AIM:
To Improve the commercial, housing, transportation and community facilities to maintain the existing social
structure of the study area.
OBJECTIVES:
1. To examine the socio-economic and spatial structure.
2. To determine the infrastructure, that would enhance better living condition.
3. To examine the challenges and opportunities associated with urban village development.
4. To examine the rent level difference correlated to the market.
SCOPE:
➢ The study was narrowed to Patancheruvu jurisdiction.
➢ Study covers the socio-economic characteristics, household characteristics, housing conditions, access to
basic household services, development control regulations and the challenges & opportunities associated
with study area.
LIMITATIONS:
➢ The analysis is limited to primary surveys and secondary data published and sources available from
government department.
➢ The study evaluates the role of urban village from the different sectors’ views, thus the concentrative and
intensive study on specific group is limited.
NEED FOR STUDY:
➢ Urban villages play an important role in labor flow which is a critical attribute to economy growth.
➢ Regulate urban sprawl through to achieve orderly development of urban growth. Urban villages were boom
to low-income migrants.
➢ Urban village aborigines shifted their efforts from food production to renting housing and numbers of
urban villages emerged.

Villages can be classified as a) Developed villages (Urban) &
b) Non-Developed Villages (Rural)
➢ Most of the rural settlements have already changed and
merged into urban areas with changed characteristics in
terms off pucca houses, pucca roads, availability of
infrastructure etc. Such changed villages called urban villages
while the others remained the rural villages.
➢ The concept of urban village emerged in Britan in the late
1980s with the establishment of Urban Village Group as a
viable approach to creating a successful and long-lasting
neighbourhood.
➢ It emerged as a way to alleviate the prominent failures in
urban planning that provide vitality and proximity to many of
the amenities necessary for everyday life.
➢ Since more than one decade, urban villages are becoming
slum pockets which has necessitated the development in terms
of laying of infrastructure, construction of roads and making
available public and semi public buildings and parks, etc.

➢ Urbanization is due to large increase in population and
resulted in urban sprawls. Urbanization happens 2 ways
➢ Through expansion of existing urban bodies by
engulfing villages
➢ Through the independent transformation of rural

city boundaries – urbanizing the villages that are more a
reality in Indian situations.

urban limit of the city.
➢ Merging of urban area with a village, where the agricultural
land of the village is taken up for urban development.
➢ The term ‘Urban Village’ was first coined in 1961 at the
time of formulation of the Master Plan of Delhi.

The Lal Dora – The Concept
➢ A line separating Abadi area i.e. habitable area and the
agricultural area in a rural village.
➢ Area within the Lal Dora in rural is exempted from
Municipal bye-laws or zoning regulations.
➢ Still confusion on the status of these villages after
urbanization.
➢ For capital gains, outsiders and landlords begin speculative
and illegal building, industrial or commercial operations.
RURAL & URBAN CLASSIFICATION
As per Census of India ‘Urban Units’ is as follows:
a. All places with a Municipality, corporation, Cantonment
Board or Notified Town Area Committee, etc.
b. Places with a minimum population of 5,000.
c. At least 75% of the male working population engaged in
non-agricultural activities.
d. A density of Population of at least 400 Person/Sq.km.
➢ Villages that satisfy the criteria given at (b) also treated as
urban and such villages are termed as ‘Urban Villages’.
Rural Villages
A ‘Rural village’ is a cluster of houses with settled boundaries,
it comprises of an agricultural and abadi area administered &
governed by a village Panchayat and most of the occupation of
the population Primary sector.

URBAN VILLAGE:
➢ Urban villages include the native and traditional villages as
located and demarcated within town and city boundaries,
plus unplanned village-like settlements defined by terms like
informal and squatter settlements.
➢ Urban villages exist within all towns & cities, differing in
number, size, and intensity according to local, national, and
historical circumstances, including urbanization
APPLICATION:
Urban village ideals have been applied to new greenfield &
brownfield developments and urban renewal projects.
INFLUENCES & IMPETUS
➢ Urban villages a viable alternative to the social ills that
characterize modernism in cities, such as freeways and high-
rise estates.
➢ Urban villages are seen to create self-contained communities
that reduce the need to travel large distances and reduce the
subsequent reliance on automobile.
➢ Through more consolidated development, urban villages can
reduce the intrusion of urban growth on the country side.
➢ To provide a solution to the demise of community that is
often associated with modernism and sprawl.

Fun‐xin village is a comparably small village surrounded by urban park and
other new developed residential apartment buildings in Shenzhen. It is
composed of 5 to 10 storied residential buildings in an extremely high density.
These routes are like the subway lines, and they are also
vertically connected with each other at certain spots.
➢ URBANUS’s design is to connect most of the existing
buildings with proportioned pedestrian route, making it
as an untied architecture complex rather than the
existing individual building, so that they can create an
active mixed use district.
➢ These routes include different programs, such as
entertainment line, garden line, commercial line, art line
and kid line, which traverse throughout each block at
different levels, connecting each public space within
each individual building.
Each pedestrian route includes three
parts:
• The public space intervention in
the existing buildings,
• The program within the existing
buildings,
• The new constructed connections
between the buildings.

• The predominant use of the buildings is residential.
• Three major roads, that is Old MB Road, Gail
number 1 & 2 have mixed-used development.
• Old MB Road has seen a major transformation in
recent times, with the introduction of new art
galleries, showrooms and designer studios.
• The few public buildings are schools, a mosque,
temples and tombs.
• Crescent Mall is the new commercial development
which provides space for showrooms, designer
studios and art galleries.
Existing View and Main Issues
• Disconnection with the surroundings because of infra-city roads around
Lado Sarai
• Dense building activity in the village leading to problems of drainage and
sanitation
• Deficit of public utilities and social infrastructure
• DDA land adjoining the infra-city roads has uncertain status and has been
lying vacant for two decades
• Unofficial car parking on the open DDA land

Aurobindo Marg Planning Neighbourhood
• The cultural centre along Anuvrat Marg is designed to provide spaces for
cultural events, exhibitions and design galleries.
• A vehicular road is proposed between the mixed-use development on
Aurobindo Marg and the existing DDA nursery

• A mixed-use development is proposed between MB Road and existing
commercial development along the old MB Road.
