Rental MaRket WRap The New Year has kick started with positivity, enquiry levels on advertised properties at healthy levels. We are happy to see young people who once moved to the North of Canberra moving back into the Tuggeranong region, appreciating the more established aspect Tuggeranong has to offer. Our online booking system has been well utilised with over 2500 tenants currently registered with us, looking for accommodation in the next 4 - 6 weeks. Whilst rental returns are remaining steady, tenants overall are happily committing to new leases which is providing good security for both tenants and lessors. According to Corelogic RP data, Canberra overall experienced an average loss in rent of 5%. Looking at the Tuggeranong Region in isolation, it seems that this loss was felt more in the inner and north areas as apposed to Tuggeranong.

Welcome to the first edition for 2015.

With Australia Day almost upon us, we felt it was timely that we thank and acknowledge our many customers and suppliers that help make our local Tuggeranong business as successful as it is. We sincerely thank you for your support and wish you and your families a wonderful year ahead.

Over the last month we have experienced a change of pace, with the large volume of pre Christmas sales easing the congestion of available listings. Buyer activity has also reflected a similar path, with a sudden drop of over 7.5% of stock having reached agreement with a purchaser. This doesn’t necessarily reflect a lack of buyers in the market, as the seasonal holidays are still in effect for a lot of families, and a large percentage of buyers placing their plans on hold until the end of January when the school academic year commences.

Our office recorded 20 sales for December and some great stories have emerged from these, recording some fabulous results. Nine of these sales were made in a standout effort by sales agent Kate Shaw. This was a fantastic effort by Kate, and the vendors could enjoy their Christmas and New Year without the standard disruptions that occur with a home sale. Well done to our entire sales team, selling homes throughout this period on average 18 days quicker than the regional average.

Looking into 2015, stability is tipped for the Canberra property market, as low interest rates are predicted to continue, which will continue to make the market even more appealing to the first home buyer category.
