Realtors tell us the single most negative comment from a potential Four Colonies home buyer is

in regards to the neglected appearance of fences.

Unfortunately, we have rotten fences, unpainted fences, missing fences, etc.

Disrepair of fences in Four Colonies is a huge problem.

The board will be focusing on a solution to this problem in the near future. We cannot allow our

properties to lose value because of fences. Curb appeal draws buyers. When you can’t see past

neglected fences, the potential homebuyer loses interest.

I urge you to look at your fence. If it needs repaired and/or painted, make plans to do so.

President’s Message July 2011

While our Sycamore trees are looking poorly, the K State Extension Hotline assures us the trees will

be fine. They have a condition called anthracnose which is worse this year because of the amount of

rain. As the weather gets warmer and the rains lessen the trees should leaf out.

Pool Etiquette Essentials

Hang 10 Official pool "rules" are posted at each of the four swimming pools. The rules are in accordance with the City of Lenexa policies and generally considered "universal". Pool etiquette is also considered universal, especially on cruise lines and at four star hotels. Four Colonies is a ''four star community". Use pool etiquette when enjoying the pool. Etiquette is the oil that lessens friction and enhances interactions among residents. 1. Watch your language. Most residents do not want the use of four letter- words or references to specific body parts and bodily functions to be representative of the level of intelligence found in our community. The civil use of our language would be much appreciated and goes a long way in making friends with your neighbors. 2. Can you hear me now? Many residents like to listen to music while at the pool. Where is that volume set? While you relish an afternoon in the sun listening to heavy metal, or relive the good days with 'The Boss", or close your eyes and vision western dance line steps in your head, your fellow residents may not want to "share" your vision or music. This also includes residents with homes bordering the pool and who have opted to stay home that day. Turn the volume down, enjoy your music among your specific group of friends and let other residents do the same. Good conversation among friends and neighbors occurs when no one has to shout over blaring noise. 3. Is any one sitting here? Often chairs at the pool will have a towel draped over them to "reserve" them. If you are not going to use the chair within a short period of time (or for the entire afternoon), please put your towel back in your bag and let another resident use the chair. Four star hotels enforce the "30 minute" rule. If a towel is on a chair and the chair remains empty for 30 minutes, staff members remove the towel so another guest may use the chair. Letting chair use turn over usually insures most residents will have a place to sit. (If additional pool furniture is needed, let a Board of Directors member know or email the office. The cost can be incorporated in next year's budget.) 4. It doesn't stack up. While it may seem like fun - stacking chairs on top of each other, shoving them to the side of the pool and using the stack as a makeshift diving board, quickly ruins the pool furniture, and is an individual injury waiting to happen. Remember, pride in our property (even Association property) and safety at all times. 5. Bomb's away is not "da bomb". Cooling off at the pool on a hot summer day with friends is terrific. However, look around. It is not fun (or funny), when other swimmers take over the entire pool playing volleyball, or dive bomb where other residents are floating or swimming. Rough play in the water is not only unsafe, it is un-neighborly. 6. Do you know where your child is? Parents, grandparents, aunts, uncles and babysitters are responsible for the behavior of young people in the pool. Be in attendance and aware of their behavior at all times. Our pools are not drop-off day care centers. 7. It all "depends". The pools are for the enjoyment of all residents, even those in diapers. However, diaper-wearing toddlers should always be in the "baby" pools where water can be contained if an "accident" happens. It is unsanitary, unsafe and costly if a pool has to be closed because of such an accident. 8. Not all residents welcome. Four Colonies is a community of animal lovers. Love your neighbors and keep your dog at home when you come to the pool. Dogs are not to be inside the fence of a pool area or in the pool. Reasons should be obvious. 'nuff said, woof, woof. 9. Just say no. When a person you do not know comes to the gate and asks to be let in, you have permission to just say no. Someone prop the gate open? You have permission to properly close the gate. 10. Pride in our property. Be considerate and lower the umbrella if you are the last to leave in the evening. Have you picked up your trash?

Changes are coming to residential trash collection

in all of Johnson County no later than January 1,

2012. Fortunately, Four Colonies and Lenexa

already have some of the changes in place.

Each month in The Clarion, we will highlight one

aspect of the new JoCo Solid Waste Code. This

month, recycling. Take a look at the simple,

inclusive chart below for what can--probably lots

more than you think--and can’t be recycled. If you

don’t have a recycling bin, call the Four Colonies

office.

Common Grounds The four drainage projects approved by the Board this year have been completed at a cost of $40,500. We have used all but $2,500 of the

2011 funds set aside for erosion and restoration of grounds.

A special committee has been formed to address the upcoming changes to residential collection of solid waste. Ann Arnott is heading up this

Solid Waste Management Committee which has already met with the Johnson County Environmental Department. Residents will be informed

of this process through the Clarion and at Board Meetings.

A tree survey is underway to record species and map their location within the common grounds area. This volunteer service is being done by

two residents Ada Niedenthal, Retired Landscape Architect, and Sara Funk. This is a huge undertaking that will take some time; however,

when completed we will have a good understanding of our existing trees and be better prepared to plan for the future.

Step Handrails The City of Lenexa requires that a handrail be provided on sidewalk steps when the number of steps exceeds three. We have

four locations where handrails need to be installed: two locations at Pool III and two locations between Halsey and Colony Lane in the

northeast portion of Four Colonies. We make a motion that the Board approves the bid by Guier Fence for $2,685. This money will come out

of account 51092-Grounds Improvements.

Tree Removal We recently became aware of a potentially dangerous tree located behind 8161 Monrovia. This tree has a lopsided crown, is

deteriorating at the base of the trunk, and is leaning toward a six-plex structure. We make a motion that the Board approves the Davey bid to

remove this tree for $1,680; money to come out of account 53034-Tree Removal/Replacement. The cost for this one tree is high because of its

location; the trunk will have to be cut into small pieces and hand-dollied out.

Paint Report The shingled units will be painted in 2012. The paint chairmen are continuing to investigate appropriate and cost effective

materials. When these materials meet Four Colonies, and Lenexa code specifications they will be presented to the full Paint

Committee for selection of colors that are compatible with our existing colors. It is anticipated that each complex will have an

opportunity to select from the new shingle colors.

Communications Committee Four Colonies is now on the social networking site Facebook. The link is located on the lower right hand side of the Four

Colonies home page of our web site www. fourcolonies.net.

Manager’s Report Office staff has been busy issuing pool cards to homeowners. Several steps are taken to insure cards are only distributed to

residents of Four Colonies. The majority of off site homeowners have relinquished the use of Four Colonies pools to their

tenants. The card entry system is working well. We have had 3 reports of stolen or lost cards. These cards have been voided

from the system thus making them unusable. The new gate entry system software is in place. Information regarding the use of

the pool can easily be captured.

The pool security guard has reported for duty. We have had reports that pool users have been asked to show cards. The guards

will also be checking number of guests per card (4 is the limit). The hot weather has made the pools extremely popular.

The tree maintenance trimming has been completed. 23 dead trees have been removed. The stumps have been removed and

staff has been preparing the areas for grass. Two new Japanese Tree Lilacs have been planted on the grounds. Several home-

owners have expressed a desire to donate replacement trees which is greatly appreciated. Our grounds committee will be

submitting a tree replacement plan in the fall. At that time, we will contact the donors with more information.

The contracted drainage/erosion correction areas have been completed. These completed areas have new sod; thus, maintenance

staff has been busy watering. Unfortunately, the lack of rain has increased the challenge.

Two hand rail manufacturers have submitted bids for hand rails at the 4 locations with greater than 3 steps.

FOUR COLONIES HOMES ASSOCIATION SPECIAL BOARD MEETING MINUTES June 14, 2011

President Barbara Redhair called the Special Board Meeting of June 14, 2011 to order at 3:53 pm. A quorum was present. No homeowners were present. Unfinished Business to be discussed: The approved motion to accept the services of B & A Architecture to provide all architectural services to modify the existing pool 3 facilities and restrooms to address accessibility issues in compliance with the 2010 ADA Standards for Accessible Design. Since this motion was passed, we have learned that homes associations that limit the use of their facilities strictly to members and their guests are not subject to ADA standards. After discussion regarding this issue, a motion was made by Ms. Redhair to rescind vote #2 of the May 23, 2011 Special Board Meeting. The motion passed. FOUR COLONIES HOMES ASSOCIATION REGULAR BOARD MEETING MINUTES June 20, 2011

The Homeowner’s Forum started at 5:45 p.m. There were three homeowners present. The following topics were discussed:

poison ivy, Board procedures, shrubs and landscaping.

Vice-President Helen Lightle called the Regular Board Meeting of June 20, 2011 to order at 6:00 p.m. A quorum was present.

Mr. Brooks made the motion to accept May 16, 2011, Regular Board Meeting minutes as written. Mr. Shields seconded and

the motion passed. (Vote #1)

Mr. Brooks made the motion to accept the May 23, 2011 Special Board Meeting minutes as written. Mr. Shields seconded.

COMMITTEE REPORTS:

Architectural Review – Mr. Brooks reported that the Architectural Control Committee received six new requests and all

were approved.

Common Area Facilities – There was no report.

Communications- Ms. Bennett reported Four Colonies is now on Facebook and there is a Facebook link on the home page

of the website.

Rentals - There was no report.

Roofing – Roofing will start this week on the 12 units with defective shingles.

Social- Ms. Pope reported the Pride in Creativity Exhibit was a success and plans are being made for a repeat exhibit

in 2012.

Manager’s Report – The Board received a copy of the Manager’s Report. Discussion followed.

Old Business- There was no Old Business.

New Business- Ms. Lightle reported the City of Lenexa requires that a handrail be provided on sidewalk steps when

the number of steps exceeds three. We have four locations where handrails need to be installed: two locations at Pool
