Located on France Avenue between 66th and 69th Streets, Southdale Center opened in 1956 as the nation’s first fully enclosed shopping center. It has undergone several renovations and expansions since it opened, the most recent underway and due to be completed November 2012.

The TIP Index will provide you with a comprehensive list of topics to help you locate information.The Tenant Design Manual will provide mall specific architectural, sign and engineering design criteria. The Pre-construction Meeting Drwg contains important construction information for General Contractor’s and should be included in your bid sets. For questions regarding the Landlord’s design and construction requirements, please

contact your Tenant Coordinator or call 317-636-1600 and ask for Tenant Coordination.

Storefront Elevation:

Neutral pier is 4 ¼” deep, varies in width and height and consists of a painted drywall surface with a ceramic tile wainscot finish. The Tenant’s lease line is 4 ¼” behind the front face of the neutral pier.

Dining Pavilion

Tenants shall design a unique, upscale bistro type restaurant for counter service. Design of the service area and front counter shall utilize multiple types of finishes. Use of interesting textures and dimensional type materials are expected. Front counters of a single, flat material will not be approved. Soft illumination of translucent materials integrated into the front counter may be permitted. Noillumination will be permitted at the recessed base (toe kick).

The customer service area needs to have a high level of design that projects an overall image of uncluttered, fresh design. Counters, lighting, material signing, menu boards all need to project a bold, one of a kind design.

Tenants shall also present a visually stimulating design for the wall separating the service area and the back of house. Interesting materials and textures shall also be incorporated. No doors into prep/kitchen area are allowed to be viewed from the public area.

Digital Menu boards are required, and shall be integrated into the feature wall design. • Internally illuminated menu boards are not permitted.• No static graphics or supplemental menu boards are allowed. • Limited to 4 panels unless approved by Landlord.• “Place Order” and “Pick up” signs should be incorporated into overall design.• No unfinished backs or data lines to be exposed to public.

Lease lines for all Dining Pavilion Tenants are as shown on the Tenant’s LOD. Reference the Neutral Pier details on the following pages, as well as, the base building drawings.

Storefronts shall be designed to the full height as shown on the base building drawings. Tenants may not create a bulkhead type condition at the service counter. Ceiling shall be installed at 12’-10”.

Front Counters should be interesting. • All equipment must be recessed or shielded from public view.• Frameless glass sneeze guards shall be utilized.• Countertops shall be monolithic and a durable material such as stainless steel, resin, granite, quartz or concrete. • All finished wood shall be millwork quality kiln dried with a durable protective finish.• Tenant equipment on counter will be limited and when allowed should be set back a minimum of 8”from the front edge of counter. • Drink dispensers are not permitted on front counter in direct view.• Condiment dispensers are not permitted at the front counter unless they are integrated into the design and recessed into the counter• No self-service dispensers will be permitted on front counter.• No tray slides allowed.

Lighting: Decorative lighting should be used to convey the image of the overall design. Lighting should be focused on the food and the architecture of the store.•No fluorescents lighting in public areas.• Decorative pendant light fixtures are encouraged over front sales area. • Fully recessed track and light fixtures may be used. No surfacemounted track fixtures permitted. • Illuminated exhaust hoods must be concealed and integrated into the design

Flooring: The Tenant is required to extent mall common area floor paving materials to Tenants toe kick, with materials, pattern and grout color to match Landlord’s materials. Flooring material behind the sales counter and in the kitchen must be durable and waterproof. A waterproof membrane must be included throughout the floor surface area and carried up 4’-0”along the demising walls.

Dining Pavilion Signage:

Tenants are encouraged to incorporate bold, creative and unique signing into their Café design, such as: • Metal letters backlit to produce a halo effect • Pin mounted metal, porcelain, polished brass or

copper letters • Edge lit, sandblasted glass • Edge lit letters with push thru lettering

Prohibited Sign Types are:• Box or Cabinet type signs• Exposed Neon type signs• Individually illuminated letters/ plex face type signs.• Non illuminated signs• Tag lines or daily special signs

Tenants & Architects are expected to integrate the signage design into the overall aesthetic of the design for the space. Sign type, placement and use of logos and graphics should be carefully considered. Maximum overall letter height will be 14”. Contact Landlord’s Tenant Coordinator for more information.

Dining Pavilion Signage:

Tenants and Architects are expected to integrate the signage design into the architecture of the store design.•Signs must not be an afterthought and applied or hung without understanding the storefront sight lines.•Tenants will not be permitted to build a sign band over the front sales counter. •Storefront signing cannot be installed over the front sales counter. •Graphic statements are allowed as part of the back feature wall architecture or on glass panels.

HVAC – Retail Tenants:

This is a 4 level enclosed Mall. Tenant’s design team shall accommodate conditions that may affect the performance of the HVAC system for their store, i.e. zoning for solar gain at the storefront, sensor location (s) and size and quantity of return air outlets.

• Systems:– Stages 1 and 3: Landlord provided condensor water at 50-87 degrees. 7 gpm/1000SqFt at a 12 degree

minimum delta T. – Stage 2 area: Landlord supplied 58 degree conditioned air. 1.1 cfm/sf available at 0.5” static pressure. Heating

is Landlord provided 180 degree water.– Stage 4 area: Tenant provided DX packaged rooftop unit or split system.

• Equipment – Stages 1 and 3: Tenant provided water source heat pump or water cooled DX units. Reuse existing valve or

install new if not existing. Tenant to use Landlord designated contractor for installation.– Stage 2 area: Tenant to provide cooling only and parallel fan powered VAV boxes with hot water coil for

heating. – Stage 4 area: Tenant provided down discharge packaged rooftop unit or split system. Modify existing roof

structure to support equipment.• HVAC Load Calculation Tenant to submit detailed computer generated load calculations to justify request for air.

Tenants room temperature shall be 75 degrees.• Outside Air

– Stages 1 and 3: Connect to Landlord provided outside air ductwork or via common area outside air.– Stage 2 area: Code minimum at time of original building occupancy and economizer supplied through

Landlord system.– Stage 4 area: Economizer and barometric or fan powered relief through Tenant installed components.

– Stages 1 and 3: Tenant connects to Landlord exhaust ductwork. Install fan and ductwork to roof if Landlord duct does not exist.

– Stage 2 area: Through Tenant plenum return path.– Stage 4 area: By Tenant to meet Code.

• Toilet Exhaust Landlord has provided a central toilet exhaust system for inline Tenant’s tie in with Tenant supplied fan and ductwork from their toilet room only to the Landlord provided central duct (150 cfm max.). Interlock with light switch. Larger capacities by Tenant.

• Odor, Thermal & Process Equipment Exhaust Sized for application by Tenant. • Temperature Controls Utilize Landlord specified controls.• Test & Balance Tenant shall employ a TAB, NEBB or AABC certified air balance contractor to perform final

air testing and balancing.• Building Thermal Values Roof U=.06• See Criteria Sheet MEP-1 for further information.
