Feature Six Senses Phuket Raceweek 2011

While the top professional sailors in the world were gearing up for the fi rst Act of the 34th America's Cup, Asia's best were in Phuket for the eighth Six Senses Phuket Raceweek. A four-day regatta off Phuket's East Coast, Six Senses Phuket Raceweek has become known for great sailing, professional on-water management and the best shoreside social scene bar none. The regatta was recently recognised as 'Best Asian Regatta Of The Year' at the 2011 Asia Boating Awards.

The 2011 Six Senses Phuket Raceweek kicked off the 2011/12 Asian Yachting Grand Prix circuit and with a new point system and broader range of boat participation, it proved to be an opportunity for boats to get a jump on their competition.

The regatta's consistent good winds brings sailors back year-after-year and word has spread, with participants coming from far and wide to take part. Double-Olympic gold-medal winner Shirley Robertson made an appearance in 2010 while this year the Regatta welcomed record-breaking round-the-world yachtswoman Dee Caff ari who crewed on Six Senses Niña, and Paul Larsen, who with the Vestas SailRocket is attempting to set the ‘Outright World Speed Sailing Record’ and skippered DaVinci in the Regatta.

The Regatta's consistent good winds brings sailors back year-on-year and word has spread, now attracting the best in the region and beyond.

A winning formula:the award-winning

Six Senses Phuket Raceweek“This is my fi rst time in Phuket, fi rst time in Thailand and fi rst time in Asia. And I'm loving it,” commented Dee Caff ari.

“I'm loving the regatta, it's a really good atmosphere. It's great to see so many boats on the water. The sailors are happy, the resort is beautiful. We're getting in some great sailing and I’m enjoying the sight seeing as we sail around the islands.”

True to form, the 2011 Six Senses Phuket Raceweek served up a mixed bag of challenging conditions that would test the skills of any sailor worldwide. Wind, rain, storms, lumpy and fl at seas, white caps and shifting winds, all ensured participants remained on their toes throughout.

The 'Grand Prix' IRC Racing Class proved to be competitive throughout the fl eet. Local crews were joined by Jing Jing from Hong Kong, Team

Premier – chartered by Neil Pryde – from Hong Kong, and the new Ker 40 in her fi rst Asian Regatta, KukuKERchu, from Singapore. While Team Premier took the overall class win, the points disguised how close the racing really was, with Pryde winning by less than a minute on corrected time on a number of occasions, and fi ve out of the eight-strong class scoring podium fi nishes during the series. In the end, Team Premier won IRC Racing from Jing Jing and Katsu, in second and third respectively.

In the IRC 2 class, the 1976 Sydney-Hobart race winner Piccolo showed no signs of her age, shaking off challenges from the rest of the class and winning fi ve out of eight to be clear series class winner. A tough battle for second and third places saw team Royal Thai Navy 4 pip Team Sea Bees to second.

The boats in IRC 3 class enjoyed a variety of short and longer passage races, testing the crew work over six races. The podium places came down to the last race resulting in a tie-score for second with Linda winning on countback from Dreamtime in third. Overall class win went to Phuket sailing stalwart Jim Ellis skippering Remington.

The multihulls attended in number with 11 in total taking part, split into the one-design Firefl y 850 Sport and Multihull Racing classes. In the Phuket-built Firefl y class, the title went down to the last race of the series with Team Land and Houses taking a win and the overall series from Voodoo who put in their worst performance in the last race fi nishing fourth. Voodoo, however, managed to hold on to second overall from Twin Sharks in third.

Multihull Racing had amongst the fl eet two sailing 'celebrities' – Dee Caff ari on Six Senses Niña and Paul Larsen on DaVinci. Dee Caff ari, famous for being the fi rst woman to have sailed single-handed and non-stop around the world in both directions, and the only woman to have sailed non-stop around the world three times, was learning the ropes on multihulls as her 'day job' is racing monohulls.

“I'm loving the regatta, it's a really good atmosphere. It's great to see so many boats on the water. The sailors are happy, the resort is beautiful.” Dee Caff ari, round-the-world yachtswoman.

Said Dee Caff ari, “I'll be doing the Fastnet this summer. I'll be doing the 600 mile race on a trimaran, so Phuket Raceweek on a catamaran for me is a good warm up.”

A learning curve it was, with Six Senses Niña making the podium only once and fi nishing fourth in the series overall. Paul Larsen and his crew fared better with a second overall behind the impressive sailing of local boat Sidewinder, with Miss Saigon in third.

Six Senses Phuket Raceweek has actively supported classic yacht racing in the region and again this year attracted some stunning examples of a bygone era. At over 100 years old, Seraph, a former North Sea trawler and oldest boat in the38-strong fl eet, put on her majestic best show on-the-water for participants and spectators alike, only to lose out after four races to another bygone beauty, Idiom.

Famed for its shoreside social scene, the exclusive Evason Phuket & Bon Island resort, part of the Six Senses group, provided the perfect host venue. Two mid-regatta afternoon parties proved popular après-race gatherings, and were complemented by the spectacular Mount Gay Rum Opening Party, an off site party at the famous DaVinci restaurant and the Gala Closing Party which saw the fi nest and fi ttest dancing til the early hours of Monday morning.

Six Senses Phuket Raceweek turned on the glam on and off the water – professional on-water management, an onshore venue second-to-none, lavish parties, and challenging sailing conditions in some of the most scenic sailing grounds around, made for one of the best in the regatta's eight years and goes to further underline the Six Senses Phuket Raceweek’s position as 'Asia's Best Regatta'.

The Siam Supper Club International

The Siam Supper Club is defi nitely an icon!! It screams the word. There are few places in the world that provoke such a sense of time and place.

The venue is a long bar and grill that has become synonymous with the cool of a bygone age still leaving it's sophisticated imprint. It's cool... in the same way scotch on the rocks is cool. Beautiful... no glorious jazz fi lling the few empty spaces. One of the most interesting collections of sepia black and whites remain true to this same time and place.

Feature:

A question frequently posed to foreign volunteers helping the Tourist Police Division of the Royal Thai Police in Phuket. The volunteer team currently comprises 40 foreign volunteers from 20 countries. Their language capability covers all the European languages, including Russian, most of the Indian sub-continent languages and more recently Arabic. The group includes some Thai nationals, and many of the foreign volunteers have Thai language skills, varying from fl uencey to 'nit noi'.

What do we do? Well, we handle many diff erent scenarios involving tourists. Everyday brings something diff erent, missing persons: assault, theft, help with completing police reports, accidents, people forgetting where they're staying, domestic disputes and of course the famous jet ski disputes. We have Tourist Assistant Centres at the Tourist Police Headquarters in Yarowat Road, Phuket Town; at Thaweewong (Beach) Road in Patong and the recently opened Centre at Chalong Circle. The HQ is open 24 hours, seven days a week while centres are open daily Monday to Saturday from 10:00am to 3:30pm. Out of centres' offi ce hours, all it takes is a call to the 24-hour emergency response line 1155.

We also help when dealing with local authorities, including the regular police, assisting with 'negotiations'. We can assist with disputes for repair costs after a rented vehicle is damaged, or between tourists and retailers or accommodation owners or travel agents, although this type of case usually requires the intervention of an offi cer of the regular Thai Tourist Police. We're also sometimes the fi rst responder providing fi rst aid to injured people, and we help people to get in contact with their embassies or consular offi cials.

Perhaps our most visible activity is the evening patrols in Soi Bangla and adjacent streets in Patong. Our presence there off ers reassurance to holiday-makers and we can often defuse situations that could have turned nasty.

Our members come from many diff erent backgrounds but all are commited to community service. Some of us have retired in Phuket, whilst others are in business here. Our backgrounds and experience vary and cover a broad spectrum including some who have been police offi cers, bakers, commandos, or emergency responders in our home countries. We pay for our own uniforms and equipment and receive no recompense for expenses incurred in the line of duty. We wear white shirts as we believe this is less intimidating than dark shirts. We believe our contribution to the tourist industry is appreciated by the vast majority, but there are always the few who doubt our motives and activities. To them we say, "Why don’t you visit one of our Assistance Centres, see for yourselves what we do – and meet some of the team."

Our rigorous selection process includes stringent interviews and background checks, while regular mandatory training programmes are conducted to cover every situation the volunteers might be involved in.

We're often called out to assist the regular police on special occasions, including traffi c control during royal visits. At the recent offi cial opening of the Tourist Police HQ in Phuket Town some of our members took part in the fl ag display presentation and ceremony. Volunteers can also be found supporting charity events such as the Phuket Blues and Rock Festival and the tsunami fund raiser for Japan held at Da Vinci's. And most recently at Six Senses Phuket Raceweek in Rawai. We provide support and assistance at many of the Thai cultural celebrations, such as Loy Krathong, the Vegetarian festival and Songkran.

Many of us fi nd satisfaction in being able to assist tourists in a foreign country with a diff erent language and cultural background, mostly when they are in a time of need. Often it's a simple matter of being able to communicate with someone in a language you speak who understands, empathizes and can help

Phuket’s Tourist Police Foreign Volunteers…

"What exactly do you guys do?"

you through what may be a diffi cult time. We also receive compliments and thanks from Thai nationals, having assisted them to resolve a problem. We never assume who is at fault and are aware that tourists do need policing. The offi cial slogan of the Royal Thai Tourist Police is 'Your First Friend'. We try to live up to that by off ering our services with a smile in even the most diffi cult cases.

We receive no offi cial funding and constantly need to replace worn equipment, furniture etc, as well as basic offi ce supplies. If any readers feel they would like to support us, by donating something (not cash) to our group, please contact us via our web site, which also carries information on how to join us.

Currently we are engaged in a high media profi le boost to alert people to dangers, pitfalls and how to avoid them. Prevention is better than a cure!

The Royal Spa and Health Club

In the heart of bustling Phuket Town lies a quiet haven of heavenly peace. With the continuous sounds of water, trickling, bubbling and steaming, and with the sweet fruity scents that fi ll the air, the being is enticed into a fl owing stillness of body and mind.

The Royal Spa and Health Club is a popular tropical day spa with both locals and visitors alike, which is managed by the Royal Spa Development and Management Company. With an excellent reputation in the spa development industry through its experience and attention to detail, the Royal Spa and Health Club off ers a distinctly personal experience.

Of the signature treatments, the Royal Stone Therapy is one that is particularly interesting. The Hot Stone massage technique, founded 5000 years ago, uses black volcanic stones, which are heated and placed on the body, producing a profound eff ect, stilling the mind and easing the body.

Unlike many of the high-end spa complexes on the island, which market themselves exclusively to tourists, the reasonable prices and relaxed but professional staff at the Royal Spa, means that many local Thais, as well as tourists, are beginning to use the spa. This has helped to erase the often stiff , and over-formal atmosphere at many of Phuket’s spa resorts, giving the Royal Spa an ambience of authentic relaxation and pleasure.

All the therapists working at the Royal Spa have been trained at the in-house 'Phuket Spa Academy', established in 2004, to provide a comprehensive spa training course. The curriculum and assessments provide a measurement of therapist expertise and knowledge within the Thai spa industry. Since then, the Royal Spa Development and Management Company have provided comprehensive and professional spa management, and development programs, for spa retreats throughout Thailand. Their aim is to provide a standard of service and expertise throughout the Thai spa industry, to ensure a high quality of service and standard of treatment, throughout Thailand. It truly off ers the ‘one stop services for Thai spa business’ and a quality of relaxed professionalism, rarely found in luxury spa resorts.

Right now The Royal Spa have 12 branches that are managed in resorts in Patong, Kata, Karon, Panwa, Ao Chalong and Phuket Town and you are welcome to experience our spas with us anytime. As a special for our 8th year anniversary, we off er 'BUY ONE GET ONE FREE' value.

Sukko means "Beyond Happiness". My fi rst feeling when I stepped through the impressive gates of the Sukko spa was, "I’m in paradise". The Sukko staff are dressed beautifully in traditional Thai style and the spa design, infl uenced by the ancient Siamese capital, creates a haven of calm yet regal serenity. I felt I had left all my troubles behind.

Chilled out by the soothing background music, my mind was fi lled with a peaceful wellbeing as I enjoyed the warm traditional welcome (again from Sukko culture) of the ‘Flower Floating Ritual’ – similar to ‘Loy Kratong’, where the idea is to fl oat away past stresses and wish for luck and joy from that moment on.

A variety of 40 spa treatments – prepared by Sukko's certifi ed Thai Herbalist and based on ancient Thai medical theory – is off ered at Sukko, in packages lasting from 2 hours to 4 hours. Each package has a specifi c purpose and can be selected to suit your lifestyle or the way you feel on the day. These herbal recipes and procedures have been handed down through generations and are totally free of petrochemicals, synthetic perfumes or colouring. Some of the herbs and spices are grown in Sukko’s own herb garden and picked just for your treatment, ensuring they are as fresh as can be.

I was pampered with the ‘All-Soother’ package, a 2 1/2 hour experience that left me feeling relaxed and refreshed. This four-treatment combination began with 30 minutes in the steam room and the Jacuzzi, followed by a Thai Turmeric Body Scrub designed to soften your skin and awaken your senses. The scrub was followed by a traditional Thai massage, the pressure applied gently but fi rmly. "Is this pressure okay? Too strong? How are you feeling?" my therapist asked me from time to time. “Mmm… perfect…” were the only responses that seemed to suit how I felt. My last step, which came all too soon, was the Thai Herb Purifying Facial Treatment, using creams and herbs that left my face feeling smooth and glowing – and even looked good enough to eat!

Sukko Spa’s restaurant, Suk Savoey Spa Cuisine, presents a unique concept: "Menu by Blood Types" and "Menu by Element". For those who want to exercise, the Suk Sanan Club provides a myriad of fi tness opportunities,

including ‘Rue Sri Dat Ton’ (the hermit self stretching), a traditional Thai exercise or, for something more strenuous, try ‘Muay Thai Chaiya’, a traditional and eff ective art of self-defense. Parents who come to Sukko to relax can leave their kids at Suk Zon Kid's Club, where they will enjoy with a variety of fun yet safe activities.

Sukko Spa, one of Phuket’s most luxurious spas, is located on Chaofa Road just 30 minutes from Phuket International Airport, 10 minutes from Phuket Town, 30 minutes from Kata or Karon Beach and 20 minutes from Patong Beach. It is creatively designed in a contemporary Thai style, set amongst 15 rai (6 acres) of luxuriously landscaped tropical forest.

Bobby Duchowny studied aromatherapy – a healing art that promotes massage, when combined with specifi c herb and spice oils, as a method to reduce stress, boost energy and heal certain physical ailments – at the American Aromatherapy Association.

Some years ago while on holiday in Thailand, he visited an organic farm in Petchaboon province and became interested in the natural healing properties of Thai herbs and spices.

“I was particularly attracted to lemon grass as it was used in many popular Thai foods, as a medicine for stomach disorders and even as a repellent for mosquitoes,” he recalls.

Bobby used lemon grass as his signature herb to create a line of essential oils, face and body creams, shower gels and bath crystals, which he and his wife Palita sold at Bangkok’s world-famous Weekend Market.

What started, several years ago, as a modest enterprise has blossomed into a successful operation off ering over 90 oils and a wide range of body care products through many outlets, as well as supplying many of Thailand’s top resorts and spas with aromatherapy oils.

“Our advantage is that we produce the freshest spa products and our stock is never kept longer than three months; using fresh spa products can be likened to eating fresh food rather than processed food.”

Lemongrass HouseTo visit this home of award-winning spa oils, creams, soaps and so many other exquisite products is a delight. The aromas are

enchanting. At Lemongrass, you can enjoy a spa treatment to sample and choose from their huge range, then take home your

choice to enjoy at your leisure. They even have a great range of kid’s spa products.

Based on his years of experiences at some of the top spas in Southeast Asia, Bobby has developed a full line of healthy skin care products. For example, his hydrating face and body creams have 25 per cent aloe vera, white orchid and cucumber extracts. And he’s developed a revitalizing mineral muscle soak made from Andaman Sea salt crystals, blended with white orchid and chamomile extracts, to help draw out impurities and soothe and revive tense muscles.

“People are sensitive to diff erent scents at diff erent times of day. It’s a good idea to get a variety of essential oils and experiment with what smells and feels good to you,” he says. “Our aromatherapy massage and body oils can be either uplifting or calming to the spirit. They’re carefully balanced hand-blended oils created by adding pure essential oils to nourishing, vitamin E enriched, sweet almond and jojoba base oils.

Lemongrass has won many awards, including Condé Nast Hot List 2007, and has been featured in several top magazines, including Time Magazine’s “Best of Asia”. According to Time, “If you want to smell like no one else, try mixing a selection from the more than 90 natural scents at Lemongrass House.”

Lemongrass House is located in Cherngtalay, Surin Beach and Chalong, where you can buy their full range of spa products at modest prices, making perfect gifts for friends and family who can enjoy the aromatic scents of Asia in the privacy of their homes – no matter where in the world they live.

A normal day for K. Mhu of Helicam can ether be based at the offi ce managing the production of Helicam imagery (aerial photographs taken from the Radio Controlled Helicopter) or on a shoot location at a luxury property / yacht. On his 3rd year at Helicam K. Mhu had decided to become a Monk for his family members to be proud. In Thai tradition it is recommended for all men at some stage to become a monk. Many of these men are only a monk for one month and then return back to their normal living style.

K. Mhu states "It was important for me to do this. It was expected from my family members. I did enjoy the peace and satisfaction. Challenges I was faced with were changing my eating habits and walking with bare feet. I did learn how to chant and make some close friends. It is a good environment, everyone is respectful and kind. I would do this again once I get a chance and would recommend anyone on doing the same. Preferably for a longer period. Anyone can become a monk, providing they are healthy and have a good heart. I would suggest a visit to your local temple fi rst and a chat with the Abbot."

Hafele, Germany has just launched its new generation of electronic access control product – Dialock. Hafele is the undisputed technological leader for touchless card access systems for hotels, hospitals, stores, offi ce and even home applications.

The new range of Dialock products now packs even more features and has been extended to include applications for lockers and furniture.

Dialock’s transponder technology makes touchless opening and closing possible and provides optimum security, even if keys are lost.

Dialock Hotel

Combines maximum convenience and security for your guests at minimum cost and eff ort to the management. This is because access authorisations to the doors of your building can be conveniently granted and managed at the entrance. For each room, and also the main entrance, staff entrance, delivery entrances, side entrances and including the underground car park. Access authorisations are easy to program and can be fl exibly adapted at any time.

The use of Dialock does not end at the guest’s room door. All other doors can be integrated; the lockable room cabinet and the furniture safe, the underground garage entrance and the lift. Dialock also helps to save power as all power circuits are shut off when the room is unoccupied.

Dialock Offi ce

Combines maximum convenience and security in the offi ce at minimum cost and eff ort: This is because access authorisations to the doors of your company can be conveniently granted and managed. For every offi ce, for community rooms, the main entrance, staff entrances, delivery entrances, side entrances and the underground car park. Access authorisations are easy to program and can be fl exibly adapted at any time.

Dialock Offi ce opens up new service worlds. This starts with the convenient operating method. All you need to do to open the offi ce door is hold the key card near the door lock. The door terminal detects whether the key has access authorisation. The offi ce cabinet can therefore be opened just as easily and reliably as the safe. Access to offi ce equipment can also be controlled.

Integrating other applications in the offi ce building makes it possible to have “multi-applications” such as time recording, special privileges (temporary workers), parking area integration, cashless payments and canteen integration.

Complex solutions can be implemented with network partners and software providers giving real Benefi ts to the hotels and offi ce complexes

Convenient: Central administration of access authorisations for guests, employees and external staff

Secure: No unauthorised access is possible, since each key is unique

Economical: Investment pays for itself within a short time as granting locking authorisations is done in a fl exible way

Low maintenance: Battery operated

Can be retrofi tted: Any time at all existing doors

Expandable: Additional components can be added at any time

Open for multi-applications: With integration of time recording, canteen with cashless payment, multi-storey car park all use a single key for a wide variety of applications.

Dialock Home

Can be a key card or a physical key and has a master system which can separate diff erent parts of the house with many doors. It is easy to maintain as it uses wireless technology and the mechanism is made from 304 stainless steel, which is resistant to corrosion and with the absence of wear, makes for easy maintenance.

After a real estate transaction in Thailand is completed it is advisable for foreign investors to make sure that all of their legal rights in relation to the property are documented correctly. In many cases investors then notice that their rights regarding the land are documented on the respective Title Deed but in respect of their rights regarding the building their rights may not be as clear. For example, there may be confusion relating to the often cited ‘House Registration Book’ which often only shows the address of a property, and not the occupants, if the owners of the building are foreigners. The most common book is known as a ‘Blue Book’ and a book often forgotten about or not discussed, is the ‘Yellow Book’. This article provides some clarifi cation on the ownership documents of a building, and the matter of the Blue Book and Yellow Book.

Evidence of the Ownership of a BuildingThe House Registration Book (“Tabiaan Baan”) is the offi cial house or condominium identifi cation and address registration book and it is not a legal ownership document to be used as an evidence for the legal rights with the building but an administrative document issued by the local Thai authorities giving the address of the house or condominium and it is the address registration book for the persons living in it. Certain obligations such as registering tenants apply under the Civil Registration Act. In case of a foreigner holding the interest in a building the House Registration Book can even be empty (Please see more detailed information below). It is normally the ‘head of the household’ or the ‘Jao Baan’ who is registered in such a book.

A House Registration Book is often required as proof of address of a Thai person in offi cial registration procedures such as transfer of ownership of a car at the Transport Department or the opening of a bank account or the establishment of a company at the Ministry of Commerce. Sometimes authorities and institutions will ask for the House Registration Book, forgetting or not being aware this is not always available to a foreigner. Foreigners can in such cases also show a letter of residence issued by the local immigration offi ce instead of a House Registration Book, or a condominium unit title deed in combination with the House Registration Book. There are other alternatives, but no one solution fi ts all to every situation in which house or property occupation is required to be evidenced.

In contrary to the assumption of many foreign investors, developers and laypersons, the House Registration Book does not legally provide nor evidence actual ownership of a house, property or condominium. It cannot be used as proof of ownership, but as proof of address.

The defi nitive proof of ownership, evidence of buildings or structures under Thai law, is made by reference to the offi cial Sale and Purchase Agreement executed with the competent offi cer at the Land Offi ce according to and as confi rmed by the Thai Civil and Commercial Code, Section 456 the fi rst sentence of which stipulates that ‘a sale of immovable property is void unless it is made in writing and registered by the competent offi cial.’

The “Blue Book” and the “Yellow Book”The Thai law knows two diff erent types of House Registration Books (“Tabiaan Baan”):

the Blue Book (Thor.Ror.14) usually for Thai nationals; and •

the Yellow Book (Thor.Ror.13) for foreigners. •

A lot of confusions arise, as the authorities are often reluctant to issue Yellow Books, and often foreigners and their advisers may erroneously request the

Blue Book. If a household comprises Thai and foreigners, then obtaining a Blue Book is of course easier than obtaining a Yellow Book.

The House Registration Book is more commonly known as the Blue Book because of the blue color of the book itself. When people are talking about the Blue Book in Thailand it is meant the offi cial document identifying the respective building and setting out the full address as described above.

Usually, unless a foreigner has permanent residency in Thailand they should not be named in the Blue Book although instances of mistaken registration have been known to occur. It may be possible to be listed in a House Registration Book for foreigners in the Yellow Book. Having the Yellow Book may be useful for transactions where you need to prove your address but is not a necessary document for evidence of ownership, nor should it be accepted nor required as a condition of sale. However, it may be required in order to take advantage of tax reliefs relating to gains on the sale of your property when purchasing another property as having your name in the House Registration Book for not less than one year from the date of ownership of the property is one of the conditions that the law stipulates needs to be satisfi ed according to Ministerial Regulation on Tax Law No. 126, Section 2 Clause 62.

CONCLUSION

Neither the Blue Book nor the Yellow Book represent defi nitive ownership evidence of a building or structure for the person whose name is registered in. Instead or as a preference, ownership can be proven by an offi cial Sale and Purchase Agreement executed at the land offi ce between the seller and the purchaser. This matter can become more complicated, when the matter of newly built properties, the use of construction permits, and managed estates is considered, which will be covered in another article.

People Profi le

Richard Pope, MD and developer of Kata Rocks, explains how stumbling upon a spectacular plot of land in south Phuket enticed him away from his big city lifestyle in London's Notting Hill.

Richard Pope

For further information about Kata Rocks Co., Ltd.Tel: +66 (0)76 284750Website: katarocks.com

Where are you from? I was born in Watford but home for me in the UK has been my house on an island in a marina development on the south coast and also Notting Hill, London, an area that was the focus of my property development business for 20 years before coming to Phuket.

What made you decide to come and live in Phuket? I fi rst came to Thailand in 1990, but my fi rst visit to Phuket was for the King’s Cup Regatta in 2006. A friend of mine was involved in a property deal here and he showed me around. I then became interested in the island, everything that's happening here and its further potential going forward.

Did you come here intending to set up a business? What changed your mind? Once I came here, I asked people to help me look around for some property. I was shown lots of sites that were just average. I was then taken to this amazing property in Kata where I’m now developing Kata Rocks. I probably wouldn’t have done anything here but the Kata Rocks site is so rare that I couldn’t let it pass.

Can you tell us more about Kata Rocks? Kata Rocks is an exclusive residential project with 34 luxuriously oversized, waterfront apartments set on the headland between Kata and Kata Noi beaches. Construction is well underway and will be complete in the latter part of 2012. I’m proud to say that in 2010 we were named ‘Best Apartment in the World’ by the Bloomberg International Property Awards (BIPA), out of entries from 110 countries. We’re also the fi rst project to win the BIPA’s ‘Best Apartment in Asia Pacifi c’ award two years in a row, the second of which we were awarded this May. Sales are going well and we’ve found that inquiries have shot up since the election in Thailand (on July 3).

How does doing business in Phuket compare to back home? Both places can be frustrating for doing business, but in very diff erent ways. In the UK, there are many rules and they are very rigid. Here, you may have to work a little harder to fi nd out how to best get things done and who can help you get there. There are pros and cons to living and doing business anywhere, but I think the drawbacks here are a small price to pay for the quality of life I get in return.

What kind of car do you drive? Here, I drive a Toyota Fortuner – it has everything you need. I did have an Aston Martin DB9 back in the UK, which I loved but I’ve recently sold it because I’m living here. I would like to get another but probably not have it in Phuket as the roads would not really do it justice.

What do you like most about living in Phuket? I like the food, the beaches, the friendly people. The quality of life is very good. The unfortunate thing is that I’m working too hard at the moment, but I do see the light at the end of the tunnel. In about a year’s time I should be able to get at least my weekends back to enjoy myself.

What's the most challenging thing about living here? Overcoming the language barrier, but I’ve surrounded myself with some great people here so that if I can’t understand something, they’ll explain it to me. Overall, however, life here is easier than in the UK, where there are all these underlying pressures and stresses that you’re often not even aware of. Here, there’s more of a focus on enjoying life and I look forward to doing more of that soon.

What do you think the future holds for you? I’ll probably do at least one more development here and will also try to fi nd more time for leisure things. I hope to spend half my time here in Phuket and the rest of the year in Monaco. I’ve got quite a few friends there and it’s a good base for visiting the French and Italian Rivieras, skiing, boating and, of course, for the F1 motor racing that I follow.

Your management company for Kata Rocks is called Infi nite Luxury. What does 'infi nite luxury' mean to you and is it something that you aspire to having in your own life? Or have you already achieved this? Infi nite Luxury implies limitless luxury, obviously, but the name was also inspired by the 35 infi nity-edge swimming pools that we have at Kata Rocks, included in each one of our Sky Villas. As for infi nite luxury in my own life, I don't think I have achieved that just yet, but thankfully I have a nice life so I'm certainly not complaining!

Feature

As the market gradually recovers, and the second home buyerre-enters the market, what have we learned from the recession?

After an unprecedented boom in the global property market, and in particular the holiday home market, a period of re-adjustment is bound to take place. That's what we're seeing now. The lowest point came immediately after the boom reached its climax in mid 2008, after which property prices actually fell on Phuket.

But we were fortunate by world standards; we were the last to feel the fallout from the global meltdown and one of the fi rst to witness a recovery, albeit a gradual one. In real terms, prices fell by a small margin but if you factored in the relative strength of the Thai baht many sellers were still making comfortable gains against prices they paid as recently as one year earlier. Prices of prime and superbly located property have returned to pre-recession levels, while less desirable properties are taking longer to move and incentives or discounts usually have to be off ered to make sales.

It's still a buyers’ market and there are suffi cient numbers of motivated sellers around to make fi nding a genuine bargain a real possibility, especially if you're prepared to be fl exible about what property you want to buy. We're certainly seeing the return of our 'bread and butter', the west coast condo buyer, although the demographics of the buyer profi le have changed: fewer UK-based Brits and Eurozone buyers, but plenty of Singapore, Hong Kong and China based ex-pats, Australians and a pot pouri of other nationalities.

Though it's widely rumoured Russians are making sizeable inroads into the market, I and many of my colleagues in the business are yet to see them in signifi cant numbers. Perhaps this is because they mainly go to Russian agents or simply that they only buy a certain type of property and therefore the fi gures are distorted.

Wealthy Russians are certainly buying some of the very high end villas on the island, witness the recent sale of a luxury villa at a price in the region of USD 24 million – an amazing fi gure by any standards – but compared to an average sale of say 10 to 15 million baht, this would certainly take a big, and therefore disproportionate, slice out of any pie (chart). Ironically Russians do make up a sizeable percentage

of the buyers of low end properties (less than 4 million baht), particularly in Pattaya, where there's a surplus of this type of property.

The region is, of course, very strong. Singapore and Hong Kong are booming, prime Vietnam property is, for some reason, almost on a par with Phuket prices, and Malaysian hotspots are performing well but so are their economies – in fact, far outperforming the west.

Can this growth be sustained? Most pundits, and I don’t mean supreme optimists, believe so and I'm one of them. It’s not a game of roulette either; the ball is weighted favourably towards the east and Phuket is ideally positioned to take full advantage of the fantastic growth expected of the region.

With two thirds of the world’s population within seven hours fl ight and eager to sample the good things in life – luxuries which the westerners have enjoyed for decades – how can it fail?

Phuket is no Dubai, fuelled by speculation in an unhospitable climate and environment which, until relatively recently, was seen as a rotten posting for which huge salaries were paid. No, Phuket has always been the ultimate paradise island, often the preferred escape for Dubai ex-pats with which few locations can compete. Its future is a guaranteed success!

I fi rst came here as a tourist almost 20 years ago and decided to make it my second home eight years ago. I've lived here since 2005 and I can’t see much to lure me away – and I'm no stranger to luxury destinations. Sometimes I miss cold weather, but a couple of weeks in the English winter soon cures me. And a cure is exactly what Phuket is to many, its climate and environment, coupled with excellent medical facilities, makes it the ideal retirement destination and whilst many Europeans have known this for years the north eastern countries are only now discovering it.

It’s not a case of whether Phuket can sustain its growth in the future, but how can it not?

Useful info

Phromthep Cape (Laem Phromthep): This is the most popular and largest of all the view points. The area has been developed to off er extensive views over the sea and there are walking paths from the cliff s to the water's edge for the adventurous. The sunsets are absolutely breathtaking and never the same two days running. If you are romantically inclined this is the place to come in the evenings and hold hands as the setting sun paints the evening skies in towering kaleidoscopes of light and shade.

On top of Promthep Cape is a very pretty structure, the Kanchanaphisek Lighthouse which doubles as a museum. It was constructed in 1996. If you want to check the times of sunsets, ring the Phuket Meteorological & Radio Station on +66 (0)76 211494.

How to get there: Phromthep Cape is a headland on the extreme southern end of Phuket about 19 kilometres from Phuket City. You can drive there via Chalong Junction along Highway 4024 to Rawai Beach, and then follow the signs for 2 kilometres.

Windmill View Point: As the name would suggest this hilltop boasts a modern windmill – the only one on the island. It can be found on the south of Phuket between Nai Harn and Promthep. This isolated spot off ers superb views of the tiny Ya Nui Beach and the main Nai Harn Beach. There are always boats moored off both beaches and in December the anchorages really come alive as the Phuket King's Cup Regatta gets under way.

How to get there: Drive from Nai Harn Beach towards the highest hilltop and take the fi rst road on the right. You will spot the windmill on your right hand side.

Khao Kad 360° Viewpoint: Khao Kad off ers wonderful views of the Andaman Sea beaches and neighbouring islands from a diff erent perspective – from Cape Panwa in Vichit district. Sunsets are on a par with Promthep. Visitors are faced with a stiff climb up 138 steps. Once there the fresh breezes and tranquil surroundings are a suffi cient reward. The viewpoint has good parking facilities and services.

How to get there: Take Sakdidet Road as far as Baan Muang Thong (Muang Thong Village) or follow the signs to Makham Bay and turn right just before arriving at Panwa Cape. The turning is well signposted.

Rang Hill: Rang Hill lies to the northwest of Phuket City. The hilltop has been landscaped into a park and fi tness facilities are off ered. A winding tree-lined road takes you right to the summit where a sala off ers shade during the day. Once there you can enjoy views of the city and beaches on the south and southwest of the island. Try a visit at night when the lights of the city are like a million diamonds scattered on night blue silk.

How to get there: Normal saloon cars can make the climb up Rang Hill. From the Phuket Administration Offi ce Intersection take the road to Patong and after 500 metres turn right. From then on, there is only one road.

Big Buddha Mountain (Khao Nakkerd): This is believed to be the highest point in Phuket and the huge Buddha image (still under construction), dominates the surrounding landscape. The development is set in a beautiful forest area and is designated as a national park. The site off ers numerous images and statues of our Lord Buddha and Kuan Im-the Chinese Goddess of Mercy. These have been contributed by royal patrons and other senior personages. You are encouraged to make a donation towards the completion of the construction. The hill off ers 360 degree panoramic views of the island and the sea. On a clear day you can see the Phi Phi Islands in the distance.

How to get there: From Wat Chalong, drive towards Chalong and turn right at Soi Yodsane. Follow this road for six kilometres. Don't be afraid of losing the way. The route is marked by yellow fl ags bearing the symbol of a wheel from Buddha's fi rst sermon.

If you are looking for a change from the beach, why not check out the views from Phuket's hilltop view points? You will experience magnifi cent vistas, cool breezes and most view points have refreshments available. Don't forget your camera.

Economy-Class Syndrome and Deep Vein Thrombosis

I spend a lot of time flying in cramped economy-class seating. Many people ask me about economy-class syndrome or to use its proper name, deep vein thrombosis (DVT).

Anyone can get economy-class syndrome; you don’t need to be in economy-class at all. People in business and fi rst-class have also developed it, because it’s related to low cabin pressure, low humidity and dehydration. Relative humidity is 20 to 25% in the Arabian deserts, while optimum comfort is found at around 50% humidity. In-fl ight cabin humidity gradually falls on long-distance fl ights and in many cases can get as low as one per cent. That’s pretty dry and is also the reason why people don’t urinate much on a long fl ight, unless they’ve drunk plenty of liquids. This low humidity causes thicker blood and vein constriction because of dehydration, which combined with a slower heart rate and reduced cabin pressure, can cause blood to pool in the legs. Couple this with the eff ects of gravity and lack of exercise, and the result

can be a DVT. You can also get DVT’s from prolonged train or car travel, so it’s more common than was initially thought.

London’s Heathrow airport has reported one passenger death a month. In Australia, a law fi rm has fi led 1,000

DVT claims against six airlines in one year. Narita airport’s

records show that on average, 100 to 150 passengers are treated for DVT, immediately upon arrival each year, of which three to fi ve per cent die. Even former Vice President Dan Quayle nearly died from a DVT during a 1994 fl ight, and we see quite a few cases in travellers arriving here in Phuket.

In DVT, blood clots form in the deep veins of the legs, usually between the ankle and upper calf. They can occur in a matter of only a few hours. Problems really start when the clot breaks off , usually as the plane descends or when it decompresses, and the clot then travels through the bloodstream and obstructs a vessel in the lungs, restricting blood fl ow. This condition is called pulmonary embolism which seriously damages lung tissues, causes poor lung function and can be fatal. The time taken for the clot to travel from the legs to the lungs may be days, even weeks. This time frame leads researchers to believe that even more people die from DVT than the current statistics suggest.

If you’re going to be in a position where your legs are cramped for several

Page 81: Shop Window on Lifestyle Phuket September 2011

give you a shot of Heparin before the fl ight. Heparin is an anticoagulant which stops the blood from clotting. Researchers also recommend wearing compression stockings, particularly for those at risk. These garments, which help put pressure on the leg muscles and assist in returning blood to the heart have been shown to help minimise the risk signifi cantly.

Usually, the development of a DVT will not be obvious. There may be pain and warmth in the lower legs or a prickly sensation in the legs. Swelling of the feet or legs may occur, but this happens with most people on long fl ights who are sedentary. Swelling of the legs, feet and ankles can be a normal response to the low humidity, dehydration, and just being inactive for a long period of time. If you develop shortness of breath during, or up to a week after a fl ight, this could be an indication that a clot has moved to the lungs and a pulmonary embolism has developed. If shortness of breath occurs, don’t delay seeking emergency medical assistance.

hours, you’re at risk. The risk increases if you’re obese or tall. Smokers and anyone with a history of leg clots or recent leg or pelvic surgery, are also more prone to developing a DVT, as are the elderly. If you’ve got varicose veins or a history of venous problems, the chances of developing a DVT continue to escalate.

If you’re planning to travel and your legs are going to be cramped, do the exercises. Those funny cartoons that are shown with the little man or the air hostess stretching their legs will get you started. Better still, get up out of your seat and walk around for a few minutes every hour. When fl ying, drink lots of liquids to avoid dehydration, which causes the blood to thicken and the vessels to constrict. Avoid alcohol and coff ee, as this will contribute to the dehydration.

You can also take an aspirin before the fl ight and every six hours during the fl ight. If you’ve multiple risk factors, discuss this with your doctor, who may
