In fact the goal of the ANSI-IICRC S520 Standard and Reference Guide for Professional Mold Remediation, is to return the area to a “condition 1” which by definition is “an indoor environment that may have settled spores, fungal fragments or traces of actual growth whose identity, location and quantity are reflective of a normal fungal ecology for a similar indoor environment.” I have attached a mold exposure guideline which is often referenced because there are no regulatory limits for mold exposure. This was derived from data collected over 30 years. “Few Stachybotrys and Chaetomium” for the purpose of clearances at the Hilton would be considered less than 50-100 spores per cubic meter. Please note that Stachybotrys and Chaetomium are large, sticky spores which do not aerosol very well so their threshold is lower that other molds such as the light and fluffy Penicillium or Aspergillus which both easily aerosolized and can remain airborne for quite some time. MTS#8 MOLD EXPOSURE – GUIDELINES (February 2017)

General. There are no well accepted numerical guidelines for mold exposure. Some persons are much sensitive (allergic) to mold than others. There is disagreement as to what levels of exposure and what types of mold may cause various symptoms. There is general agreement that damp (and often moldy) buildings are associated with increased health problems.

Visible Mold. Many experts argue that the presence of visible mold in buildings is unacceptable on health and hygienic grounds (Samson, et.al., 1994, Health Implications of Fungi in Indoor Environments, Elsevier, p.532). The presence of visible mold indicates dampness has occurred at some time. However, from a practical perspective, small amounts of visible mold (<1-10 ft2) can often be found in many buildings and may not always pose a serious health concern. On the other hand, where visible mold is present, much more mold may be hidden behind walls. Large amounts of visible mold (covering large areas of walls, etc.) are a definite health concern (regardless of the type of mold). Large amounts of visible mold are often associated with elevated airborne mold levels. The NY City Health Dept and the US EPA consider visible mold <10 ft2 to be limited to where professional cleaning assistance may not be needed.

Types of Mold. Although there are thousands of types (genus-species) of molds, a relatively small number account for most indoor and water damage situations. Some molds are considered worse (more allergenic or toxic) than others. The common mold Cladosporium is widespread inside and outside and is typically not considered as bad as some other molds. The wet black molds Chaetomium and Stachybotrys often occur on sheetrock and are considered problem molds. They have large spores and tend not to occur at high levels in the air unless disturbed. They require very damp conditions to grow. The most common problem molds are Aspergillus-Penicillium. They require only moderately damp conditions for growth. They have very small spores that are easily airborne and can float in the air for many hours when disturbed.

Visible Mold Tests. Tape or bulk tests can be taken of visible mold. These are useful to verify the presence and type of mold present. However, it must be emphasized visible mold tests are insufficient to provide an adequate exposure assessment. This requires a site inspection andd airborne mold tests. See MTS handout #1 on collecting visible mold tests.

Airborne Mold. The primary health concern from mold is AIRBORNE exposure. There are no well accepted numerical guidelines. As a rule of thumb, indoor levels should be less than outside (in warm weather) and elevated levels of the problem indoor molds Aspergillus-Penicillium and Chaetomium-Stachybotrys should not be present. Based on work at hundreds of buildings, MTS has developed an informal working guide. This is NOT a formal standard. Activities that disturb mold (clean-up, remodeling,etc) and cause indoor airborne levels >5000-10,000 total spores/m3 are often associated with health symptoms (especially with high levels of Aspergillus-Penicillium and/or Chaetomium-Stachybotrys.

Note: “Normal” indoor levels of Aspergillus-Penicillium are often <500-1000 spores/m3 and normal levels of Chaetomium-Stachybotrys are often non-detect. Slightly elevated levels (upper range of normal) can often occur without noticeable health symptoms. High indoor levels of the common molds Cladosporium (drier weather)and Basidiospores (damp weather and after rains) WITHOUT high levels of Aspergillus-Penicillium may indicate open doors or windows and may not be a health concern.

Hi this email addresses the OWT 4th & 5th floor mold clearances conducted on6/10/18 only. The review of amendment 1 will follow shortly. Please note that several windows were open during the sampling and therefore Iincluded an outside air sample for comparison to see what influence outdoor levels haveon the indoor sampling. The outdoor airborne spores levels were dominated byBasidiospores which also meant indoor levels were reflective of the outdoors; Nopen/asp or Stachybotrys were noted on the outdoor sample. High levels ofBasidiospores in the indoor samples did not necessarily result in a failed clearance. Previously we reported the pass/fail clearance criteria:

1) No visible mold2) Surfaces should free of dust/debris3) Pen/Asp levels <1000 spores/m^34) Few Stachybotrys and Chaetomium5) Hyphal Fragments <100 m^3

A) The options for failed clearances that are borderline but pass the visual are

encapsulation and move on OR re-clean and re-test.B) The option for failed clearances that are too high but pass the visual are re-clean

and re-sample. Prior to clearance sampling NAMs are off but SCRUBBERS are on 12 hours in advanceof sampling. RESULTS:

1) OWT 4th Floor – Pass visual and clearances.2) OWT 5th Floor – Pass visual as long as workers address minor areas behind

toilets (see photos 428 & 425 from room 501 attached) – Note image 425 islikely some pen/asp behind toilet, and air sampling results indicate elevatedlevels of pen/asp in bathroom (sample A27 = 1,200 spores/m^3). Borderlinefailed clearances on 5th see results for rooms 511 and 501 – rest of area levelswere acceptable.

As far as the OWT 5th floor we recommend sealing all cracks and gaps which maycontain hidden mold (See photo 439 for example. and I discussed this and heindicated it will be done prior to painting) and proceed as outlined in AMENDMENT 1or Option A above. We anticipate running a few clearance samples following all otherrelated work.

†The 'Typical Outdoor Data' represents the typical outdoor spore levels for the location and time frame indicated. The last column represents the frequency of occurrence. The very low, low, med, high, and very high values represent the 10, 20, 50, 80, and 90 percentile values of the spore type when it is detected. For example, if the frequency of occurrence is 63% and the low value is 53, it would mean that the given spore type is detected 63% of the time and, when detected, 20% of the time it is present in levels above the detection limit and below 53 spores/m3. These values are updated periodically, and if enough data is not available to make a statistically meaningful assessment, it is indicated with a dash.

§ Total Spores/m3 has been rounded to two significant figures to reflect analytical precision.

* The spores in this category are generally capable of growing on wet building materials in addition to growing outdoors. Building related growth is dependent upon the fungal type, moisture level, type of material, and other factors. Cladosporium is one of the predominant spore types worldwide and is frequently present in high numbers. Penicillium/Aspergillus species colonize both outdoor and indoor wet surfaces rapidly and are very easily dispersed. Other genera are usually present in lesser numbers.

** These fungi are generally not found growing on wet building materials. For example, the rusts and smuts are obligate plant pathogens. However, in each group there are notable exceptions. For example, agents of wood decay are members of the basidiomycetes and high counts ofa single morphological type of basidiospore on an inside sample should be considered significant.

* The spores in this category are generally capable of growing on wet building materials in addition to growing outdoors. Building related growth is dependent upon the fungal type, moisture level, type of material, and other factors. Cladosporium is one of the predominant spore types worldwide and is frequently present in high numbers. Penicillium/Aspergillus species colonize both outdoor and indoor wet surfaces rapidly and are very easily dispersed. Other genera are usually present in lesser numbers.

** These fungi are generally not found growing on wet building materials. For example, the rusts and smuts are obligate plant pathogens. However, in each group there are notable exceptions. For example, agents of wood decay are members of the basidiomycetes and high counts ofa single morphological type of basidiospore on an inside sample should be considered significant.

†The spores of Aspergillus and Penicillium (and others such as Acremonium, Paecilomyces) are small and round with very few distinguishing characteristics. They cannot be differentiated by non-viable sampling methods.

The outdoor airborne spores levels were dominated by quite high levels ofAscospores and Basidiospores which also meant indoor levels were reflective of theoutdoors; No pen/asp or Stachybotrys were noted on the outdoor sample. Most of the indoor samples had relatively low overall spore counts. We had high levels ofAscospores and Basidiospores as well as a high amount of Hyphal Fragments, and a highdebris rating in the sample from Room 611. Previously we reported the following pass/fail clearance criteria:

1) No visible mold2) Surfaces should free of dust/debris3) Pen/Asp levels <1000 spores/m^34) Few Stachybotrys and Chaetomium5) Hyphal Fragments <100 m^3

A) The options for failed clearances that are borderline but pass the visual are

encapsulation and move on OR re-clean and re-test.B) The option for failed clearances that are too high but pass the visual are re-clean and

re-sample. Prior to clearance sampling NAMs are off but SCRUBBERS are on 12 hours in advance ofsampling. RESULTS:

1) OWT 6th Floor – Pass visual and clearances. We recommend that Room 611 bere-cleaned, and be encapsulated, but that no additional clearance testing be done inthat room.2) OWT 7th Floor – Pass visual and clearances.

* The spores in this category are generally capable of growing on wet building materials in addition to growing outdoors. Building related growth is dependent upon the fungal type, moisture level, type of material, and other factors. Cladosporium is one of the predominant spore types worldwide and is frequently present in high numbers. Penicillium/Aspergillus species colonize both outdoor and indoor wet surfaces rapidly and are very easily dispersed. Other genera are usually present in lesser numbers.

MoldSTAT™: Supplementary Statistical Spore Trap Report* The Friedman chi-square statistic is a non-parametric test that examines variation in a set of data (in this case, all indoor spore counts). The null hypothesis (H0) being tested is that there is no meaningful difference in the data for all indoor locations. The alternative hypothesis (used if the test disproves the null hypothesis) is that there is a difference between the indoor locations. The null hypothesis is rejected when the result of the test is greater than the critical value. The critical value that is displayed is based on the degrees of freedom (dF) of the test and a significance level of 0.05.

** An agreement ratio is a simple method for assessing the similarity of two samples (in this case the indoor sample and the outdoor summary) based on the spore types present. A score of one indicates that the types detected in one location are the same as that in the other. A score of zero indicates that none of the types detected indoors are present outdoors. Typically, an agreement of 0.8 or higher is considered high.

* The spores in this category are generally capable of growing on wet building materials in addition to growing outdoors. Building related growth is dependent upon the fungal type, moisture level, type of material, and other factors. Cladosporium is one of the predominant spore types worldwide and is frequently present in high numbers. Penicillium/Aspergillus species colonize both outdoor and indoor wet surfaces rapidly and are very easily dispersed. Other genera are usually present in lesser numbers.

** These fungi are generally not found growing on wet building materials. For example, the rusts and smuts are obligate plant pathogens. However, in each group there are notable exceptions. For example, agents of wood decay are members of the basidiomycetes and high counts ofa single morphological type of basidiospore on an inside sample should be considered significant.

†The spores of Aspergillus and Penicillium (and others such as Acremonium, Paecilomyces) are small and round with very few distinguishing characteristics. They cannot be differentiated by non-viable sampling methods.

HiThe resampling results on the 7th floor were borderline and we recommend encapsulationprior to build back, or you can re-clean and we can re-run the clearances. The levels were certainly lower and I have attached them for your review. The pen/asplevels were all lower than 1000 spores/m^3 which is the criteria we are using; and we notedthe hyphal fragments were lower but still higher than what we would expect with a thoroughcleaning and so we suggest either encap or additional cleaning followed by re-retesting. The protocol we are using is:

Hi this email addresses the OWT 8th & the NWT 8th floor mold clearances conducted on 7/23/18. Please see theattached file with results. Please note that the clearances were conducted with the NAMs off but the scrubbers were on. Windows were closedreportedly on Sunday. The outdoor airborne spores levels were dominated by Basidiospores, with Ascospores,Cladosporium and Penicillium/Aspergillus levels between 260 and 370 spores/m^3. Most of the indoor samples had relatively low overall spore counts and the lab report is attached for your records. Previously we reported the following pass/fail clearance criteria:

1) No visible mold2) Surfaces should free of dust/debris3) Pen/Asp levels <1000 spores/m^34) Few Stachybotrys and Chaetomium5) Hyphal Fragments <100 m^3

†The 'Typical Outdoor Data' represents the typical outdoor spore levels for the location and time frame indicated. The last column represents the frequency of occurrence. The very low, low, med, high, and very high values represent the 10, 20, 50, 80, and 90 percentile values of the spore type when it is detected. For example, if the frequency of occurrence is 63% and the low value is 53, it would mean that the given spore type is detected 63% of the time and, when detected, 20% of the time it is present in levels above the detection limit and below 53 spores/m3. These values are updated periodically, and if enough data is not available to make a statistically meaningful assessment, it is indicated with a dash.

§ Total Spores/m3 has been rounded to two significant figures to reflect analytical precision.

* The spores in this category are generally capable of growing on wet building materials in addition to growing outdoors. Building related growth is dependent upon the fungal type, moisture level, type of material, and other factors. Cladosporium is one of the predominant spore types worldwide and is frequently present in high numbers. Penicillium/Aspergillus species colonize both outdoor and indoor wet surfaces rapidly and are very easily dispersed. Other genera are usually present in lesser numbers.

** These fungi are generally not found growing on wet building materials. For example, the rusts and smuts are obligate plant pathogens. However, in each group there are notable exceptions. For example, agents of wood decay are members of the basidiomycetes and high counts ofa single morphological type of basidiospore on an inside sample should be considered significant.

* The Friedman chi-square statistic is a non-parametric test that examines variation in a set of data (in this case, all indoor spore counts). The null hypothesis (H0) being tested is that there is no meaningful difference in the data for all indoor locations. The alternative hypothesis (used if the test disproves the null hypothesis) is that there is a difference between the indoor locations. The null hypothesis is rejected when the result of the test is greater than the critical value. The critical value that is displayed is based on the degrees of freedom (dF) of the test and a significance level of 0.05.

** An agreement ratio is a simple method for assessing the similarity of two samples (in this case the indoor sample and the outdoor summary) based on the spore types present. A score of one indicates that the types detected in one location are the same as that in the other. A score of zero indicates that none of the types detected indoors are present outdoors. The alternative hypothesis (used if the test disproves the null hypothesis) is that the samples are similar. The null hypothesis is rejected when the result of the test is greater than the critical value. The critical value that is displayed is based on the degrees of freedom (dF) of the test and a significance level of 0.05.

**** MoldSCORE™ is a specialized method for examining air sampling data. It is a score between 100 and 300, with 100 indicating a greater likelihood that the airborne indoor spores originated from the outside, and 300 indicating a greater likelihood that they originated from an inside source. The Result displayed is based on the numeric score given and will be either Low, Medium, or High, indicating a low, medium, or high likelihood that the spores detected originated from an indoor source. * The spores in this category are generally capable of growing on wet building materials in addition to growing outdoors. Building related growth is dependent upon the fungal type, moisture level, type of material, and other factors. Cladosporium is one of the predominant spore types worldwide and is frequently present in high numbers. Penicillium/Aspergillus species colonize both outdoor and indoor wet surfaces rapidly and are very easily dispersed. Other genera are usually present in lesser numbers.

** These fungi are generally not found growing on wet building materials. For example, the rusts and smuts are obligate plant pathogens. However, in each group there are notable exceptions. For example, agents of wood decay are members of the basidiomycetes and high counts ofa single morphological type of basidiospore on an inside sample should be considered significant.

Hi this email addresses the mold clearances on the 9th floor in both the NWT& the OWT conducted on 8/17/18. Please see the attached file with results. Please note that all of the samples were at or below 200 spores/m^3 and the results meet ouracceptance criteria. All samples have passed and the area may be put back into service. Also the 3rd floor in the OWT passed visual inspection and sampling occurred this AM. Theresults will be available tomorrow around this same time. Previously we reported the following pass/fail clearance criteria:

1) No visible mold2) Surfaces should free of dust/debris3) Pen/Asp levels <1000 spores/m^34) Few Stachybotrys and Chaetomium5) Hyphal Fragments <100 m^3

A) The options for failed clearances that are borderline but pass the visual are

* The spores in this category are generally capable of growing on wet building materials in addition to growing outdoors. Building related growth is dependent upon the fungal type, moisture level, type of material, and other factors. Cladosporium is one of the predominant spore types worldwide and is frequently present in high numbers. Penicillium/Aspergillus species colonize both outdoor and indoor wet surfaces rapidly and are very easily dispersed. Other genera are usually present in lesser numbers.

** These fungi are generally not found growing on wet building materials. For example, the rusts and smuts are obligate plant pathogens. However, in each group there are notable exceptions. For example, agents of wood decay are members of the basidiomycetes and high counts ofa single morphological type of basidiospore on an inside sample should be considered significant.

* The spores in this category are generally capable of growing on wet building materials in addition to growing outdoors. Building related growth is dependent upon the fungal type, moisture level, type of material, and other factors. Cladosporium is one of the predominant spore types worldwide and is frequently present in high numbers. Penicillium/Aspergillus species colonize both outdoor and indoor wet surfaces rapidly and are very easily dispersed. Other genera are usually present in lesser numbers.

** These fungi are generally not found growing on wet building materials. For example, the rusts and smuts are obligate plant pathogens. However, in each group there are notable exceptions. For example, agents of wood decay are members of the basidiomycetes and high counts ofa single morphological type of basidiospore on an inside sample should be considered significant.

†The spores of Aspergillus and Penicillium (and others such as Acremonium, Paecilomyces) are small and round with very few distinguishing characteristics. They cannot be differentiated by non-viable sampling methods.

‡Rated on a scale from 100 to 300. A rating less than 150 is low and indicates a low probability of spores originating inside. A rating greater than 250 is high and indicates a high probability that the spores originated from inside, presumably from indoor mold growth. A rating between150 and 250 indicates a moderate likelihood of indoor fungal growth. MoldSCORE is NOT intended for wall cavity samples. It is intended for ambient air samples in residences. Using the analysis on other samples (like wall cavity samples) will lead to misleading results.
