Berceto is a pleasant little town of the Apennines and like a new pro-

motion tells: ìclosest than ever to the sea with the Parma-La Spezia

highway. Berceto had always been an important connection center be-

cause of the “Strada Romea” (Romea street) that many pilgrims from

North had been used to reach Rome.

In this resort from the XII century an important Cathedral Dome has

been built and reshuffled in the centuries.

The magnificent interior has a ligure-toscano taste from IVth-Vth centu-

ry. Other places appealing are the museum of Treasure in the Berceto’s

Cathedral Dome and the Conti Rossi’s castle remaining that are curren-

tly in a redecoration phase in order to create an open air museum for

public tours.

Corchia’s surroundings are an unusual example of medieval center un-

changed with narrow pavemented alleys, houses of stones built and

sandstones’ roofs. Madonna’s sanctuary is not also the destination of

the sport champions.

8 Km from the county town located on the Cisa S.S. we point out the

medieval center of Castellonchio. Greens and woods with excursion

opportunities.

Few kilometers from Liguria and Tuscany we are

DESCRIPTION OF BUILDING CHARACTERISTICS

FOREWORDThe description of the works as hereunder reported appeals to prospective buyers of appartaments within the Parcelling-out Plan ìResidenza Tugoî; it aims at pointing out the constructive and aesthetic characteristics concerning the realization of the complex at issue. For each type of intervention relating to the construction we tried to detail the building steps of the works and the materials used by the various suppliers in order to introduce what is going to be realized as best as we can. Each description included in this list is understood as including all that proves necessary, even if not expressly specified, for delivering the construction or the supply in perfect working conditions from every point of view. The materials, the works and the definition of the plants reported hereunder may undergo modifications while the works are in progress or they can be replaced with others having the same typological and commercial value by the Site Engineers or by Area Group, even without the permit of the customers. Any drawings, when enclosed with this description, are to be understood as meaningful since the overall dimensions deriving from technical/structural needs might bring about changes to them. The purchasing customers should be advised that, due to impediments or technical/organizational needs arising during construction, any changes, even structural, to the buildings and the single properties at issue may be brought about. It will be the Site Engineerís or Area Groupís care to prevent such impediments from causing any inconveniences to the single purchasing customers as much as possible. It is to be reminded that any variation requested by the Buyer which implies a distribution of the lodgings or an alteration of the finishing that differs from what described below, shall be previously agreed upon (at the design and the accountancy stage) with the engineers appointed by Area Group, in moments that are appropriate for the sundry phases of building implementation; such timing shall be defined and agreed upon each time with the purchasing customers themselves and the site engineers. We also hereby reaffirm the absolute prohibition for the purchasing party or for persons by them appointed to access the whole site area, subject to different agreement with the customers and in any case accompanied by technicians or responsible persons appointed by the customers.

1. IN GENERALThe new site development will be created in Tugo ñ Berceto (PR), with the building of villa apartments with independent entrances, garden, separate garage and/or parking spaces.

2. EXCAVATION The general excavation will be made to the necessary depth for the foundations. The area will be levelled to a depth, indicated by the building and construction supervision, ready for the construction of the subgrades and foundations.

3. BACK-FILLING Possible back-filling between the foundations or outer walls in order to reach the height of the garden will be carried out with suitable materials, even those from the excavations.

4. UNDERPINNING AND FOUNDATIONSBefore placing the foundations a layer of lean cement concrete will be laid down without the aid of formworks.Taking the soil nature into account, which is slanting in some respects, some reinforced concrete headwalls can be used, until reaching the ideal level for realizing the ground floor, resting on continuous foundations that are designed in such a way as to be able to withstand the pressure of the ground itself. Depth, sections and concrete dosage, as well as section and type of metal strap reinforcement, will be gathered from the documents arranged by the calculator engineer and the Site Engineers following soil inspection after the execution of excavations or ensuing geological surveys carried out before the structural calculation.

5. REINFORCED CONCRETE WORKSThe reinforced concrete works include the building structure and in particular the piles, the beams, the curbs, the internal stairs and any other necessary work. All reinforced concrete works that pertain to the contracted works will be carried out according to stability calculations, accompanied by working drawings; the whole lot is drawn up and signed by a qualified or Buyer-appointed engineer or architect.

6. MASONRYThe outer retaining walls will be constructed, according to that indicated in the reference standard, with a double brick skin and heat/sound insulating cavity panels. The building and construction supervision can choose to replace these retaining walls with concrete block walls with thermal insulation.

7. FLOORS The floor of the intermediate storey and balconies is planned for as a mixed solid wood-concrete structure, according to the project dimensioning, complete with glazing beams made up of boards that are planed, brushed and previously treated on all sides with an anti-woodworm and anti-mould protective paint, equipped with overlapping reinforced cement layer, metal-strap reinforcement and arc-welded net, duly insulated from the underlying floorboards by means of a polyethylene sheet, fastened to the wood joists by suitable hardware, according to the dimensions and methods described in the static project.

8. ROOFINGThe roof of the detached houses will be slanted-pitch type. The structure of the roof will consist of wood with lamellar ridge-boards and solid wood joists, suitably insulated against thermal dispersion thanks to their appropriate thickness. The roofing coat will be made up of antiqued tiles.

9. INSIDE WALLSThe internal walls of the lodgings will be made of 8 cm thick perforated bricks. The dividing walls between the various garages will be made of suitably thick concrete blocks.

10. INSULATIONS AND WATERPROOFINGSide-walls: the buildingís side-walls will be insulated by means of heat-insulating panels, according to the provisions of current regulations. The piles inserted in the plugging and the curbs of all floors will be suitably insulated in order to eliminate any heat bridges.Counter-ground vertical walls: any counter-ground side walls (as specified at point 4) in direct contact with the ground will be waterproofed by means of a suitably thick sheath, applied in contact with the laying plane and a protective coat made of foundation-like rolls.

11. INSIDE PLASTERINGThe walls of all the room will be realized with render. In the bathrooms and the kitchens roughcast will be laid on the wall portions that are eligible for receiving ceramic coatings, while render will be applied on the remaining walls.

12. EXTERNAL PLASTERINGOn the external fronts of the buildings external rendering will be applied and then house painted (the colour of the fronts will be specified by Area Group and by the Site Engineers, subject to approval of the appropriate local authorities, if required). According to the project specifications and the definitions of the Site Engineers, the piles and/or the portions of the fronts will be coated with ìGeo stoneî-type slabs.13. SUB-BASESThe sub-bases of the floors bound to receive the laying of the ceramic floorings will be made of perfectly even cement mortar.

14. MARBLE WORK The internal stairs of the apartments will be open plan in wood or in brick with granite or stone risers and treads, with fished selected by the building and construction supervision and skirting in the same material and finish.

15. IRONWORKUp-and-over doors: the up-and-over doors of the garages will be made of galvanized sheet, painted in accordance with the choice of the Site Engineers, and complete with counterweights, locks, handles and holes for the garage ventilation. Doors of boiler rooms: the doors of any external boiler rooms will be made of iron, painted in accordance with the choice of the Site

Carriageable and pedestrian gates: the carriageable gate will be made of painted iron with one or two doors; it will have a simple design and installed in working conditions, suitably pre-arranged for motorization. The pedestrian gates will be made of painted iron; they will have a simple design and will be complete with electric locks. Staircase barriers inside the flats: the stairs barriers inside the properties will be made of iron sections (the section and the design will be defined by the Site Engineers) to be painted. Any requests on the part of the buyers for barriers with designs and/or finishing differing from the specifications shall be put forward and calculated in advance by the technicians appointed by Area Group.

16. TINSMITHERYThe gutters, the ridge caps, the downpipes and all tinsmithery will be made of copper with sections and development stated by the site Engineers.

17. HYDRAULIC SYSTEMDrinking water distribution: the system will be made up of the adduction and distribution network of drinking water and of the sanitary ware complete with all accessories. In the various lodgings a double water distribution network will be arranged (cold water and hot water) with polyethylene piping, complete with fittings, brackets and any other implements. Sewers and sewage piping: sludge will be conveyed into special vertical and horizontal piping with suitable diameter or bathrooms and kitchens, complete with slings, elbows, adaptors and any other necessary implements. All drain columns will exhale up to the covering through PVC pipes. Along the sewage networks inspection manholes will be placed. The sewer and drain collection networks will be constructed according to the local authority provisions and will be connected to the local sewage system through two separate lines. Methane system: the methane conduction system will start from the meters, located in special recesses (their location being agreed upon by the distributor and the Site Engineers) and will end with the necessary fittings for connection with the kitchen and boiler networks. The piping will be made of polyethylene for external connections and of copper for the face stretches on the fronts and inside the various properties. Sanitary - heating system: inside the bathrooms sanitary ware will be provided (wash-basins, toilet bowl and bidet) made by Ideal Standard (or other similar brandname) model Thesis, with Ideal Standard taps (o other similar brandname) model Ceraplan Cromato. The tubs, where planned for, will be made by Albatros (or similar) model Erica. The showers, where planned for, will be made by Pozzi Ginori (or similar) model Naviglio. Any modifications requested by the purchasing party as far as quantity, model or make of the sanitary ware and/or taps are concerned shall be previously agreed upon and calculated with the technicians appointed by Area Group. In particular, the purchasing party shall request and agree upon any suspended sanitary ware in concurrence with the definition of the floor boards, in order to prearrange the necessary masonry for the laying of the same sanitary ware.The heating system, independent with its own boiler, will be a radiant floor heating system, by positioning of insulating panels prearranged for fixing the heating system piping, as calculated and dimensioned by the heat engineer. On top of such piping a suitably thick concrete footing will be laid, on which the flooring defined by the specifications will be laid. It is to be reminded that, as per specifications, the provision and laying of a white-coloured radiator, suitably dimensioned by the heat engineer, is planned for in the bathrooms.

18. ELECTRIC SYSTEMThe electric system of each property shall start from the Enel meters, located in special recesses.In the external and internal stretches it will be laid into PVC corrugated piping of suitably dimensioned section; it will be laid below the flooring or embedded into the masonry. A switchboard will be provided, inside the relating property, equipped with main circuit differential breaker and automatic switches. The control devices (bodies and electric plates) that are provided and laid, will be made by Legrand, series and colour to be defined yet), in the quantities specified below. Any change in the quantity of light sources and/or sockets or any request for different materials shall be agreed upon, also from the accountancy point of view, with the technician appointed by the company.

19. FLOORING AND COVERINGAs far as floors are concerned, a brief description relating the internal and external flooring of the detached houses is provided hereunder. Garage flooring: ceramic 12X25 straight-joint patterned (at the Site Engineersí discretion).

Balconies flooring: Enamelled frost-proof gres 15x15 format, straight-joint patterned (at the Site Engineersí discretion).Pavement, drive and carriageable access flooring: flooring made of interlocking blocks 10x20 format and 6 cm thick.Flat indoor flooring: formats 30x30 or 33x33 single-fired ceramic or 1st-quality enamelled gres, straight-joint patterned (at the discretion of the customer among specifications choices). Bathroom and kitchen covering: formats 20x20 or 25x25 annealing ceramic 1st-quality, straight-joint patterned (at the discretion of the customer among specifications choices). N.B. bathrooms: covering h. 2.00 mt ñ kitchens covering h 1.60 mt x 3.00 mt length. As concerns the flooring and covering of each relevant property, the purchasing party shall choose, within the times specified by our technicians, at the flooring outlet or alternatively at the exhibition arranged in the offices of the Buyer at the site. A technical sheet will be drawn up reporting the choices made, the costs and the quantities relating to the extra-specifications selections.

The wainscots in the flats will be made of wood, painted in accordance with the internal doors, in all rooms except for bathrooms and kitchens.

20. Internal doors of properties: Internal blind tanganika wood doors, complete with perimetric weather gasket on master frame, brass handle and hardware. Any changes made to the specifications (sliding doors, mirrors, various models and/or colours) shall be previously agreed upon and calculated with the technicians appointed by Area Group.

21. OUTER WORKSFences: the fences of the lots will be made of simply designed wooden palisades. Balcony barriers: the balcony barriers will be made of wood and simply designed.

Carriageable and pedestrian gates: the carriageable gate will be made of painted iron with one or two doors; it will have a simple design and installed in working conditions, suitably pre-arranged for motorization. Staircase barriers inside the flats: the stairs barriers inside the properties will be made of iron sections (the section and the design will be defined by the Site Engineers) to be painted. Any requests on the part of the buyers for barriers with designs and/or finishing differing from the specifications shall be put forward and calculated in advance by the technicians appointed by Area Group.

16. TINSMITHERYThe gutters, the ridge caps, the downpipes and all tinsmithery will be made of copper with sections and development stated by the site Engineers.

17. HYDRAULIC SYSTEMDrinking water distribution: the system will be made up of the adduction and distribution network of drinking water and of the sanitary ware complete with all accessories. In the various lodgings a double water distribution network will be arranged (cold water and hot water) with polyethylene piping, complete with fittings, brackets and any other implements. Sewers and sewage piping: sludge will be conveyed into special vertical and horizontal piping with suitable diameter or bathrooms and kitchens, complete with slings, elbows, adaptors and any other necessary implements. All drain columns will exhale up to the covering through PVC pipes. Along the sewage networks inspection manholes will be placed. The sewer and drain collection networks will be constructed according to the local authority provisions and will be connected to the local sewage system through two separate lines. Methane system: the methane conduction system will start from the meters, located in special recesses (their location being agreed upon by the distributor and the Site Engineers) and will end with the necessary fittings for connection with the kitchen and boiler networks. The piping will be made of polyethylene for external connections and of copper for the face stretches on the fronts and inside the various properties. Sanitary - heating system: inside the bathrooms sanitary ware will be provided (wash-basins, toilet bowl and bidet) made by Ideal Standard (or other similar brandname) model Thesis, with Ideal Standard taps (o other similar brandname) model Ceraplan Cromato. The tubs, where planned for, will be made by Albatros (or similar) model Erica. The showers, where planned for, will be made by Pozzi Ginori (or similar) model Naviglio. Any modifications requested by the purchasing party as far as quantity, model or make of the sanitary ware and/or taps are concerned shall be previously agreed upon and calculated with the technicians appointed by Area Group. In particular, the purchasing party shall request and agree upon any suspended sanitary ware in concurrence with the definition of the floor boards, in order to prearrange the necessary masonry for the laying of the same sanitary ware.The heating system, independent with its own boiler, will be a radiant floor heating system, by positioning of insulating panels prearranged for fixing the heating system piping, as calculated and dimensioned by the heat engineer. On top of such piping a suitably thick concrete footing will be laid, on which the flooring defined by the specifications will be laid. It is to be reminded that, as per specifications, the provision and laying of a white-coloured radiator, suitably dimensioned by the heat engineer, is planned for in the bathrooms.

18. ELECTRIC SYSTEMThe electric system of each property shall start from the Enel meters, located in special recesses.In the external and internal stretches it will be laid into PVC corrugated piping of suitably dimensioned section; it will be laid below the flooring or embedded into the masonry. A switchboard will be provided, inside the relating property, equipped with main circuit differential breaker and automatic switches. The control devices (bodies and electric plates) that are provided and laid, will be made by Legrand, series and colour to be defined yet), in the quantities specified below. Any change in the quantity of light sources and/or sockets or any request for different materials shall be agreed upon, also from the accountancy point of view, with the technician appointed by the company.

19. FLOORING AND COVERINGAs far as floors are concerned, a brief description relating the internal and external flooring of the detached houses is provided hereunder. Garage flooring: ceramic 12X25 straight-joint patterned (at the Site Engineersí discretion).

Balconies flooring: Enamelled frost-proof gres 15x15 format, straight-joint patterned (at the Site Engineersí discretion).Pavement, drive and carriageable access flooring: flooring made of interlocking blocks 10x20 format and 6 cm thick.Flat indoor flooring: formats 30x30 or 33x33 single-fired ceramic or 1st-quality enamelled gres, straight-joint patterned (at the discretion of the customer among specifications choices). Bathroom and kitchen covering: formats 20x20 or 25x25 annealing ceramic 1st-quality, straight-joint patterned (at the discretion of the customer among specifications choices). N.B. bathrooms: covering h. 2.00 mt ñ kitchens covering h 1.60 mt x 3.00 mt length. As concerns the flooring and covering of each relevant property, the purchasing party shall choose, within the times specified by our technicians, at the flooring outlet or alternatively at the exhibition arranged in the offices of the Buyer at the site. A technical sheet will be drawn up reporting the choices made, the costs and the quantities relating to the extra-specifications selections.

The wainscots in the flats will be made of wood, painted in accordance with the internal doors, in all rooms except for bathrooms and kitchens.
