ok if I call her the deed restriction Nazi. I hope to see you at the meeting, October 13th!

Garage Safety Tips• Make sure that the garage door opener con-

trol button is out of reach of small children so that they do not play with the controls.• Consult the owner’s manual and learn how to use the garage

door’s emergency release feature. This can be important in case of a power outage or other emergency.

• Visually inspect the garage door each month. Look at springs, cables, rollers and pulleys for signs of wear. Do not attempt to remove, adjust or repair these parts or anything attached to them. A trained door repairman must make adjustments to these parts, which are under high tension.

• Never place fingers between door sections and explain the dangers to children. If you have small children, consider a door with panels that can’t pinch. Avoid cables, springs, and riding or playing on a moving door.

• While on vacation, unplug the garage door opener unit or use a vacation lock console security switch, which renders re-motes unusable and is an optional accessory to most openers.

• Never leave the remote control in the car or with a parking attendant. Consider using a key chain remote and always lock the entry to the inside of your home - especially if your opener is programmed to your vehicle. It is a small inconve-nience for safety and security.

Oak Creek Village Garden Club

At 8:00 a.m. SHARP on the morning of Tuesday, September 22nd, the Precinct 4 bus will depart from the Oak Creek Vil-lage clubhouse filled with members and friends of the OCV Garden Club on its way to Burton, Texas. There they will tour the Burton Cotton Gin, a ‘blast from the past’ that still works! Weather permitting, we will get to see it in action. Most of the Garden Club members have never seen a cotton gin...let alone watched one work. After our history lesson, we will head for Carmine and the JW Steakhouse for lunch. It comes highly recommended. Won’t you join us for this trip?

Be Water-Wise: save Water - save Money. Waste Water – Waste Money.ALTHOUGH THERE HAS BEEN GREAT IMPROVEMENT, many of our fellow Texans are still being affected by drought conditions. Of the 4,632 public water supply systems in Texas, currently 1,120 (almost 1 in 4) have implemented voluntary or mandatory water usage restric-tions. Because of high usage and production 412 of these systems have implemented voluntary water usage restric-tions. For the same reasons, but evidently more likely to face water supply problems, 708 systems have implement-ed mandatory water usage restrictions. Most of these sys-tems are in the south central and northeast sections of the state but the Gulf coast has not escaped. Most systems on the Gulf Coast have not felt the necessity of placing restric-tion in place. But quite a few of them on the eastern Gulf coast have put in place either voluntary or mandatory water usage restrictions. Regardless of where we live in THE GREAT STATE OF TEXAS, please remember that willful waste makes woeful want. Water should never be “willfully wasted” or, for that matter, wasted at all. Use it - but with thankfulness and care.

Board of direCtors meeting minutes

AUGUST 11, 2015

The meeting was called to order at 7:40 p.m. by President Sharon Kuester. Board members present were Sharon, Jon Whisler, Lloyd Bratton, AJ Salinas and Lou Bernard. Residents attending were Marilyn Bogle and Bill Taylor.

Secretary, Meri Lou Fry, read the minutes of the July meeting which were approved with a correction regarding the handling of deputies who would be absent from duty in Oak Creek due to sickness or vacation leave. Their replacements will be handled by officers at the station.

REPORTSTreasury - Written reports read and approved. Jon also reported that our new website was in the process of being tested.

Security - Lloyd discussed the Sheriff’s report mentioning some ongoing investigations and, as always, requesting vigilance of residents. Often our best security is a ‘good neighbor’ with a watchful eye.

Architectural Control - Our new Vice President and Architectural Control director had no report this month. If you are planning some changes to the outside of your home, paint-ing, roofing, additions, etc.. please check with our Architectural Control Director, AJ Salinas, to be sure you are in compliance with Oak Creek Village’s rules and regulations. Call AJ at 281-444-1292 before you start...and be sure!

Deed Restrictions - Lou is still ganging up on Deed Restrictions’ violat-ers. She has a new project. If you do NOT have your address clearly painted on your curb, look for a letter from Ms. Bernard. You may be pleasantly surprised.

deed restriCtion report

Congratulations to most of our residents for putting forth the hard work for taking care of your home. We only ask that our residents put forth a little effort to abide by the deed restrictions and to keep your property in good condition. This means take time to sweep front porches, clean front doors, wash windows, repair rotten boards, yards trimmed and mowed, bushes and trees trimmed, pine needles removed from yard, roof, driveway and walkways, yard art limited to 5 pieces, all others can be displayed in back yard. Trash cans removed from street after emptied by trash service. Residents, whether you own or rent, you will be amazed how great your property will look with very little work and how much your neighbors, visitors and the HOA will appreciate your efforts. Pride of ownership and/or a nice place to live makes all your efforts worthwhile. I had a resident remind me that he has invested a great deal of money on his home and questioned me about a deed restriction that he was in violation of. We want to remind each resident that the members of our HOA are working hard so that residents who have invested money on their property will benefit from their investment. We only ask that each resident comply by the deed restrictions and architectural control guide-lines and keep your maintenance fees paid so that everyone’s investment is well spent on their home in a neighborhood that has an HOA that cares. Please be reminded that no cars are to be parked on the grass, only in driveways, garages or in front of homes if necessary. If a car stays parked on the grass for a long period of time, the Sheriff can have it tagged and removed. A state law in Texas was just passed that Home Owner Asso-ciations are now only required to send one letter to a resident who is not in compliance of deed restrictions, giving them ten (10) days to take care of the violations. After the ten days and the violations have not been taken care of, the HOA will con-tact our attorney for further action, at the expense of the home owner. Our HOA effective immediately will honor this law and put it into effect. If a resident receives a letter from the HOA, please be reminded of our responsibility to follow this new law. We only hope that in the near future, no letters will need to be sent to any of our residents. There is a new director in town and I am dedicated and pas-sionate about our Village and only want the best for all of us as to one of the most important investments most of us make in our lifetime - a home. Thank you for you continued support and efforts.

Balance SheetThe June 30, 2015 balance sheet shows $630,088 in the bank.

Statement of Revenue & Expense For June 2015, revenue was above budget by $1,835 primarily due to higher Misc. Income receipts. Expenses were below budget by $3,965 with the savings being mainly in Insurance and legal fee expense lines due to timing of the payments this year.

Transaction reportWe had our normal operating expenses in the month of June.

Additional Notes:We have hired a new accountant in July this year to do the books and records for OCV. Brian Desilets, of Deep Waters Bookkeeping, LLC has taken over for Nelson Jones who has been the bookkeeper for many years and chosen to retire in July. You can reach Brian at the follow-ing office number 832-813-0024.

How to Participate• No prior rappelling experience is required. • Must be 18 or older and weigh between 110-300 lbs. • SWAT officers and Over the Edge rope experts will train and assist

you with your rappel. • A personal fundraising web page will be provided to you or your

company where friends and family can securely donate to your rap-pel. Funds raised will be used to provide year-round sports training and competition for Special Olympics Texas athletes in your area.
