It’s perhaps thecheapest time inhistory to get afirst time buyers’mortgage – withrates at historiclows and thenew Help to BuyISA due. Yetthat’s not the

same as saying it’s the best time to buy ahouse. Property is an ‘asset class’ that meansprices move – so never assume buying a home isas safe as houses.It’s far more important to examine your ownreasons for buying. If it’s a long term place to live,to give you security of tenure, and therepayments are affordable (possibly evencheaper than renting) it's a reasonable aim.Here’s what you need to know…

Step 1. Learn the lingo. A mortgage is likely tobe the biggest financial transaction you'll make,so arm yourself with knowledge to understandthe terms commonly used. Here are the key factsyou’ll need to understand about any mortgage.

a. The Rate: This is the interest you are charged,and it dictates the amount you repay each month.b. The Type: Most mortgages have ratereductions for the first two to five years. Thesecome in a few types. Fixes are where the rate islocked in. Trackers are where it can only move inrelation to UK base rate moves. And variablerate, where they tend to move with UK baserates, but can also move at the lenders whim.c. Length of the deal: If it's a short-term deal (eg,a 2yr fix), when does it end?d. Term: How long is the entire mortgageborrowing length - eg, 25yrs, and when will it befully repaid?e. Penalties: Are there any early-repaymentpenalties if you try and pay it off or move, beforethe deal ends?f. Can you overpay? Are you allowed to pay moreoff without any penalties? This can be very usefulas it means you pay less interest over themortgage terms and clear the debt more quickly.g. Your loan-to-value (LTV): The proportion ofyour home's current value you are borrowing. eg,a £20,000 deposit on a £100,000 means you’reborrowing £80,000 – so it’s an 80% LTV. Thelower the LTV, the better deal you can get.

Step 2. Deposit, deposit, deposit. Every 5%bigger deposit up to 40% cuts the rate - so a littlemore can have a big impact.

Imagine you've a £150,000 home, and want a£136,000 mortgage. That's a 90.7% LTV, the top2 year fix is 3.98%. Yet if you use £1,100 ofsavings to reduce the borrowing needed, you'dcross a threshold and be at just under 90%,where the top 2yr fix is 2.69%. This would saveover £700/year in mortgage payments alone.

Of course saving for a deposit is often astruggle. From autumn you’ll also be given thechance of a cash boost towards buying your firsthome if you save into a new type of Help to BuyISA.You can save up to £200 every month and theGovernment will add 25% on top (so £50 on£200). You can also save an additional £1,000when you first open it, meaning you can save£1,200 in the first month (that will have £300added on top of it).

The minimum you need to have saved to get thebonus is £1,600 (so a £400 bonus), and themaximum the Government will contribute is£3,000 (so that means you will have saved£12,000). For full information seewww.mse.me/helptobuyisa.

Step 3. Speedily compare to benchmark yourcheapest. It’s important to start to work out theexact cost you’re likely to pay as soon aspossible. Mortgage rates are currently the lowestthey have ever been, with even 5 year fixes below2% (if you’ve a big enough deposit). While thereis always the chance that they could sneak evencheaper, there’s not that much room to fall, yetthere’s far more room for them to rise in future.

To find a mortgage you want to look across thewhole market if possible. There are a number oflenders like Yorkshire BS, Tesco Bank and HSBCwho only offer their mortgages direct, and thesemay be missed by mortgage brokers. So it’simportant to start by doing a comparison thatincludes all deals. The days when lenders flung outdeals to all and sundry are long gone. Getting

accepted is now a challenge – I would suggestyou start preparing and you position yourself atleast a year in advance, or failing that as soon aspossible.

a) The credit check. It's crucial to manage yourcredit score, preferably months in advance, eg,never make late payments, minimise otherapplications and put a landline not a mobile onapplications. See my 35 credit score boostingtips at www.mse.me/creditscore to make surethat you’re in good financial shape.

b) Affordability checks. Lenders must stress-testif your mortgage is affordable, even if rates were6-7%. They'll want evidence of income, big bills,expenses, even eating out. So being frugal inadvance helps.

One way to navigate through these checks, is touse a top mortgage broker, you can search forone using www.vouchedfor.co.uk orwww.unbiased.co.uk - they have info on howharsh each lender's checks are, and can helpease acceptance. You’ll generally pay a fee forface to face advise though brokers likewww.lcplc.co.uk operate fee free via the phone(they get a fee from the lender).

Step 5. Don't fall for 'Help to Buy Mortgage'branding. While much hyped, the main Help toBuy scheme (ie, not the original only for newbuilds) is about the Government giving LENDERSa guarantee to enable them to offer more 5%deposit mortgages, meaning more are available.If you're looking for a 5% deal, it makes nodifference to you whether it's a Help2Buy or not.Just go for the best available.

Step 6. Fixed or variable? With a fixedmortgage, the amount you repay is, er, fixed soit's like buying an insurance policy againstpossible rate rises. Variable deals move with UKinterest rates (sometimes just at the provider'swhim). Currently you only pay a touch more tofix.

It's very difficult to predict future interest ratemoves. Even top economists are singing adifferent tune now from a year ago, and there'seven the possibility they may fall before that. Sofocus on your own situation.

The more crucial the security of knowing exactlywhat you'll pay, the more you should edgetowards fixing (& fixing longer). If cracking therock-bottom deal's your driver, edge to short-termtrackers.

It was a real privilege to have the opportunity to visitStones Restaurant again, they’re a restaurantspecialising in modern British cuisine and is tuckedaway near the bridge in the heart of Matlock. Overthe last couple of years the layout has changed inthe restaurant, it now boasts a stylish conservatorythat leads out onto a terrace area overlooking theriver. The restaurant looks fantastic and the terraceis a particularly elegant place to sit and enjoypre-dinner drinks and watch the world go by atlunch time or in the evening.

When we visited them it was a chilly Wednesday

evening in July so unfortunately we couldn’t enjoythe terrace. We were shown to our table in the verysmart conservatory and offered the pre-dinnerdrinks menu. I ordered a Cocktail of Pimms andGinger Ale and my partner ordered a Mocktail(non-alcoholic cocktail). Canapés were served withour drinks, we had Smoked Salmon with BeetrootJam, Chilly and Lime Pulled Pork, on a Coconutand Lemon Grass Ginger Puree, and Red PepperMousse with Basil and Feta Cream.

To keep the pricing simple at Stones you can orderin the evening two courses for £28 or three coursesfor £32. We ordered our starters, my partner had -Sesame Crusted Scallops, Confit Chicken andPickled Ginger and I ordered Citrus Cured Salmon,Charred Cucumber, Lemon and Dill Dressing. Forour mains I ordered Herb Crusted John Dory,Aubergine Purée, Roasted Courgette, WarmGazpacho and my partner ordered Assiette ofLamb, Peas and Carrots and Fondant Potato.Stones also provided more treats in between thecourses of Brad Malt Bread and Cheese and OnionBread served with Home Made Butters.

For desert I had Crème Brulee with StrawberrySorbet and White Chocolate Powder, and mypartner had Banana Ice-cream with a Brandy SnapCone, Coco Sorbet and Mini Meringues, this wasfollowed by Coffee and the most amazing HomeMade Chocolates and Marsh Mallows.

Stones Restaurant really is fine dining at its best,we were both blown away by the service, thepresentation of the food and their attention to detail.I’d love to describe to you how the food tasted butunfortunately we don’t have the space here, maybeyou should try it for yourselves! All I can say is thatyou don’t get ‘Two AA Rosettes for CulinaryExcellence’ for nothing!

Kev Stone, Head Chef, his partner Jade Himsworthand sister Katie Temple have created a reallyspecial place with amazing food, with such attentionto detail. I suggest the next special occasion youhave you book a table for you and your loved onesat Stones (if you haven’t got a special occasioncoming up soon then just make one up) I guaranteethat you’ll have a great time!

Sadly these are the most frequent things we hearat this time of the year from both parents andsome students just before they go off to sit theirGCSE Maths or English exams!

The stress suffered by all parties during that all importantyear 11 , usually around the mock exams, when parents andstudents wake up to the fact that they are in danger of notgetting the grades they want or need for their life’sambitions. It is all very well saying the student must do morework or try harder, but more of the same rarely works. In ourexperience the student has some real gaps in their learningand often a low level of confidence in their ability. Constantprevious exam papers during class in the run up to the examonly exacerbates the situation with the result that thestudent loses what confidence they had, feels a lower self-esteem and generally settles for a lower grade than theyreally wanted or are capable of.

Richard came last October, giving himself plenty of time.He was very relaxed and laid back, unlike his mum! He washovering around a grade D and Pat knew it would takemore than luck to get him to a Grade C… a change of paceand attitude was effected by Sue and Pat and now he issoaring and mum is happy.

Claire came in March, very stressed and anxious to get aGCSE Maths A*. She lacked confidence but was ambitious.Sue, our Maths tutor, soon turned her around and sheended up confidently tackling A* questions with ease.

Rachel arrived in June for her GCSE Maths next year, in2016. She knows what she wants and she and Sue sat downand devised a plan to get her there. One relaxed and

confident young lady, she now knows what needs doing, andby when, to get her grades. Big smiles, sensible girl!

George arrived a mere 3 DAYS before his exam to work onhis GCSE English Literature with Julie, having had somethingof a pre-exam meltdown. A single session helped to steadyhis nerves and focus his mind, but think how much more shecould have done if he had come a bit earlier!

The moral of this tale is … don’t be a George,be a Rachel .Come along as early as possible in the GCSEjourney and give yourselves and us more time to help youenjoy the progress, gain the confidence and get the resultsyou are really capable of next year.

There is a quote that goes along the lines of ‘If youwant to save the planet, take up gardening’. I don’tknow who said it, but it’s extremely good advice. I lovegardening and helping others to enjoy their gardenstoo but it never occurred to me, until recently, that Iwas also contributing to the bigger picture, that ofcaring of our planet too.

As a busy person, running my company, YorkshireGarden Designer and caring for my own garden, Idon’t stop to think about much beyond the immediateand the urgent. I’m sure you do much the same. So itcame as a surprise to find that in actual fact I wasdoing quite a good thing, in my own little way, to boostthe health of the whole planet.

As a gardener, one of my primary goals is to keep thesoil in my veg patch in good heart and by that I meanthat I work quite hard to make ensure that I put adecent amount of organic matter in the soil every yearwhich gives it good structure, keeps it moist, fertile andsupports a wide range of soil born organisms. An easyway to check the condition and fertility of your soil is todo the worm test. To do this, just dig a hole in one ofyour borders, about a foot down (30cm) and as wide.Get a clean piece of plastic and put the soil that youdig out of the hole onto it. Once you have finished thehole, look through the excavated soil and count thenumber of worms you find there. If you have 8 ormore, your soil is in excellent condition. If you have

less, or even only one, you know that you need to getsome well-rotted organic matter into it as quick aspossible.

There is an obvious benefit to keeping the soil in goodheart. It will support healthier plants which are thebasis of the food chain we all rely on, as well asmaking a vital contribution to keeping our environmentclean and viable. The less obvious benefits of keepingour soil in good condition is that fewer man-madechemicals are needed to grow the crops we rely on,there is more bio-diversity and less soil blows away.

Soil erosion is a huge problem worldwide and wholepopulations have experienced devastating famines asa consequence. It comes about because the soil losesits organic matter (which happens for many reasons)and as a result becomes light and dry. So when thewind blows, the thin soil goes with it and without anysoil, it is impossible to grow anything. You may thinkthat this is a problem that only countries such asEthiopia must deal with but you’d be wrong. Soilerosion happens in the UK too, and for the samereasons as in Ethiopia. Which is where us gardenerscan actually make a difference, even if it is only in yourback garden.
