Buyers can see your home as they approach it from the street. They especially have a great view of your roof and gutters!
Roof and gutters should be clean and free from debris. This counts as part of curb appeal. All gutters should be draining away from foundation of the house. Correct any issues asap which create pooling water and puddles.
Your front entryway is your chance to make an amazing first impression! Replace your worn out welcome mat with an oversized elegant one and two impressive potted plants.
Be sure your door looks new and hardware is also new and polished. Make sure the lock functions with ease. Sticking hard to use locks create an unnecessary negative first impression.
Your address numbers, mailbox, and lighting should be well displayed also.
Think Spring Cleaning on Steroids!!! Everything should be spotless and gleaming!
Be sure to sand, scrape and repaint any chipped, cracked, or discolored walls including ceilings throughout the home.
Freshly painted white interior doors and new hardware will quickly give your home a fresh new look that will brighten up hallways and rooms.
An easy way to modernize your home and appeal to today’s buyers is to replace lighting.
Your entryway speaks volumes to the buyer. Use a mirror to expand a narrow entryway. Try to appeal to the senses in a positive way the minute the buyer steps into the home.
Pets are family! But they are your family, not your prospective buyers! Keep all pets and clues of pets away during photos and showings.
Dark colors make a room feel smaller. Remember, buyers buy space! Clutter plus dark colors are a big staging no-no!

You may think buyers do not look in closets. Think again! Keep all closets half empty and organized. Buyers who see a jam packed closet think the home does not have enough closet space.
Even a laundry room should be cleaned and staged. A fresh coat of paint, add signs, and replace old bins.
Master bedroom should be spacious, light colors on bed. Think luxury, rest and relaxation. Bed should be in command position, meaning you can see who is entering from your bed.
Always stage bathrooms with white towels and white bath mats. Plants also add appeal. Think spa, add fancy wrapped soaps.
Keep all bedrooms gender neutral and light colored blankets comforters and pillows to create illusion of space. Remove personal photos and posters from walls.
Let Nature in! Keep shades open if the view is worthy. As a general rule, I love to keep shades open to allow natural sunlight along with added nature views. Make sure all windows are professionally cleaned and broken shades or soiled curtains are replaced.
Also, be sure your windows function with ease to open and close.
Buyers are immediately turned off by musty damp smells in basements. Basements should be dry, and cleaned!
Creating a lifestyle for the backyard to transform into extended living space is very important. An outdoor area rug to define the space with seating and accents will do the trick.
