SIMULATOR
LOCKING YOUR AIO LOAN
AIO loans that are brokered will automatically be locked. Once final PTD conditions have been submitted, your account manager will send the AIO HELOC Verification form to the LO for signature approval. The AIO HELOC Verification form will give the LO the ability to confirm the margin, loan amount, initial draw amount, closing costs, etc.
The lock will be good for the month its locked, and 10 days into the following month (Roll forward to following business day if the 10th is a weekend or holiday).
If you have a locked loan funding into the next month and the index has moved enough to increase the initial interest rate, an addendum will have to be sent to and signed by the borrowers before the loan can fund. (The closer will communicate if an addendum is needed on your file)
AIO loans for our Select Partners will also automatically be locked. Once final PTD conditions have been submitted, your account manager will send the AIO HELOC Verification form to the LO for signature approval. The AIO HELOC Verification form will give the LO the ability to confirm the margin, loan amount, initial draw amount, closing costs, etc. The lock will be good though the end of the month. For Select Partner, the AIO loan needs to lock, doc and fund in the same month. Otherwise, a re-lock will be required before docs can go out.
