SGI

Our office in Sofia serves as a centre for operating in the Balkans, Eastern Europe and further afield. The office is a fusion of two local practices and Stephen George International. The combining of expertise is seen as a logical progression for the company and of huge benefit to our clients.

The office has experience in many architectural sectors including masterplanning, industrial, residential, retail, refurbishment and interiors. The team has considerable sustainability expertise and offers BREEAM Assessments and consultancy as part of the full architectural package. Our skills include production of marketing material, computer visualisations and graphic design.

ILDG

In 2015 SGP were invited to collaborate in a multidisciplinary consultancy supporting the global logistics industry. The new group will advise on all aspects of the funding, design and procurement of sustainable large scale distribution buildings for the logistics industry in the international market. Known as the International Logistics Design Group (ILDG) they specialise in masterplanning, design, funding, procurement, engineering, branding and sustainable business, innovation and development in logistics.

ILDG is a joint venture between SGP, KTA and Roseneath and its first project is in Moscow for Russian Developer Radius Group and for the French DIY chain Leroy Merlin.

In 2012 Stephen George + Partners committed to the implementation of Building Information Modelling (BIM) throughout all of our offices.

An appraisal of software platforms was undertaken which concluded that Autodesk Revit would enable us to make the transition from CAD drafting most effectively. To this end we have made considerable investment in training, computer hardware and software upgrades. We appointed a BIM manager in 2013 and a training timetable was set to enable all technical staff to be capable of operating within the Common Data Environment by 2017.

This journey was initially assisted by The University of Wolverhampton and Autodesk reseller Excitech. We are now well on the way to achieving our own deadline and have executed projects to “Level Two” maturity in advance of the UK Government’s deadline for construction works within their own estate to be compliant by 2016.

We have produced Federated Building Information Models for a number of projects in the distribution sector including buildings for Goodman, Prologis, Dubai Ports World and St. Modwen. These models are at varying stages of development from inception through to completion. We have taken two projects to COBie data output.

Federated models have allowed much greater co-ordination with Structural, Mechanical and Electrical designers, allowing early identification of conflicts and thorough implementation of changes especially on complex or fast track projects.

The illustration opposite shows a part skeletal graphic extracted from the model of the completed Common User Facility at London Gateway. We are in the process of delivering as-built drawings, data and models for our subsequent distribution project on this site.

We now routinely deliver projects entirely with Revit and have a BIM Delivery Protocol in place to establish and coordinate deliverables. Current projects include Retail, Residential and Distribution. Our generic component library is growing and modelling methods are developing to improve scheduling and data output capabilities. Manufacturers’ data and Contractors’ expertise continue to develop providing further benefits.

The increasing expertise developing across the whole supply chain is paying real dividends and the development of BIM and Facilities Management beyond the Government Requirements will provide further improvements across the whole supply chain.

Ian YallopPartnerLeicester, UK

Ian joined Stephen George + Partners in 1993 and became a Partner in 2004. Ian is responsible for a team of architects and technicians in our Leicester office.

Whilst experienced in most sectors, Ian is primarily responsible for our commercial and masterplanning projects. Ian’s team have considerable experience in designing and delivering complex schemes ranging from small office buildings to large regional business parks and UK headquarters buildings. A large number of these schemes have involved complex brownfield sites with onerous physical, ecological and phasing constraints.

Developing innovative, deliverable strategies is a key element of Ian’s work, along with the co-ordination of the wider design team to ensure that projects meet the client’s budgetary and design aspirations, which is one of Ian’s key skills.

John MorfeyPartnerLeicester, UK

John graduated from Sheffield University with a distinction in design in 1977. He joined Stephen George + Partners the following year, leaving briefly for a short spell as Team Leader at Dorset County Council.

John has worked on a wide variety of projects, including education, housing, commercial and public buildings, and is responsible for a committed team of architects and technicians. Several of his projects across the sectors have been the result of winning local and national design competitions, and many have gone on to win design awards.

John has a lifelong interest in sustainable architecture. He worked on the EU-sponsored project to design, build and monitor passive solar houses, instigated the practice’s Sustainability Steering Group and delivers an annual lecture on Sustainable Architecture at Loughborough University.

Teo joined Stephen George + Partners in 2006 and has worked on a variety of projects, including residential, leisure, industrial and commercial, ranging in value from £0.5 million to £30 million.

In 2006, Teo relocated from London, where he gained invaluable experience working on a range of projects, particularly office and residential developments, urban regeneration, urban design and masterplanning.

He is responsible for the design and delivery of projects from inception through to completion.

Our main objective is to maximise the efficient, effective and economic use of land and buildings, whilst avoiding the unnecessary use of scarce resources. We work closely with clients, suppliers and stakeholders to ensure that each proposal is sensitive to the locality and provides a positive and viable framework for development.

We have an in-house quality management system which ensures that projects are managed efficiently and effectively to meet the desired end result for all parties concerned. Our expertise includes the marketing of a site and presentations to clients and building occupiers. In addition, we can supply CDM planning supervision, access auditing, project management, production information, computer visualisation and graphic design skills.

A development of regional and national importance

Stephen George + Partners’ vision has ensured this is a flagship project. The design of the buildings complement the prominent location of the site and have created a development of regional and national importance. Our intelligent and holistic masterplan allows buildings to relate to each other and their surroundings. This approach, together with the implementation of a bold and distinctive landscape scheme, creates a strong identity and sense of place.

The Bridge is an exemplary mixed-use development which forms part of the Thames Gateway and fulfils the government’s vision to “kick-start the process of turning Europe’s largest collection of brownfield sites into living, breathing communities where people are proud to belong”.

The 100 ha (264 acre) site includes 176,000 sqm (1.89 million sqft) of commercial space and 1,500 homes, in addition to leisure facilities, a shopping centre and primary school and an Innovation Centre for start up businesses.

Our designs integrate the mixed-use elements and minimise dependency on the private car. Fastrack, a pioneering bus system, links The Bridge with Dartford, Gravesend and the Bluewater shopping and leisure complex. Its buses run on a dedicated route that avoids local traffic and includes a new bridge over the M25.

Following a competition, Stephen George + Partners was appointed masterplan architect for this comprehensive 47 ha (116 acre) business park. The scheme consists of 74,320 sqm (800,000 sqft) of high quality offices in a countryside setting.

The integration of the built form into the existing and new landscape was an overriding consideration in our design concept. This, linked with a comprehensive programme of on and off site infrastructure works, has created a development of distinctive character and quality.

A cohesive and coherent masterplan strategy

Set in 41 ha (101 acres) of new countryside park, Blythe Valley consists of 111,480 sqm (1.2 million sqft) of high quality office and R&D development served by £25m of enabling infrastructure including a new landmark bridge over the M42.

Working within tight physical and ecological constraints, a cohesive and coherent masterplan strategy has been achieved which integrates the development fully into the context of the surrounding area, creating a high quality business park of regional and national significance. Environmental responsibilities have been fully addressed to embrace the principles of sustainable development, to meet Government aspirations.

Office developments, health and fitness facilities, childcare day nursery, security control office and other recreational facilities have been included within the masterplan strategy to provide a fully serviced business park, encouraging the development of a business community.

Pegasus Business Park, East Midlands AirportLeicestershire

Stephen George + Partners was appointed to evaluate the existing masterplan for Pegasus Business Park, to implement changes and carry the scheme forward to completion over an eight year period.

The 24 ha (60 acre) site, adjacent to the M1 and East Midlands Airport, has a capacity for 65,000 sqm (700,000 sqft) of B1 and hotel use. The development has involved extensive on and off site infrastructure, including services, drainage, road creation and plateauing.

Working closely with all disciplines within the design team, a coherent and cohesive masterplan strategy has been developed, creating a high quality business park capable of attracting inward investment and corporate relocations.

To make maximum impact the landscaping was seen as a key component. The concept was to create a strong linear landscape feature of purple and yellow maples planted formally down the spine road.

The new headquarters employs pure sculptural geometric forms and extensive use of glazed elements, allowing the penetration of natural light directly into the entrance plaza. Motorised external blinds reduce the glare and are controlled by external sensors that respond to the path of the sun. The plaza forms the base of a spine that runs through the building, leading through to a winter garden.

A strong north south axis stretches from the headquarters, through the heart of the central commercial core, to a key multistorey development at the northern end of the site. It is hoped that the development of this scheme will help the regeneration of the surrounding areas and bring a positive new energy to the local community.

Stephen George + Partners was delighted to be appointed masterplan architect for the redevelopment of Peugeot Citroën’s operations in Coventry. This extensive 35 ha (85 acre) site will become the hub of what is hoped will be a catalyst for change along the important east west link through Coventry city.

The new Peugeot Citroën facilities are landmarks for the area and include a 12,450 sqm (134,000 sqft) headquarters, 5,575 sqm (60,000 sqft) technical and service training centre and 2.44 ha (6.2 acre) sports facility, including pitches and gymnasium.

A dynamic new village in the West Midlands

Dickens Heath is a vital and vibrant community. Its unique waterside development is linked with other residential zones through a sequence of static and dynamic urban spaces and pedestrian routes.

To maximise the diversity of the village, a wide range of mixed uses and activities have been accommodated, creating an environment of genuine quality and durability.

Stephen George + Partners was proud to be appointed masterplan architect for Dickens Heath, a dynamic new village in the West Midlands. Our task was to integrate 8,640 sqm (93,000 sqft) of retail and commercial development alongside 462 dwellings.

The design of the residential element addresses a wide range of social needs, from studio apartments to large town houses. These form individual environments with distinct character to encourage community life.

A model of sustainable urban development

This includes 600 new dwellings, 17,000 sqm (182,990 sqft) of industrial space (including the relocation of the remaining factories on site), community facilities and a training centre. Energy efficient design was stipulated at all stages and includes one of the largest biomass district heating systems in the UK. The site will achieve an overall CO2 saving of 30 per cent.

To integrate the new development into the adjacent communities of Dursley and Cam, a comprehensive network of footpaths and cycleways trace the valley floor. These create a linear route along the River Cam, which has been opened up for amenity and ecological value.

In 2002, Stephen George + Partners was appointed masterplan architect for a new Sustainable Urban Community in Dursley, Gloucestershire. The 37.5 ha (96 acre) brownfield site formerly belonged to the industrial engine manufacturer Lister Petter and was the subject of a joint venture between the South West Regional Development Agency and St Modwen Properties Ltd.

Taking on board the aims and objectives of SWERDA’s team, our design transformed the steep valley brownfield site into a model of sustainable urban development.

Waterfront City, LiverpoolMerseyside

Stephen George + Partners won Mersey Docks Harbour Board competition to masterplan a major, mixed-use urban village in Liverpool’s Victoria Docks.

This is part of a World Heritage Site which includes the famous Liver Building. Parking proved to be a major issue in this high-density urban area. We came up with an ingenious solution. Our plans

involved draining the old dock, concealing a multi-storey car park in its depths and then forming a shallow lid of water over the car park to retain the appearance of the original dock.

This innovative design included plans for buildings - hotels and a casino - appearing to rise up out of the docks.

Weston Otmoor, BicesterOxfordshire

Weston Otmoor near Bicester was one of the successful entrants for the Government’s Eco-Towns programme. Stephen George + Partners masterplanned the site as part of the development consortium.

Macrobiotic power generation is proposed for the new community, which will be linked to greenhouse horticulture. A by-product of the process is organic fertiliser which can then be used to provide nutriment for a market garden enterprise.

Materials should be naturally renewable and as far as possible should be locally sourced to reduce the energy input relating to their transport.

Energy efficiency in both the design and construction of the development at every level will be maximised. Material resources and their carbon footprint will be calculated to establish as near a zero carbon footprint as is realistic

have ensured the village centre, housing and industrial zones are easily accessible, but protected from motorway noise by structural embankment planting.

Strong landscaping boundaries provide screening for the residential development from the industrial units and tree-lined access roads provide a striking visual impact on entering the site.

The design brief called for a new community encompassing residential and commercial development, including retail, recreation, community and education facilities. The site, adjacent to Junction 15 of the M1, occupies 40 ha (99 acres) of land for mixed housing and 30 ha (74 acres) for employment, interlinked with country parks and greenways.

Redevelopment of the 243 hectare brownfield site

Development will be controlled through a series of sub-area masterplans and design codes to ensure that the aspirations of the developers, St Modwen Developments Ltd, and the local authority are met.

The development was granted outline planning consent in 2008 with infrastructure works commencing in 2009.

In 2005, Stephen George + Partners was appointed to masterplan part of the Corus steelworks in Llanwern to form a major part of Newport’s eastern urban expansion.

The comprehensive redevelopment of the 243 ha (600 acre) brownfield site will create a new community called Glan Llyn containing 4,000 new houses, a district centre, two primary schools, community facilities and 186,000 sqm (2 million sqft) of commercial space. The new community will be developed around a series of three new lakes and extensive parkland. A series of greenways spread out into the adjacent residential development zones creating linear wetland parks which, in addition to their SUDS function, create an extensive network of cycle and pedestrian routes.
