DESCRIPTION Gelli Goch is well situated within Snowdonia National Park’s southern edge and on the northern side of Natural Resources Wales’ famous Coed y Brenin Forest. This is a rare opportunity to purchase a combined commercial and conservation woodland that offers timber income as well as all of the non-timber benefits rarely found in a semi upland commercial woodland. Access is excellent with a surfaced county road servicing the three separate sections of the wood all of which have good road frontage and individual access points, shown ABC on the sale plan, that serve the system of internal rides. The current owner has also created a hard stone turnaround at point A, enabling timber transport vehicles to turn and load timber. In addition, the council-owned bridge over the river which allows vehicular access to compartment 2 has been strengthened and widened recently to allow access for large timber lorries. Add to this the long road frontage and equally long river frontage on the Afon Crawcwellt and Afon Eden where these two rivers meet and you have a compelling package for the discerning investor who might like to spend time enjoying his/her woodland.

Crops include a range of p.1987 Sitka spruce planted on a variety of soil types. There is also an area of replanted young native broadleaves situated on an old larch site cleared when the trees needed to be felled. Gelli Goch offers a variety of soil types such as deep peat on the flat ground and fertile mineral soils on more sloping ground. As such, the timber resource varies from excellent to less well stocked but now performing well. Variation, for many years a challenge for forest managers, will now pay off with a really huge number of possible management options available to a new owner. In an age of sustainability, the opportunity to fell and replant small areas at a time will be hugely valuable to a small to medium sized investor. Parts of the southern section of compartment 1 and the Afon Eden, where it runs through the property, lie within the Afon Eden – Cors Goch, Trawsfynydd Site of Special Scientific Interest (SSSI). Of particular note within the SSSI are floating water-plantain, freshwater pearl mussel, Atlantic salmon and otter together with two particular habitats, old sessile oak woods and active raised bog. A copy of the designation and plan can be downloaded from the Selling Agent’s website. Compartment 1 is understood to contain areas classified as Ancient Semi-Natural Woodland. Situated within the larger compartment 2 is an historic farm building with both gable ends intact for possible redevelopment subject to planning consent. This barn has only recently lost the last of its roof timbers and may offer a development opportunity to a new owner. There is also a footprint of another building in compartment 1 close to the river.
