Our home is 40 years old, and we’ve lived here for 25 of those years. During the time we have been raising kids, working and living, the house

has been wearing down, bit by bit. A couple years ago, my husband and I decided to give the entire place a facelift, inside and out. The results are spectacular, but we’ve spent so much money on the renovation that we could have bought another house! It’s a familiar story, but true – as soon as you uncover one problem in an older home, others creep up. This experience has made us appreciate the benefits that come with purchasing a new home.

And as we glide through baby-boomerdom toward retirement in a few years, we also understand why so many empty-nesters opt for condominium living. The idea of “moving down” to a fresh new compact suite in a building close to local amenities is tempting. Imagine the luxury of being able to access things like a gym, party room, pool, theatre, guest suite, pet spa, golf simulator and/or landscaped terrace by hopping on the elevator.

It’s no surprise to me that aging Canadians are turning to condos as we enter the stage of our lives when rather than amassing clutter, we long to rid ourselves of it. Now that condominiums are popping up in the 905 areas such as the municipalities in York Region, empty-nesters can opt for this lifestyle and still stay close to the family, friends and local activities they know and love.

I appreciate, too, the fact that first-time buyers find condominiums more within their financial reach in the face of escalating low-rise prices. The appeal is also obvious for families who want to stay in the suburbs but have more time to spend with their kids and friends. And that, ladies and gentlemen, is the main thing condominium living offers – TIME.

Maintaining a lawn and gardens is enormously time-consuming, so having this taken care of by a condominium corporation must be terrific. Oh sure, there are a lot of green-thumbs out there who love to garden, but nowadays

the opportunity for fabulous container gardening on condominium balconies and terraces is spectacular. The selection of pots, boxes, trellises and the like is phenomenal – every colour, shape and size is out there just waiting for the right setting. Plus, the staff at nurseries can advise what plant materials will do well according to the condominium floor you’re on and which direction the balcony faces. Elements such as wind and sun have a great bearing on what will thrive where.

And oh, how nice it must be on a cold, snowy winter day to look out and see your driveway being cleared and know that your vehicle is nice and dry in the underground parking. Again, that leaves more time to enjoy the inviting amenities in the building – areas, by the way, that condo owners don’t have to clean, repair or maintain. BONUS!

Our next home will likely be a condominium, and we’re delighted that the choices are incredible, from intimate boutique buildings to beautiful high-rises.

To say that condominium sales have skyrocketed in York Region is an understatement. BILD reported that 2011 was a record-breaking year, with high-rise sales more than doubling over 2010. In fact, high-rise sales in all the 905 municipalities are doing well. August 2011 was the � rst time ever that more condos were

sold in the 905 areas of the GTA than in the City of Toronto. In a nutshell, people in the suburbs are waking up to the appeal of condominium living!

And why not? For one thing, prices are simply too attractive to ignore. Whether you are an investor or looking for a condo suite to live in, you can pay $650 to $700 per foot in Toronto or $450 to $500 per foot in one of its surrounding municipalities. Do the math, and you can bet that savvy investors and home purchasers are paying attention.

� e prices of low-rise homes have increased dramatically due to the lack of available land and the e� ects of Ontario’s Places to Grow Act, which calls for a large percentage of new residences to be built close to tra� c nodes and amenities to help prevent urban sprawl. Condominiums are the perfect answer. First-time buyers � nd condos more a� ordable, and people of all ages like the less hectic pace and access to family amenities they � nd in the suburbs – which are far from the bedroom communities they used to be. � ese towns and cities are now self-su� cient urban centres with plenty of employment options. And for empty-nesters, condominiums in the 905 area enables them to live in neighbourhoods they already know and love, near where they raised their own families, and where their children may be raising theirs.

Families are also opting for the condominium lifestyle. Choosing one of the 905 municipalities means they may � nd larger suites that are in a price range they can a� ord. It o� ers them the opportunity to raise their children in family-friendly neighbourhoods – and to spend more time with the kids because they have fewer “chores” than they would in a low-rise home.

Condominium choices in York Region are amazing. � e Remington Group, for example, is overseeing the development, construction and � nancing of Downtown Markham, which was named BILD’s 2012 “Best Places to Grow Community of the Year – High-Rise.” Situated between highways 7 and 407 adjacent to Warden Avenue, this master-planned community is home to numerous amenities. Currently, Remington o� ers Nexus North and South, LEED-registered condominiums connected by a second-� oor bridge.

Newmarket delegation in Finland from September 17 to 21

A team of delegates from the Town of Newmarket, Southlake Regional Health Centre, York University, York Region and various members

of Newmarket’s business community left this week on a delegation to Finland. The primary objective is to identify economic development opportunities and create a network with Finnish businesses interested in expanding in North American markets.

“Similar to Finland, Newmarket is focusing its economic development efforts on technology, innovation, life sciences and knowledge-based sectors,” says Mayor Tony Van Bynen. “Our goal is to create strategic partnerships and plant the seed with Finnish businesses that demonstrates why Newmarket is the ideal entry point into North America’s $500 billion life sciences market.”

Since June 2011, Newmarket has developed a strong working partnership with FinPro, an organization that represents Finnish business investment in Canada. Finland is a world leader in technology development, innovation and product commercialization. Finland is particularly strong in the health sector and information and communications technology, two areas of focus that align with Newmarket’s economic development strategy.

The Town of Newmarket supports Southlake Regional Health Centre in its research and innovation growth objectives. The delegation will largely focus on the areas of life sciences and research in which Southlake and the Town will have the opportunity to work with Finnish organizations to accelerate plans for growth.

As part of the delegation, there will be two major speaking opportunities in which Southlake President and CEO, Dr. Dave Williams, and Mayor Tony Van Bynen will present the strategic advantages to establishing a bio-medical business in Newmarket. This will provide access to numerous Finnish businesses and organizations. Delegates will also be meeting directly with Finnish businesses to promote potential opportunities with Newmarket.
