Decorating your home for a broad audience is keySimplicity is key
when tweakingyour decor for po-tential buyers. Whilefancy, exotic, andeven custom decora-tions are a wonderfulpersonal investmentin your home, keepin mind that youraesthetic choicesmay not appeal tothose who are tryingto envision them-selves living there.
Decorating yourhome for sale isabout simplifying tocreate a clean
palette for the widevariety of people youmay draw in to viewyour home. You wantthe home to be de-sirable to many dif-ferent tastes.
Here are a few tipsto get your homedecor in line for sale:
Promote yourhome, not your-self: Photos of yourcharming family and
cute kids can actual-ly seem intrusive topotential buyers. Optto present the fami-ly-friendly aspects ofthe home subtly withtidy playrooms andan organizedkitchen.
De-clutter forimpact: Take the“less is more” ap-proach when itcomes to your deco-rating choices. Re-move furniture, clearshelf space and re-vamp closet organi-zation to help each
room in your homelook and feel biggerto potential buyers. This also allowsthose who tour yourhome to imaginewhat they could dowith the space.
Keep it function-al: It may have beenconvenient for youto use the diningroom as an office, but buyers may notappreciate your in-genuity. If you’vedramatically alteredthe function of aroom, consider re-
staging it before itgoes on the market.Buyers need to beable judge how theirlife will fit into yourhome. That will bedifficult if you areusing the spare bed-room as a billiardsroom.

How to care for your outdoor wood furnitureQuestion: My out-
door wood furni-ture has weathered toa mottled gray, andthere is mildew cov-ering it. My wife hasinformed me that Imust make it look likenew. If I do a goodenough job, I’ve beentold I can then refin-ish the kid’s playset. What’s the best wayto get the wood look-ing like new? Howshould I clean it?What’s the best sealerto use? If you weredoing this job, whatsecret tips can youoffer to get the bestresults in the shortestamount of time?–Steve P., Manassas,Va.
Answer: It’s just asimportant to keep
your better halfhappy as it is to cleanand protect outdoorwood furniture. I urgeyou to maintain apositive attitudethroughout this entireproject. I’ve beenmarried nearly 38years to the samewonderful womanand have discoveredthat keeping herhappy by completingprojects is some ofthe glue that holdsmarriages together.
Cleaning and seal-ing any outdoor woodis not much differentfrom doing the samething for a wooddeck. Outdoor woodtables, chairs, fenc-ing, wood play sets, arbors and so forth alltake the same abusefrom Mother Nature.
If you fail to main-tain outdoor wood, itwill eventually rotand crack to pieces.Chemically treatedlumber is able to re-sist rot for decades. Some wood, includingredwood, cedar andteak, contain varyingdegrees of naturalwood preservatives. But water that soaksinto all these woodspecies will causethem to crack.
The cracks startout as tiny checkingcracks. Water enter-ing the wood causesit to expand. As itdries, it contracts. This movement cre-ates the tiny cracks. If water gets into thecracks, it soaks deep-er into the wood, causing even greaterexpansion and con-traction forces thatcause the cracks toget deeper and wider.
You can see why it’simportant to treat allwood with a water re-pellent on a regularbasis to prevent waterfrom getting into thewood. Do this everyother year or so andyour outdoor furni-ture and playset willlook fantastic insteadof resembling a 50-year-old fishing pier.
I prefer to cleanoutdoor wood withoxygen bleach. How-ever, do not use oxy-gen bleach onredwood, as it candarken this woodspecies. Use oxalicacid to clean red-wood.
Do not use a pres-sure washer to cleanoutdoor wood. It ab-solutely will damagethe wood. The high-pressure stream ofwater erodes the soft-er, lighter coloredbands of spring woodthat are found be-tween the darkerbands of summerwood grain.
Allow the wood todry well after it’sclean. The washingprocess almost alwaysraises the grain of thewood. This meansyou’ll have to sand itto get it back to thatsmooth furniture fin-ish. Don’t skip thisimportant step. Apalm sander worksgreat for this project.Use a medium alu-minum oxide sandpa-per. This paper selfsharpens itself as it’sbeing used.
Once the wood issanded, you shouldseal it with a pig-mented syntheticresin water repellent.Do not use an oil-based product. Mostoil-based sealers arefood for mildew andalgae. The manufac-turers place mildew-cides and algecides inthe products to slowdown the growth, butwater and sun breakdown these chemi-cals. The pigmentedor colored sealers willkeep the furniturelooking spectacular.Clear sealers will grayrapidly.
I urge you to workin the shade when ap-plying the sealers. Some sealers requireyou to apply twocoats within 15 min-utes of each other to
get maximum protec-tion. Working in di-rect sunlight canshorten this time dra-matically, leading tougly spotting andoverlaps.
Working in theshade is easier onyou, the wood and thesealer. If you canmove the furniture in-side your garage orother covered workarea, do so. I realizethis is impossible forthe playset, so chooseto work on an over-cast day if possible.
Deft touch neededStaining and sealing
outdoor furniture isquite different thansealing a deck. It re-quires a fine touch soyour brush strokesare not seen and youdon’t create any over-lap marks.
You have to main-tain a wet edge withthe sealer, whichmeans that you staineach piece of woodcompletely so thatyou don’t stop work-ing until you reach the
end of that piece ofwood or it intersectswith another piece ofwood. Failure to dothis can result in veryunattractive overlapswhere the color of thesealer seems darker atthe overlap area.
To watch an in-formative video show-ing how to applyoutdoor wood sealers, type “deck stainvideo” into the Ask-theBuilder.comsearch engine.

For parents, hav-ing their kidsleave the nest
can not only be a mo-mentous event, but itcan also be onesometimes tingedwith a bit of sadness.
After all, your littleboy or little girl is allgrown up now. How-ever, looking at thebright side, thismeans you now haveone or more roomsthat can be turnedfrom a kid’s bedroominto a space you canenjoy. You may havebeen making do withstoring your personaleffects in rooms inthe house simply be-
cause of necessity. But now that the kidshave flown the coop,it’s possible to takeover their rooms andturn them into some-thing tailored to youand your spouse.
The following are afew transformationsthat can take place:
Craft centerMany people enjoy
making things withtheir hands, be itpainting ceramics orknitting sweaters. Aroom that is set asidefor different types ofcraft projects cankeep work undis-turbed and organized.
Walls filled withshelves and storagecontainers alongsidebulletin boards willcreate a utilitarianfeel to the room.Have a large tasktable so you canspread out your workand bring in comfort-able chairs.
Stick with a floor-ing material that canbe cleaned quickly, such as tile or wood.
Sports roomSports enthusiasts
may want to set up aroom devoted to col-lections of trophies,
April showers maybring May flowers,
but May flowers stillbring bugs, which canbe nuisances to peopletrying to enjoy thewarmer weather out-side.
Biting flies, mosqui-toes, gnats, bees andbeetles can make out-door excursions un-pleasant. People oftenrely on insect repel-lents to keep bugsaway. Though thereare many repellents onthe market, only a fewof them may be con-
sidered safe.Repellents, such as
those that containDEET, may provemore hazardous tohuman health than theinsects themselves –even if a person hasbeen bitten.
To repel insectssafely, experimentwith these differentmethods:
■ Aloe vera, laven-der, peppermint andclove are known torepel mosquitoes.
■ Grow herbs andflowers such as garlic,
rosemary, tansy, cat-mint, basil, pennyroyaland marigolds. Theseplants naturally repelmany bugs.
■ Avoid lotions orperfumes with a floralscent, which attractsbugs.
■ Remove standingwater around thehouse where pestsmay gravitate to andlay eggs.
■ Citronella can-dles and sprays maywork for a few hoursin relatively smallareas.

For those who havebeen doing bills at thekitchen table or tryingto work from homeamid the noise of thekitchen or the televi-sion in the familyroom, a home office
can be just the solu-tion.
If the room is largeenough, place twodesks face-to-face soit can be a his-and-her work center. Useneutral paint colors soit will be more of agender-neutral space.Private bedroom
Although topics ofthe bedroom are oftenkept hush-hushamong friends andfamily, many men andwomen aspire to oneday have their ownbedrooms.
After time retreat-ing from the master
bedroom because of aspouse snoring orsimply because ofbeing on oppositeschedules, separatebedrooms enable youto create rooms thatcater to you. Put inthe amenities you de-sire and encourageyour spouse to re-vamp the other bed-room according to hisor her desires as well.
Guest retreatMany times, guests
are forced to sleep ona pull-out bed orsleeper sofa whenstaying over at a
loved one’s. Having anextra bedroom avail-able can enablefriends and familymembers to stayovernight with com-fort and ease.
Decorate the roomin neutral colors andinvest in comfortable,hotel-quality linens forthe utmost in luxury.Library
Some people simplyenjoy the ability to curlup with a good book ina quiet space. Turn avacated bedroom into acozy nook completewith bookshelves, aplush chair and decora-
tive reading lamp. Fillthe nook with favoritebooks, decorations anda side table to house acup of tea or coffee.
Regardless of howyou feel when your
children leave home, redecorating emptyrooms into new, func-tional spaces can helpadd a positive spin toyour suddenly emptynest.
