Welcome to the October edition. We are heading right into the throes of a healthy and active marketplace, a positive and enjoyable time for sellers, buyers and real estate professionals. The market over the past four weeks has really felt the effects of buyer confidence, with homes selling on average across Tuggeranong 20 days less than the previous month. Interestingly, the median price also jumped by over 7% to last month, with an increase in homes at the upper end being snapped up by purchasers. In addition, our Sales Team have performed exceedingly, with all auction campaigns over the past 6 weeks recording 100% success rate (on or before the day of the auction). A standout private treaty sale worth mentioning (as featured) is 21 Galbraith Close Banks, breaking the suburb record by $70,000! An excerpt from The Investment Property Magazine – September ‘15 report states, “The starting point for Canberra house prices is already high with a median price of $590,000 so we are unlikely to see double-digit growth but it is quite possible that growth could exceed much of the rest of Australia. House prices are increasing, though at a modest pace. The auction clearance rate has been above 80%, similar to Sydney’s.” The volume of purchaser groups coming through weekend opens has increased with the Spring market and although it is expected that newly listed homes will continue to attract more visitors, our sales team have also recorded a positive increase in group numbers visiting homes that have been on the market for more than 4 weeks. A high number of these homes have performed quite well, with purchasers being secured with our team with refreshed enthusiasm from competitor agencies. We look forward to reporting again next month and hopefully these conditions will continue right through until the end of the year.
