Facts Established With “W” Hotel Surveys
1. Average of Valet Processing Times (pull up to pull away) was 2 minutes and 18 seconds. This negatively affects the queueing in the Porte Cochere and number of valet attendants needed.
2. TNC (Uber, Lyft, Taxi) usage is 50% in the Hoboken area. This is higher than the 30% credit taken and accepted previously. This reduces the need for valet attendants, but TNC vehicles are in the Porte Cochere as an entry/exit vehicle.
3. The “W” Hotel has immediate on‐site valet parking and public parking within 100 feet of the Hotel entrance. The Porte Cochere allows for 16 queued vehicles before blocking 3rd Street.
4. The “W” Hotel has 223 rooms while the proposed hotel will have 349 rooms or 60 % more rooms.

1. Graphs show that queues will exceed design standard length (95%) with 5 car stacking and block the 1 through lane on Newark Street

Conclusions After Recalculations
•The Proposed Porte Cochere will result in extensive queueing onto Newark Street, affecting the adjacent grid street system, as depicted in the Synchro simulation screen shots, and based on extensive surveys at the “W” Hotel.
•The number of valet attendants needed given the lengthy processing times (2 minutes and 18 seconds on average) is excessive and recalculates to 18 to 21 attendants.
•Sight Distance safety issues still exist as Newark Street is 25 mph by city ordinance and not 15 mph as used in the recent submission.
•Parking Spaces along Sinatra Drive will need to be eliminated based upon the turning movements of trucks 35 feet in length and above.
•Truck Turning movements from the loading docks on 1st Street will infringe/jump the sidewalk with any truck over 35 feet in length.
•Parking Agreements appear lacking and no demonstration that 88 parking spaces are readily available during peak times (no actual data). Parking Lots on 2nd and 3rd Street are 1,100 and 1,200 feet away respectively.
