Sutherland’s increasingly well-educated and professional workforce is reflected by an average income per person of $40,612, which is above the Metropolitan Sydney average. Employment growth is an important driver of residential demand with workers looking to live in close proximity to where they work. The Sutherland LGA is projected to generate 13,800 new jobs by 2031, which will create employment opportunities for new residents.

Sutherland has a diversified economy. The health care sector is expected to be the biggest driver of employment growth in the Sutherland LGA with 3,100 new jobs by 2031, which is recreated by future investment in Sutherland Hospital. Other sectors driving employment growth include retail trade, education and hospitality.

Sutherland is located in close proximity to a number of major employment centres. Strong transport linkages provided by Kirrawee and Sutherland train stations provide residents with good access to employment centres such as Sutherland, Kogarah and Sydney

Airport. The Sydney CBD is also located within approximately 30 minutes by train, which provides good access to professional residents.

The median sales price for units in Sutherland, NSW in the last year was $650,000 based on 272 home sales. Compared to the same period five years ago, the median unit sales price for units increased 56.6% which equates to a compound annual growth rate of 9.4%. This is a significant capital growth rate year on year and reflects the underlying demand for unit stock within the LGA.

In terms of off the plan residential stock, Sutherland has seen an increase in the supply of new developments since the gazettal of the Sutherland Shire LEP 2013. This has stimulated a much required underlying supply issue and is providing for a greater degree of choice in size & style for prospective purchasers.
