    Terms and Conditions

    1. Holiday TenancyThis agreement is made on the basis that the house is to be occupied by the tenant for a holiday for

    a specified period. It is a contract between the house owner and the tenant/applicant (named on thebooking application). The tenant must be over 21 years of age; will have responsibility for the

    property and must have the authority to ensure that all members of the party observe these bookingconditions.

    2.

    Reservation

    Once the requested dates are confirmed as being available they will be reserved in the applicants

    name for 10 days. If payment as outlined below is not received in that time we regret that thereservation will be cancelled.

    3. Payments from the UKBookings more than 8 weeks in advance: A deposit of 30% of the cost of the holiday8 weeks before the start date: The balance must be paid in full plus a refundable damage bond of250.00, this amount represents our insurance excess limit.

    Payments can be made by cheque payable to The Old Shooting Lodge or directly in to our bankaccount by BACS facility.

    Receipts for payments made will be issued once payment has been processed (usually 2 5 workingdays after payments have cleared in our account).

    Non payment of the balance will entitle the owner to re-let the holiday. Reminder notices will not beissued.

    4. Overseas PaymentsPayments from outside the UK can be made directly in to our bank account, account details available

    upon request. Please contact your own bank about possible charges for this service.

    5. CancellationAll cancellations must be made in writing. Please note that the following terms and charges willapply:

    At least 6 months prior to arrival: A full refund of monies paid less an administration fee of 50.

    60 days to 6 months prior to arrival: The applicant is liable for 30% of the cost of the holiday,subject to a minimum charge of 75.

    60 days or less prior to arrival: The applicant is liable for the full cost of the holiday

    If, however, the owner is successful in re-letting the property for some or all of the same period they

    shall return the rent paid for the period which has been re-let, less any costs necessarily incurred tore-let the property e.g. advertising, administration. No assurances can be offered that this will be so,therefore, holiday insurance is strongly recommended.

    6. Changes to a BookingApplicants wishing to change reserved holiday dates may do so providing the property is availableand the owner is in agreement.

    7. No Smoking PolicyThe owners operate a strict no smoking policy inside any room within the holiday lodges. Smoking ispermitted on the lodge balcony.

    8. BarbecuesThere is a designated barbecue area for each lodge with a barbecue supplied. Barbecues are strictly

    prohibited in any other area. Under no circumstances must a barbecue or any other combustible

    device be used within or on the balconies of the lodge.

    9. Maximum OccupancyThe maximum number of guests permitted to stay within one lodge is 6. The number of guests

    permitted to stay in the lodge shall not exceed the number stated on the booking form. Under nocircumstances must this occupancy level be exceeded due to fire safety and insurance restrictions.Visitors may visit but not stay overnight without prior consent from the owner. Please see note 10

    below re parking.

    10.ParkingEach lodge has two designated and permanent parking spaces. These spaces must be used at all

    times. Each lodge also has two visitor parking spaces, giving a maximum of 4 parking spaces perlodge, at any one time. This number must not be exceeded at any time. Vehicles must be parkedwithin the designated spaces at all times and not parked anywhere else on the site.

    11.DogsWe accept up to 2 well behaved dogs in one of our two lodges. Dogs must be disclosed on thebooking form and must be kept on a leash at all times when on site, outside of the lodge. Dogs must

    be kept under strict control at all times and must not be allowed to cause annoyance or nuisance to

    other guests on site. Dogs are not permitted in the bedrooms or bathroom of the lodge and must becontained within the main living area at all times. Dogs must not be left unattended within the lodge

    at any time. Tenants with dogs accept absolute responsibility for the actions of their pets, and acceptto fully reimburse the owners for any damage whatsoever caused by the pets, or as a direct result of

    their presence on the site. Adjacent to the lodges is a 2 acre paddock where dogs may be exercised.Please note that livestock are present within the paddock at certain times of year when it may be

    necessary to keep dogs on a leash. Please consult with the owner regarding this matter prior toentering the paddock.

    12.FuelA basket of wood for the wood burner, located in the main living area, is supplied free of charge.Please note that the lodges also have oil fired central heating, with radiators in all bedrooms,

    bathroom and two radiators in the main living area. Additional wood for the wood burner can be

    purchased from the owners or independently, if preferred. Your electricity usage is included withinthe price of your lodge hire. On arrival you will be shown how to use the wood burner safely by theowner. Absolute care must be taken when using this at all times.

    13.Times and Duration of LettingTenancies commence from 4pm on the day of arrival (or earlier by prior arrangement) to 10.00am onthe day of departure. It is important that these times are adhered to so that the accommodation can

    be properly prepared for you and subsequent tenants. The tenant will be liable for any extra costsincurred for attempting to stay beyond the departure time. All keys are to be returned to the owneras agreed.

    14.Property Information FolderAn information folder is provided in the property with important information about the property,

    appliances and local services. If missing, tenants must advise the owner immediately. The inventoryincluded with the folder should be checked by tenants on arrival and any discrepancies reportedimmediately to the owner.

    15.Tenants' obligationsThe tenants agree to:

    a. take good care of the property during occupation maintaining all furniture, fixtures, fittingsand effects in the same state of repair as at the commencement of the holiday;

    b. use the property and its contents in a safe and appropriate manner;c. read instruction booklets before use of appliances;d. keep the property secure and locked (where locks exist) all windows and doors whenever

    the property is left unoccupied and comply with security and safety precautions;e. not to use the property or any part of it for any of the following, nor allow anyone else to do

    so: activities which are dangerous, offensive, noxious, noisome, illegal or immoral, or which

    are or may become a nuisance or annoyance to the owner, or to the owner or occupier ofany neighbouring property;

    f. not to act in any way which will or may result in the insurance of the property being void orvoidable, or in the premium for the insurance being increased, nor allow anyone else to doso;

    g. leave the property in the same state of cleanliness and general order in which it was found;(an additional cost will otherwise be incurred to cover the extra cleaning)

    h. report any damage or breakage immediately to the owner;i. pay the costs arising from any breakages, damage to furniture or fittings, removal of any

    items from the property, damage to the exterior of the property including any damage to

    neighbours property;

    j. not to make any noise at the property which is audible from outside it between 11pm and 7am, to be responsible, courteous and neighbourly at all other times;

    k. place refuse, surplus food and unwanted articles in bin liners inserted in the waste binsprovided and, if full, to dispose of the contents of the bins in the refuse container outside ofthe house and to replace disposed of bin liners with fresh empty ones as supplied. Pleasenote that we have a recycling point for cans, plastic, cardboard, paper and glass;

    l. not drop any litter in the roadways, paths or parking areas;m. use only the designated parking spaces on the driveway and to adhere to the maximum

    number of vehicles permitted at any time. Each lodge has two designated parking spaces,

    and two visitor parking spaces. These should be parked within the designated spaces

    n. not block the waste pipes and drains;o. not tamper with the electrical, oil, water or sewage services, pipes or equipment.

    16.Damages and BreakagesThe 250 damage bond will be refunded in full by the owner - within 14 days of the end of the lettingperiod - providing an inspection of the property reveals all to be in good order. Should this not be the

    case, the cost of any damages or breakages will be paid for from this bond and the remainderrefunded. Any damages incurring costs over and above the 250 damage bond will be invoiced withpayment required immediately by return.

    17.Reasonable AccessThe owner and their representative retain the right to enter the property at any time.

    18.Problems or ComplaintsIn the event of there being any problems or deficiencies with the accommodation or contents, thematter should be reported to the owners on site at once. Prompt notification by the tenant is required

    to enable remedial action to be taken. No complaints will be accepted or correspondence entered into

    where complaints are made at the end of a tenancy.

    19.LiabilityThe owner cannot accept any liability for:

    a. any injury sustained by any person;b. loss of, or damage, to any property brought onto the premises;c. cars, which are parked at owners riskd. noise, nuisance or disturbance resulting from building works, noisy neighbours or local

    events etc.;

    e. disruption of service from utility suppliersf. closure of shops or amenities described in the property details.

    20.Breaking the Terms and ConditionsThe owner reserves the right to terminate the tenancy, without refund, should there be a breach of

    any of these conditions. This is without prejudice to any of the other rights and remedies available tothe owner.

    21.Non Availability of PropertyIn the event of the property becoming unavailable (e.g. through fire, other natural disaster or other

    unforeseen circumstances) the tenancy is automatically cancelled or ended and the owner will refundall monies paid, or if the letting has commenced, proportionately any part of the rent for any periodfor which the property cannot be used. In no event shall the liability of the owner to the tenantexceed the rental paid for the property.
