The Canadian fruit and vegetable picks of the month are beets, Brussels sprouts, leeks, potato, spinach, turnip, carrots, broccoli, mushrooms, squash and of course, pumpkin! Yes, it is harvest me in Canada! And speaking of harvest, the local Durham Region real estate market is showing its own version of what we consider to be harvest ming. Consumer confidence is definitely on the rise, with more buyers entering the marketplace than originally ancipated, translang to an upck in acvity across the board, resulng in more sales. Because the kitchen is so integral to the family unit, I wanted to update you on some design styles and news that are impacting the functionality of this most used room, expanding it from a simple food preparation space to a place inspired by creativity, infused with deliberate personality and embracing of casual entertaining and family interaction. In August, the Durham Region Association of REALTORS reported 843 residential sales in the Durham Region, representing a 6% increase over July, and an increase of 2.5% over August 2017 when the volume of reported sales was 822 units.

The amount of new listing inventory between July 2018 and August 2018 dropped by 209 units in the Durham Region, finishing at 1,466 new listings compared to1675 the previous month.

The average selling price in Durham for the month of August was $590,706, a nominal increase of $6,575 over July, when the average was $584,131, and again a slight increase over August 2017 when the average price in Durham Region was $587,172.

Homes continue to sell well in an average of 28 days.

Year-To-Date, the average price for 2018 is $596,374, down just over 5% from the record setting high of $628,005 in 2017. However, it represents an increase of 11.7% over 2016, meaning that we should finish 2018 with the second highest average sale price in Durham Region’s history.

Here’s how that average price breaks down for last month:

The average detached dwelling sold for $652,152 and sold for 98% of list price in 29 days. 548 units were sold.

The average semi-detached dwelling sold for

$498,790 and sold for 99% of list price in 17 days. 50 units were sold.

The average link dwelling sold for $536,047 and sold for 99% of list price in 21days. 45 units were sold.

The average freehold townhouse sold for $524,252 and sold for 99% of list price in 23 days. 99 units were sold.

The average condominium apartment sold for $380,665 and sold for 98% of list price in 29 days. 42 units were sold.

The average condominium townhouse sold for $398,284 and sold for 98% of list price in 32 days. 58 units were sold.

The Old Farmer’s Almanac is North America’s most popular and longest continuously-running almanac. Now in its 227th edition, it has been the trusted source for weather, astronomy, folklore and more since 1792, when George Washington was the president of the United States! The 2018-2019 winter weather forecast according to the almanac is predicted to be colder than normal winter temperatures for most of Canada, except where we are, in southern Ontario, where temperatures are predicted to be within the normal range. However, above average snowfall levels are forecasted for all of Canada this winter, so prepare your snow blowers and plows soon and get that snowmobile ready for some winter fun!
