Owners with multiple lots must indicate how they wish their payments applied by including the appropriate coupons with each check. Homeowners Issues:Several addresses were submitted to the board regard-ing compliance issues such as moldy roofs, roof repair, RV parking, commercial vehicle parking and stained driveways.

Reminder - It is the responsibility of each Lot Owner to assure that their current contact information is in the Property Manager’s data base. That includes local and alternate mailing addresses, local and alternate telephone numbers, email addresses, home watch services, etc. This is important for notices to the entire community of important information like road closures, Estates newsletter and official notifi-cations from the Association including Association Maintenance Fees.You can do this on line at http://igenaples.info/owner_info.htmor at www.gateaccess.net

The next Board meeting is set for November 17, 2016 (Budget Adoption) at 8:30 am.

IGE President’s Report for IGEHOA Meeting 9-27-16Tom Nessling and I met with D. R. Horton and presented our proposed budget for 2017 for Entrada outside of the gate. They accepted the budget and we proposed an initial sharing ratio of 90% IGE and 10% Marsilea. Either Association can call for a study of gate traffic to deter-mine future sharing ratios, Marsilea will have only 18 homes when built out and their association provides lawn service for the whole community. It was proposed that D. R. Horton will contribute $1,000 to the Entrada reserve fund and IGE will contribute $9,000 minus our actual expenses for 2016. We jointly agreed that we will work with our respective attorneys to complete a simpli-fied agreement. Our joint goal is to have the agreement signed by the end of the year. Association attorney Diane Simons was in attendance and has been working on this agreement.

Attorney Simons provided an overview of the Delinquent Assessment collection process. IGE is in very good shape with few collections and bankruptcies.

Three proposals have been received for tree trimming and we will select one today.

The replacement HOA truck should be available on Nov 3rd and Mark and I will pick it up on Monday Nov 7th after it has been processed for delivery. Our Resolution approving the purchase was signed by all Directors and the last date was 10-02-16.

Resolution:Be it resolved that the Board of Directors of the Imperial Golf Estates HOA, Inc. hereby approves the replacement of our 2006 pickup truck according to the attached estimate from Auto Nation Toyota, Fort Myers, Florida at a price, including the trade-in of our existing vehicle, at a not to exceed price of $32,000to be paid from our Equipment Reserve and any excess from the Contin-gency Reserve. This is in accordance with our 10 year replacement policy. The Auto Nation Fort Myers proposal is $2,000 less than the Germain Toyota proposal.

Highlights of Oct 27th Board Meeting: The meeting was called to order at 8:30AM by President Tom Harruff. The following board members were present: Tom Harruff, Dan Castaldini, Scott Toth, Martha Mugford, Tom Nessling and Pat Keating (attended by phone). Mark Thieme, IGE Super-intendent and Beth McWilliams, CAM representing Sandcastle Community Management attended. There were two owners in attendance. Two visitors from Converged Systems Inc were in attendance. Community Manager’s Report: (PM McWilliams) Beth McWilliams, CAM reported that several owners are electing to trim their trees away from streets so that the tree trimming is ascetically pleasing. The tree trimming up to 16’ above the road surface extending to the lot side of the drainage scupper beside the road will be scheduled sometime in the next month. Pedestrian gate fobs were discussed. Ramco is working to solve the issue.A request was made to publish the following agency names and phone numbers in the monthly newsletter:

Unfinished Business:The Board approved a contract with Greenway to trim trees overhanging our roads up to 16’ above the surface of the road.

Converged Services Inc. Eric Cole and Leo DelGado presented preliminary cable and internet costs and services from Comcast, Hotwire, Summit and Lifestream. They represent multiple Homeowner and Condo Asso-ciations in Imperial covering about 1,000 units. This is the start of assessments and negotiations of the four proposed services contracts. Our current Comcast bulk cable TV contract expires in 2019.

New Business:Annual Members Meeting and Election of Directors is scheduled for January 23, 2017 at 7:00PM at the golf course clubhouse.Mailbox Replacement Clarification was postponed until the next board of directors meeting.

The Entrada ROW Maintenance with Marsilea Develop-ment was presented and is included in the 2017 Operat-ing Budget Proposal.

We will have at least one Director vacancy at the end of this year. Please consider running for a position on our Board to assist in the running, maintenance and beautifi-cation of your community.

Contact Property Manager Beth McWilliams for the necessary paperwork to run for a position on the Board.

Tailgating at the Entrada gate continues to be a problem. The board has contracted with a commercial service that could be searched by license plate number to determine the owner and address. No Trespassing signs with CCSO approved wording have been added to the Entrada gate area.

The new signs have been installed on and around the back gate. The "No Trespass" signs conform to State Statutes to assist in prosecution of violators if necessary. The pedestal sign in front of fence on outside of gate still needs to be installed.

Flagpole at Entrada gate will be installed next week when Mark is back from vacation. Mark needs to remove pavers before installation.

Architectural Review Board Report: (Vice President Toth) Twenty two requests were approved by the ARB in the period of Sep 233 to Oct 26. There were no disap-proved requests. Approved requests included demolish house, construction of new home, exterior paint, replace roof, solar panels, Pool Cage, Hurricane Shutters, paver driveway, fence and remove Pine Trees. The Board approved the ARB report.

Roads and Walkpaths: (Director Castaldini) Future replacement of cul d’ sacs with plantings with pavers was discussed.

Traffic Awareness: (Director Keating) Traffic enforcement within IGE by CCSO (Collier County Sheriff Office) is on a regular basis. It was reported that the Collier Sheriff’s Department has been contacted to provide a report. The speed monitor is in for repair.

Violations and Fining Committee: (Director Mugford) Rounds were made on October 9, 16 and 23rd. Pictures were taken and submitted to Sandcastle Property Management. Trash receptacles should be put at the curb the night before pickup (Monday evening for Tuesday pickup), and yard waste is put out at the curb on (Thursday evening for Friday pickup). Yard waste should not sit out all week.

Thank you to all the residents who had their roof cleaned and took the necessary steps to be in compliance with the association rules. As a reminder, commercial vehicles cannot be parked in a resident’s driveway overnight, if they cannot go in the garage, other arrangements must be made. Please remember that keeping your property in compliance with association rules makes you a good neighbor and helps hold property values.

Stormwater Management/Drainage; (Director Castaldini) We have survived another “weather event” without any negative results. This Hurricane Season provided a few anxious moments but thankfully passed us by. But caution and action to be prepared when there is a threat is always the best course. Be Vigilant! We are continuing the process of collecting bids to trim our trees that have branches overhanging our roadways.Everyone should have received a notice from the Board of Directors that we have received complaints from the Fire Department, Waste Management, and the School Depart-ment that their vehicles are being hit by low hanging tree limbs and that we need to trim them. Homeowners have the option to trim their own or let the HOA trim them. If you have questions regarding this issue please contact Sand Castle our management company.

Repair of broken camera from a semi-truck denied access.Drainage: We have the new Bismarck fountain in. We are waiting for install.Canopy Trees: We have proposals for trimming the community canopy trees

Beautification Committee Report: (Director Nessling): Vendors have provided their 2017 fees..

Entrada Gate: (Director Nessling) Multiple gate violations incurring fines, suspension of usage and warning letters last month. A truck ripped one of our cameras from its post, Mark repaired it.We are using the "attorney provided" template for the warning letters mailed out.The Board decided to use Search Quarry to provide owner information on license plates of vehicles trespassing on Imperial Property.

Community Manager’s Report: (PM McWilliams) Beth McWilliams, CAM reported that several owners are electing to trim their trees away from streets so that the tree trimming is ascetically pleasing. The tree trimming up to 16’ above the road surface extending to the lot side of the drainage scupper beside the road will be scheduled sometime in the next month. Pedestrian gate fobs were discussed. Ramco is working to solve the issue.A request was made to publish the following agency names and phone numbers in the monthly newsletter:

Unfinished Business:The Board approved a contract with Greenway to trim trees overhanging our roads up to 16’ above the surface of the road.

Converged Services Inc. Eric Cole and Leo DelGado presented preliminary cable and internet costs and services from Comcast, Hotwire, Summit and Lifestream. They represent multiple Homeowner and Condo Asso-ciations in Imperial covering about 1,000 units. This is the start of assessments and negotiations of the four proposed services contracts. Our current Comcast bulk cable TV contract expires in 2019.

New Business:Annual Members Meeting and Election of Directors is scheduled for January 23, 2017 at 7:00PM at the golf course clubhouse.Mailbox Replacement Clarification was postponed until the next board of directors meeting.

The Entrada ROW Maintenance with Marsilea Develop-ment was presented and is included in the 2017 Operat-ing Budget Proposal.

We will have at least one Director vacancy at the end of this year. Please consider running for a position on our Board to assist in the running, maintenance and beautifi-cation of your community.

Contact Property Manager Beth McWilliams for the necessary paperwork to run for a position on the Board.

Tailgating at the Entrada gate continues to be a problem. The board has contracted with a commercial service that could be searched by license plate number to determine the owner and address. No Trespassing signs with CCSO approved wording have been added to the Entrada gate area.

The new signs have been installed on and around the back gate. The "No Trespass" signs conform to State Statutes to assist in prosecution of violators if necessary. The pedestal sign in front of fence on outside of gate still needs to be installed.

Flagpole at Entrada gate will be installed next week when Mark is back from vacation. Mark needs to remove pavers before installation.

Architectural Review Board Report: (Vice President Toth) Twenty two requests were approved by the ARB in the period of Sep 233 to Oct 26. There were no disap-proved requests. Approved requests included demolish house, construction of new home, exterior paint, replace roof, solar panels, Pool Cage, Hurricane Shutters, paver driveway, fence and remove Pine Trees. The Board approved the ARB report.

Roads and Walkpaths: (Director Castaldini) Future replacement of cul d’ sacs with plantings with pavers was discussed.

Traffic Awareness: (Director Keating) Traffic enforcement within IGE by CCSO (Collier County Sheriff Office) is on a regular basis. It was reported that the Collier Sheriff’s Department has been contacted to provide a report. The speed monitor is in for repair.

Violations and Fining Committee: (Director Mugford) Rounds were made on October 9, 16 and 23rd. Pictures were taken and submitted to Sandcastle Property Management. Trash receptacles should be put at the curb the night before pickup (Monday evening for Tuesday pickup), and yard waste is put out at the curb on (Thursday evening for Friday pickup). Yard waste should not sit out all week.

Thank you to all the residents who had their roof cleaned and took the necessary steps to be in compliance with the association rules. As a reminder, commercial vehicles cannot be parked in a resident’s driveway overnight, if they cannot go in the garage, other arrangements must be made. Please remember that keeping your property in compliance with association rules makes you a good neighbor and helps hold property values.

Stormwater Management/Drainage; (Director Castaldini) We have survived another “weather event” without any negative results. This Hurricane Season provided a few anxious moments but thankfully passed us by. But caution and action to be prepared when there is a threat is always the best course. Be Vigilant! We are continuing the process of collecting bids to trim our trees that have branches overhanging our roadways.Everyone should have received a notice from the Board of Directors that we have received complaints from the Fire Department, Waste Management, and the School Depart-ment that their vehicles are being hit by low hanging tree limbs and that we need to trim them. Homeowners have the option to trim their own or let the HOA trim them. If you have questions regarding this issue please contact Sand Castle our management company.

IGE President’s Report for IGEHOA Meeting 9-27-16Tom Nessling and I met with D. R. Horton and presented our proposed budget for 2017 for Entrada outside of the gate. They accepted the budget and we proposed an initial sharing ratio of 90% IGE and 10% Marsilea. Either Association can call for a study of gate traffic to deter-mine future sharing ratios, Marsilea will have only 18 homes when built out and their association provides lawn service for the whole community. It was proposed that D. R. Horton will contribute $1,000 to the Entrada reserve fund and IGE will contribute $9,000 minus our actual expenses for 2016. We jointly agreed that we will work with our respective attorneys to complete a simpli-fied agreement. Our joint goal is to have the agreement signed by the end of the year. Association attorney Diane Simons was in attendance and has been working on this agreement.

Attorney Simons provided an overview of the Delinquent Assessment collection process. IGE is in very good shape with few collections and bankruptcies.

Three proposals have been received for tree trimming and we will select one today.

The replacement HOA truck should be available on Nov 3rd and Mark and I will pick it up on Monday Nov 7th after it has been processed for delivery. Our Resolution approving the purchase was signed by all Directors and the last date was 10-02-16.

Resolution:Be it resolved that the Board of Directors of the Imperial Golf Estates HOA, Inc. hereby approves the replacement of our 2006 pickup truck according to the attached estimate from Auto Nation Toyota, Fort Myers, Florida at a price, including the trade-in of our existing vehicle, at a not to exceed price of $32,000to be paid from our Equipment Reserve and any excess from the Contin-gency Reserve. This is in accordance with our 10 year replacement policy. The Auto Nation Fort Myers proposal is $2,000 less than the Germain Toyota proposal.

Reminders: Most of you are aware of the GIB’s change of Access Control contractor at front gate to Ramco Protective. They have changed software at the gate including the call in system and added a capability for you to manage your access list from home or your smart phone. Log into www.gateaccess.net and select Community Code IGC using your primary telephone number and your previously assigned PIN number that you used when calling in visitors. Details are on the IGE Web Site Home Page under Quick References and have been emailed to our residents.

Please be respectful of your neighbors by following our speed limits and stopping at stop signs in Imperial and on Entrada Blvd.

No Vendors, contractors, sub-contractors or delivery people can enter Imperial through the Entrada Gate. Please notify ALL OF YOUR VISITORS that they MUST enter Imperial through the US 41 Gate at 897 Imperial Golf Course Boulevard, regard-less if their GPS routes them to Entrada. NO EXCEPTIONS.

Your Fourth 2016 quarterly assessment of $423 per quarter was due Oct 1, 2016. Please include the coupon with your payment. You should have received a new coupon in the mail with the new assessment amount prior to the due date. If you have not received your coupon, please contact Sandcastle Community Management Accounting at 239-596-7200.
