VOLUNTEERISM IN THE VILLAS

Volunteerism in the villas is alive and well! We have a long tradition in our community of residents stepping up to serve on our many committees and on the Board of Directors over the past 20 plus years. This is your opportunity to continue that tradition, to make your contribution to our wonderful community even if you are new to the villas. It’s a great way to meet people and influence the direction of the future of the Villas II. The NEC, The Nominating Election Committee will hold it’s first meeting on October 23rd, 2019 followed by meetings on November 20th, December 18th and January 8, 2020, in preparation to find willing nominees who will agree to serve on the Board of Directors. We hope you will agree to be among the candidates who will present themselves at a Meet the Candidates in February. The Members of the Nominating Committee are Shirley Schoof, Chair, Karen Petrou, Co-Chair, Arlene Housmyer, Phil Hafvenstein, Maureen Olinsky and Kurt Brunell and our board liaison will be Connie Rank-Smith. We are very fortunate to have people here who have been involved in many experiences in their work lives that could benefit our community. All it takes is a willingness to commit to give of your time and talents to benefit the lives of all of us. I can hear you all groaning as you read this, saying to yourself, ‘Oh this is the very last thing I want to do.’ But we can tell you from my own and my husband’s volunteer work, we have found it very gratifying to be able to manage difficult problems and bring them to resolution, to work with a board that has a dedication to managing our fiscal responsibilities, welcoming new people to the villas, making sure that the beauty of the villas is maintained and to look to the future of our community. Landscape Committee

The Landscape committee has been working hard throughout the summer. It has been unusually hot and monsoon has been disappointing. As a result, there have been many irrigation issues. Dispelling recent rumors, we have not cut back on the irrigation schedule; in fact, we have increased it from the usual 2 days per week (during the cooler season) or 3 per week (during the hotter season) to 4 times per week, each running for 90 minutes. Many leaks in our aging irrigation system have needed repair, sometimes requiring us to shut off certain sections for one or two days and in some cases up to a week to make the repairs. We are reviewing the best way to manage irrigation in the future and will provide more details in the October Villas Voice. The Fall planting walk-through is scheduled for October 4th. If owners have any wishes not already submitted on a work order, now is the time to submit a Cadden “maintenance request form” via their web site (https://cadden.com/forms_for_homeowners.php) by September 30th. During the walk through, we ask that you not make special requests or ask questions as our Northwest Landscaping Representative will be on the clock and his time is limited. Garbage and Trash Containers Several Residents have noted that the javelinas are tuned in to the Tuesday, garbage pickup schedule. They also know that Friday is recycling day and pickin’s are slim. Homeowners that put garbage cans out at night are just looking for morning exercise picking up garbage off the street that the javelinas have scattered. Patrolmen on the 3rd shift have actually seen javelinas stand up and push the containers to knock them over. They don’t give up after the first try either. It is recommended that homeowners become familiar with the Rules & Regulations where you can refer to Section 10.05 Garbage.

Tree Removals

Let's start with the rumors …

There is no “plan” to remove ALL the trees in the Villas. There is no “plan” to remove 22 trees in the Villas.

Facts about trees ...

The board must approve all tree removals unless the tree is identified as a safety hazard or is dead. Currently, there are no tree removal proposals under consideration by the board. Homeowners may request a tree be removed by submitting a Cadden maintenance request form online. Currently, there are no homeowner initiated tree removal requests.

Each year the Villas' 500+ trees are surveyed by our contractor (R.O. Landscaping & Tree Service). Contractor recommendations are provided to the Villas Landscape Committee for review. A fraction of our trees are pruned annually, normally in May.

What's Inside Your Water Meter Hole?

Most homeowners know that they may turn off the water flowing into their homes at a shutoff valve located below the outside water faucet (normally located off the garage). Each home has two additional shutoff valves located in a hole with a green cover protecting the water meters (one hole hosts both roof-mate's meters) normally located next to the street. Each month the Lago del Oro Water Company representative lifts off the cover and manually reads the water usage for the two homes. Every time the cover is removed and replaced some landscape gravel may dribble into the hole. A few years ago I discovered that the shutoff valves in my home's water meter hole were completely buried in gravel and dirt and only the two meter gauges were visible. In the picture included with this article the round knob valves are the shutoffs for the homeowner to use. On the opposite side of the gauge is a raised rectangular knob with an arrow to be used by the water company to shutoff water. Which meter is assigned to which house would be an inquiry for Lago Del Oro Water Company to answer for you. Your home's water lines, sewer lines, sewer clean out ports and water meter hole are NOT maintained or inspected by your Villas Association. I recommend you add your water meter hole to your own semi-annual inspection of your property as I have and take action as needed.

Recommended Procedures for Clearing a Water Meter Hole !!Warning you can make matters far worse by damaging your water lines doing this work!! Wear gloves and be prepared for scary insects that will bite. Spray the inside of the cover you remove as well as the hole with an insecticide a few hours before beginning debris removal. DO NOT USE metal tools until you have unearthed the plastic knobs and water lines and have a clear view of the area.

October Villas Voice Report from the Exterior Maintenance & Painting Committee

ANNUAL EXTERIOR INSPECTION The annual inspection of all 213 Villas will occurred between October 18 and 23rd. Teams of committee members will be walking around all of the Villas wearing our Villas Volunteer vests with notebooks and clipboards making notes. The inspections will look for any deterioration to the exterior walls, doors, windows, roofs, fascia, concrete drives and sidewalks, pony walls and more. Also under scrutiny will be any equipment or structures that might be in violation of the Villa’s regulations.

2020 is our third year of our seven-year painting cycle will start in mid-January or February of 2019 depending on the weather. The list of lots/Villas to be painted will be posted in the Villas Voice in December. The painting contract does not include the painting of security doors and surrounds. The Villa owner can contract directly with APPROVED PAINTING OF ARIZONA, 520 825 9596, for this work, estimated at $100. ANNUAL ROOF INSPECTION Every year, half of the Villas roofs are inspected for defects and are repaired. This effort is prolonging the life of our roofs and saving us money. Roof inspections on 97 Villas will start as soon as the contractor can work us into his schedule. These are the Villas to be inspected this year: Unit 35 – Lots 19, 20, 21, 22, 23, 24, 25, 26, 27, 28, 29, 30, 31, 32, 33, 34, 35, 36, 37, 40, 41, 45, 46, 47, 48, 51, 52, 53, 54, 55, 56, 63, 64, 68, 69, 72, 73, 80, 81, 84, 85, 92, 93, 111, 112, 113, 114, 115, 116, 117, 118, 119, 120, 121, 122, 123, 124, 125, 126, 127, 128, 129, 130, 131, 132, 133, 134, 135, 136, 137, 138, 139, 140, 141.

Unit 35A – Lots 1, 2, 3, 4, 5, 6, 7, 8, 9, 10, 11, 12, 13, 14, 15, 16, 17, 18, 19, 20, 21, 60, 61. Our roofing contractor is very diligent but he cannot always tell from the outside if there is a roof leak. We are asking that each homeowner check your ceilings for water spots which would indicate a problem. A good flashlight aimed at the ceiling will help see any spots. If spots are observed, please submit a work order which includes their location in your home. This could save the HOA much money. Any Villa owner who would like to have the gutters on their home cleaned by the roofing contractor should make the arrangements directly with the contractor and pay him directly. Since this work is not via a work order, the Exterior Maintenance & Painting Committee has no involvement in these arrangements. Our contractor has been very accommodating so PLEASE REMEMBER TO PAY HIM FOR ANY EXTRA WORK THAT YOU HIRE HIM TO DO. If there is a maintenance issue with your Villa, please submit a work order through the Cadden website at cadden.com. Important Satellite Dish Information

Satellite dish installation in the Villas DOES NOT follow the same guidelines as in the single family homes. Because the Villas Association covers most of the exterior maintenance and repair, installation on the roof is not allowed. Securing the dish on a metal sled is also prohibited. PRIOR to arranging for a satellite dish installation, please complete the Villas Satellite Dish Coordination Form (available on the Villas website or from me) and bring it to me for approval. Social Committee

Well, we wonder if the monsoon has passed us by – very little rain this season, but the current forecast indicates we may get some yet! The guys and gals enjoyed a lovely luncheon at Charrovida in late July – there were over 20 attendees and the food and ambiance was quite spectacular. There was another luncheon, ladies only, at Pastiche and a good time was had by all – many new resident gals attended. This restaurant is owned by residents of SaddleBrooke! Our Labor Day function, featuring sloppy joes, was held on the HOA#1 Tennis Patio – that side of SaddleBrooke experienced a brief shower and cooled off the afternoon quite nicely. We had 36 attendees. The winners of the raffle were Sandy Huble, Ted Johnson, Rhonda Kuntz, Kathy Kontos and Donna Webber. A ladies luncheon is scheduled at The Preserve on Friday September 27. Oktoberfest will be held October 25 at 6:00 p.m. at the HOA#1 Activity Center. Look for the email concerning this event. Food is furnished by the gals on the Committee and features bratwurst, sauerkraut, potato salad and strudel. Space is limited to 80 attendees. We look forward to the return of our snowbirds, and a full house by January 1, 2020 (can you believe it!). Oh, be sure and reserve Sunday, December 15 for our annual Holiday Brunch. Happy Hours have been changed from Wednesdays to Thursdays at 5:00 p.m. at the Mountain View Bar and Grill. Our gals and guys continue to meet for Saturday breakfast up at the Mesquite Grill – guys at 7:00 and gals at 8:00 a.m.
