1. Company Background

1.1 About Us 1.1.1 Our Story Back in 1985 brothers Ralph and Ian Pathuis were working for a Builder as subcontractors, when they took advantage of an opportunity to take over the business rebranding as Freedom Constructions. Freedom Constructions then spent the next 15 years Building Quality home additions. Then in 2001 the brothers decided to part ways, and Keystone Building Services made a start in Ralph’s capable hands. 2. Identification of Needs

2.1 Project Requirements Keystone Building Services understands the requirements to be as such: 2.1.1 Clients Needs

To build a new two storey duplex dwelling as per the council approved plans provided.

To provide the client substantial pricing allowances on works where details and selections are yet

to be confirmed.

2.1.2 Site Specific Construction.

Demolition of the existing house and other structures

Cut and bench site as per proposed plans

Supply and installation of new retaining walls as per plans

Construct the proposed on site detention systems as per the storm water plan prepared by

Kneebone Beretta Consulting.

Removal of 530 tonne of soil from site from excavations

2.1.3 Changes requested by owner.

Face bricks all the way around top to bottom.

Rendered front of duplexes top to bottom except around or above garages.

Tiled roof.

Splash back feature window above stove unit 2.

Balcony above dining room off main bedroom unit 1

Walled up side to alfresco area south side unit 1 floor to ceiling face brick.

Walled up side to alfresco area western side unit 2 floor to ceiling face brick, southern side to be

bricked with a window size opening of 1.5m high and 2.5m wide.

2.1.4 Timeline Expectations as discussed

3. Base Scope of Works

3.1 Pre-construction.

3.1.1 Architectural design (by Builder – completed and paid). The Builder has engaged an architect who has prepared concept designs and working drawings which includes plans and sections. These drawings outline the general concept of the Scope of Work.

3.1.2 Storm water engineering (by Builder – completed and paid). The Builder has engaged an engineer who has prepared engineering designs of particular elements of the Base Scope of Works in accordance with the architect’s instructions. These drawings outline the design basis for major construction elements of the build such as (foundations, slabs, modifications etc).

3.1.3 Development application (by Builder – completed and paid). The Builder has prepared and submitted a development application for the general concept to Parramatta City Council. The Owner will receive written confirmation of consent in a letter from Council or the Private Certifier when the application has been approved which will then be forwarded to the Builder.

3.1.4 Construction Certificate application Fees (by Owner). The Builder will prepare and submit a construction certificate application as part of the development application process. The Builder is required to get a Sydney Water approval prior to the construction. Fee to be paid by owner.

3.1.5 Insurance (by Builder). The Builder shall arrange and provide all insurance necessary to cover the Owner’s assets on the property.

3.1.6 Building Inspections (by Builder). The Builder shall arrange all necessary building inspections required to satisfy Council’s Conditions of Consent. The inspections will be carried out by either council or a private building certifier.

3.1.7 Waste Removal (by Builder).

The Builder is to provide all the removal of waste from the site including material from excavations and any other waste generated onsite.

3.1.8 Bonds (by Owner – completed and paid). Any bonds in relation to the construction works as required by council is to be paid for by the Owner.

3.1.9 Levies (by Owner) The Owner will pay the following levies;

3.2 Site Preparation.

3.2.1 Temporary fencing (by Builder). The Builder is to provide a temporary fence around the proposed building site.

3.2.2 Site facilities (by Owner). The Owner will provide access to toilets, water and power at No. 13 Azile Court. Power is accessible from the meter box at No 13.

3.2.3 Sediment Control (by Builder). The Builder is to provide sediment control fencing and gravel cross over on to the site for trucks and deliveries.

3.2.4 Site survey (by Builder). The Builder is to allow for the site to be surveyed and pegged out for the new house by a registered surveyor.

3.2.5 Demolition of the existing Dwelling (by Builder) The Builder has allowed for the demolition of the existing dwelling which includes;

Existing retaining walls

Existing pavements

All waste will be removed from site.

3.2.6 Demolition of the existing fence (by Owner) The Owner will demolish the boundary fence between 15 and 17 Azile Court

3.3 Excavation. Note: No allowance has been made for rock excavation if required. 3.3.1 Level site (by Builder). The Builder is to level the site ready for the slab. The Builder has allowed for a cut and fill site only. The Builder has allowed for all importation or exportation of fill. The Builder has allowed for the export of 530 tonne of soil from site. All additional soil will be at a charge of $33 per tonne.

3.3.2 Excavation of pier holes (by Builder). The Builder has allowed for the excavation of all piers required for the waffle pod slab or as per engineers details or plans. Piering allowance includes;

80lm of piering to the dwelling slabs

55lm of piering to the retaining walls and other structures

Please note that if additional lineal metres are required for pier holes it will be an additional $80.00 p/lm. This will be determined by the Builder or Engineer on site.

3.3.3 Service trenches (by Builder) The Builder is to allow for the excavation of all trenches needed for underground services such as power and drainage. The Builder has allowed for a maximum run of 15mtrs for power from the street to the power box.

3.4 Underground Services. General comment: Notwithstanding details provided in this Scope of Work document or any accompanying drawings, sketches or other documents, it is the responsibility of the Builder to ensure that all underground services work is performed in accordance with the appropriate codes and standards, and that these works are carried out by appropriately licensed personnel.

3.4.1 Plumbing - Sewer (by Builder). The Builder has allowed for all underground sewer drainage and storm water to be run from the proposed house to the connection points.

3.4.2 Electrical three phase (by Builder). The Builder has allowed for three phase 16mm power mains to be run from the proposed house to the street where it is to be connected to the underground service mains ready for metering. The Builder has allowed for a maximum run of 15mtrs from the street to the power box located on the side of the garage.

3.5 Foundations and Concrete. General comment: Notwithstanding details provided in this Scope of Work document or any accompanying drawings, sketches or other documents, it is the responsibility of the Builder to ensure that all foundations and concrete work is performed in accordance with the appropriate codes and standards, and that these works are carried out by appropriately licensed personnel.

3.5.1 Concrete – New slab (by Builder). The Builder is to supply and install a waffle pod slab based on M class classification for the proposed dwelling including the porch & alfresco. The allowance for the slab includes;

80 l/m of piering under the slab.

25mpa concrete to the proposed slab

Class M Waffle pod slab construction.

Drop edges as indicated of the final working drawings.

Please note: As no soil tests have been provided to the Builder, the Builder has allowed for an M class slab.

3.5.2 Termite protection (by Builder). The Builder has allowed for the installation of Termite perimeter reticulation to the perimeter of the new home and supply home guard shields to the internal pipe penetrations, which will comply with Australian standard AS 3660. 1-2000.

3.6 Wall construction. It is the responsibility of the Builder to ensure that the wall construction is carried out in accordance with the appropriate codes, standards and engineers details. All external finishes will be as indicated on the plan with colours as indicated on the external finishes schedule.

3.6.1 External wall finish - Bricks (by Builder). External wall finish on proposed dwelling where indicated is to be brick veneer face brick work. Bricks are to be as listed in the standard inclusions for this job.

3.6.2 External wall finish (by Builder). The Builder has allowed for the supply and installation of cladding where indicated on the final approved plans.

3.6.3 Wall framing (by Builder). All wall and roof framing timbers needed according to plans and details are to be MGP10 Radiata pine and comply with AS1684.4 timber framing code or relevant structural engineer’s details. The ground floor is to be 2.7mtrs high and the top floor is to be 2.4mts high.

3.6.4 Windows (by Builder). Aluminium windows and sliding doors are to be supplied by the Builder as per the window schedule provided on plans. All windows are to have keyed locks and screens. Window colours are from the manufacturer’s standard range. Please note as no Basix has been supplied, standard glazing has only been allowed for.

3.6.5 Garage doors (by Builder). The Builder is to supply and install automatic Colorbond panel lift doors which will be 2.460mm wide. Each door will have two remotes.The colour of the garage door is to be from the Builder’s standard range.

3.6.6 Internal dividing wall (by Builder). As no details or specifications have been provided for the internal partition wall, the Builder has allowed for a timber wall with cavity. Refer to CSR Party wall Intertenancy wall systems.

3.7 Roof construction. It is the responsibility of the Builder to ensure that the roof construction is carried out in accordance with the appropriate codes, standards and engineers details.

3.7.1 New dwelling roof coverings by (Builder). The Builder is to provide Colorbond roof sheets with a foil backed underlay as per Basix requirements. Colour will be as per external finishes schedule.

3.7.2 Roof Rail (by Builder). The Builder is to install roof rail to the perimeter of the roof as per WH&S requirements.

3.7.3 Fascia & Gutter (by Builder). The Builder is to install Colorbond fascia, 115mm quad gutter and downpipes where required to the proposed dwelling. The down pipes will be 90mm PVC and will connect to the rainwater tank with the overflow running into the storm water connection point. Colour will be as per external finishes schedule.

3.7.4 Eaves (by Builder). The Builder is to install eaves which are to be 450mm wide lined with Hardiflex fibro, including beading which is to be 30 x 18 mm DAR.

3.7.5 Alfresco & porch lining (by Builder). The Builder is to supply and install fibro cement sheeting with plastic joining strips to the alfresco & porch ceiling.

3.7.6 External painting (by Builder). The Builder is to provide all external painting on the dwelling which includes; eaves, cladding and render.

3.8 Internal works.

3.8.1 Insulation (by Builder). The Builder is to supply and install insulation batts to the new proposed duplex. The ceiling to the 1st floor is to have a thermal value of (R3.0). The Builder is to also supply and install insulation batts to the external walls which will have a thermal value of (R2.0).

3.8.2 Internal wall linings (by Builder). The internal walls and ceilings of the proposed duplex are to be lined with Gyprock plaster board lining sheets. Wet area walls are to be lined with villa board lining sheets.

3.8.3 Cornice (by Builder). The cornice will be 90mm cove throughout each unit.

3.8.4 Internal doors (by Builder). The Owner has selected Humes Caprice profile for all internal doors throughout each unit as per standard inclusions for this job.

3.8.5 Architraves and Skirting (by Builder). The Builder is to supply and install all architraves and skirting to the proposed duplex. The exact profile and sizes for the architraves and skirting will be 66 x 18 with a half splay profile.

3.8.6 Linen cupboards (by Builder). The Builder is to supply and install linen cupboards as shown on the plans. The linen cupboards will consist of 4 rows of melamine shelving.

3.8.8 Entrance doors (by Builder). The Builder is to allow for the supply and installation of the front entrance doors. The profile of the door will be as per the standard inclusions for this job

3.8.9 Garage doors (by Builder). The Builder has allowed Hume’s entrance joinery doors (code:JST1) with clear glass to be installed to the garage.

3.8.10 Door Hardware Internal (by Builder). The Builder has allowed for the supply and installation of all door hardware. The door hardware is from the Builders selected Contractor 100 series range.

3.9 Plumbing & Drainage.

3.9.1 Gas points (by Builder). The Builder is to allow for the supply and installation of gas supply for the cook top in both kitchens, one gas point to each unit for gas heating and an external point for each of the BBQs.

3.9.2 Hot water system (by Builder). The Builder is to install a Rinnai instantaneous gas hot water system semi recessed into the wall to both units.

3.9.3 Rainwater tank (by Builder). The Builder has allowed for the supply and installation of a rainwater tank and pump to both units. As no Basix has been supplied the Builder has allowed for 3000ltr rainwater tanks to be installed.

3.11 Wet Area work.

3.11.8 Feature tiles (by Builder). The Builder has allowed for the supply and installation of a feature tile strip to the showers in the ensuites and bathrooms. The feature tile strip will be the height of the wall tiles in the shower area. Refer to 4.1.2 Prime cost items under feature tiles for pricing on this item.

3.11.9 Bathroom Fixtures & Fittings (by Builder). The Builder has allowed for the supply and installation of all taps, fixtures and fittings to the new bathroom, ensuite, laundry, powder room and kitchen to both units. Fixtures and fitting are from Builder’s selected range and will be installed as per the Builder’s discretion.

3.11.10 Toilets (by Builder). The Builder is to supply and install Caroma ceramic toilets to the bathroom, ensuite and powder room to both units.

3.11.11 Alfresco & Porch tiles (by Builder). The Builder has allowed for the supply and installation of tiles to the alfresco and porch. Refer to 4.1.2 Prime cost items of this document for floor tile pricing.

3.12 Landscaping. 3.12.1 Ground coverings (by Builder). The Builder has allowed for the supply and installation of the finished ground covering which includes turfing and gravel covered areas as per landscape plans provided.

3.12.2 Planting of trees (by Builder). The Builder has allowed for the supply and installation of the tree planting schedule as per plans provided.

3.12.3 Retaining walls (by Builder) The Builder has now allowed for all retaining walls required or as detailed on the plans provided which includes;

The Retaining walls will be constructed from Masonry blocks with a cement rendered finish.

3.13 Site Cleanup.

3.13.1 Windows (by Builder). The Builder is to ensure that on completion of works all windows have been cleaned and fly screens installed.

3.13.2 Internal Clean (by Builder). On completion of works the Builder will ensure that the bathrooms, ensuites, powder rooms, laundries kitchens and pantries have been cleaned including; floor tiles, wall tiles, fixtures and fittings.
