No matter how hard we try to ignore it, the first day of school is rapidly approaching. Students

head back to class on Monday, August 27! The Austin ISD and our area schools have several events planned to help students and families prepare for a great year.

School supply lists are posted on each school’s website. Bring your supplies to the Kocurek Meet the Teacher day on Friday, August 24 from 1:30 to 3:30, or on the first day of school for middle school students.

AISD offers tuition paid and low-cost Pre-Kindergarten for students who will

be 4 years old on or before September 1. If you are registering for Pre-K, you must bring all of the starred items above along with proof of income (example: two most recent pay stubs of everyone working in the home, letter from TDHS with benefit information for Food Stamps or TANF, etc.). New south high school on the horizon: AISD has asked Linda Klar to serve on a committee to start preliminary discussions on a new south high school. If you volunteer for a community organization, we’d like to know! |T

Budget spotlight: legal fees

We all know how to create a bud-get, right? You list the categories

of your various expenses like mortgage, utilities, groceries, etc. and then allot a certain amount of money for each month. Sometime a category needs to be divided. For example, utilities can be divided into electricity and gas.

It’s the same way for the Tanglewood Forest Limited District. In particular, we have a budget for legal fees that is divided into three categories: general, special and covenants.

General legal fees is the largest amount and it covers work that must be performed each month including com-piling meeting agendas, making sure the District complies with open meeting statutes, preparing the minutes from the previous meeting and the attorney’s time to attend our meetings. There are also matters that need attention at certain times of year. This includes calling director elections in August, creating our budget and hiring an auditor in Septem-ber, and setting our tax rate in October.

We also have to adopt a records man-agement policy and approve a quarterly investment report. Our law firm keeps track of all these requirements and makes sure the correct paperwork is filed.

The Special legal fee category is the smallest amount of our legal budget because it is for legal work that comes up only occasionally or unexpectedly. We may need to research a zoning issue or negotiate contracts with vendors or other agreements with a person, business or government agency.

The legal fees for Covenants are only needed when a neighbor violates a deed restriction and then refuses to fix the problem after an extended period of time, or if there is an immediate problem such as a vicious dog. First, the attor-neys prepare a letter explaining that legal action will occur if the resident does not fix the problem. If the letter does not gain compliance, then the budgeted funds will be used to file and pursue a lawsuit.

In response to recent questions, the Board of Directors invited

representatives from the City of Austin Code Compliance Department to attend the last Board meeting to provide information and answer questions about the permit process for residential and commercial construction projects.

Many thanks to Malcolm Mills and Chris Maldonado, who reiterated the information found on the CoA website, that “A permit is required to erect, construct, enlarge, alter, repair, improve, remove, convert, move, or demolish any building or structure within the City’s zoning jurisdiction. Generally, cosmetic work to a house does not require a permit such as painting or carpeting. Replacing shingles on a roof for a house does not require a permit unless the decking is replaced. A 6-foot privacy fence does not require

a permit. Swimming pools require a building permit. Separate permits are required for plumbing, mechanical (air conditioning and heating), and electrical work.”

Homeowners need to complete the Residential Permit Application before beginning a construction project. and bring it to Residential Review. The application and instructions are available online at www.austintexas.gov.

Fun times at the Tanglewood Pool!Thanks to all residents who came to a very fun pool party on the Fourth of July! Music, games, and prizes (27 beach towels were handed out!) were the order of the day, with free popsicles to help everyone stay cool.
