Their first ad campaign appeared in Elle magazine and from then on the Roche Bobois brand identity grew steadily. Today, Roche Bobois has a presence in 50 countries with an international network of more than 250 stores. This project in Sotogrande exemplifies the style an approach of Alejandro Giménez Architects. The owners, who live in Russia wanted a vacation home where they could thoroughly enjoy the light of Andalucia and a residence that in style followed the traditions of Andalusian architecture with its thick, white walls.

The firm actually conceived the design of the house by working on it at the plot rather than in the studio. During the process they made quite a number of changes to refine the use of space, just like a sculptor would The residence uses three natural materials: wood, mud and whitewashed walls. This combination creates striking contrasts but also balances the vernacular and modern in a harmonious way. At the heart of this house is the swimming pool that is attached to the building in a way that allows the owners to have both an indoor and outdoor pool. They also designed a mix of pool and fountain and where one of the walls of the house rests on the pool they installed a curtain waterfall.

IT IS PRETTY STANDARD TO HAVE A PROPERTY SURVEY WHEN YOU’RE PURCHASING A NEW RESIDENCE IN THE UK AND IN NORDIC COUNTRIES THE LAW INSISTS YOU HAVE ONE. IN THE CASE OF THE UK, THE BANK USUALLY INSISTS ON IT, OTHERWISE THERE’S NO MORTGAGE ON OFFER AND THE AMOUNT YOU CAN BORROW FROM THE BANK IS LARGELY DEPENDENT ON WHAT THE SURVEYOR SAYS. So, the surveyor is someone you might fear if you’re keen to get the maximum amount of money possible from the bank, or he can be your best friend. And that’s because a qualified survey will highlight any problems with a property that are likely to need work in the future, and so cost you more cash.

You might be surprised to discover that when it comes to buying a property in Spain, many buyers throw all caution to the wind, and as the experts at Survey Spain report “despite all the scare stories in the media about personal financial disasters, many foreign property buyers in Spain still spend hundreds of thousands of pounds or even millions of pounds or euro without having an expert looking over the property for defects.”

Campbell Ferguson, the founder of Survey Spain, a qualified member of the Royal Institute of Chartered Surveyors (RICS) and well known commentator on the importance of surveys suggests that having a proper survey done is a small cost in comparison with the fees a buyer may have to pay later, either for construction work or to establish if the property is even legal.

There are only a few English-speaking qualified surveyors that are RICS regulated operating outside Madrid and Barcelona, including Marow in Valencia and Property Works in Mallorca, as well as Survey Spain and RE/MAX Universal in Estepona and Marbella. However, at the website for RICS España you’ll find a comprehensive list of all chartered surveyor firms across Spain that are regulated by the RICS in the UK. Given the size of the country, the number of surveyors is quite low compared with the UK, but there are some likely historical reasons for that.

Well, it would seem that there are a few reasons why chartered surveying hasn’t really caught on here, and much of it has to do with a lack of solid information about land and property that makes conducting a survey more time-consuming than in countries where information is recognised as being reliable. For example, here are two of the issues facing surveyors in Spain:

* The Title Registry information is not always reliable. A historical tendency towards tax evasion means that properties are often priced and described incorrectly.

* A significant number of properties have been built or adapted illegally. This information won’t appear on the Title Registry but discovery of it through a survey may lead to it being demolished once the authorities know about it.

Therefore, a surveyor in Spain has a lot more work to do. Information that is available via the Internet in other countries will require hours of research, phone calls and visits to government or council offices.

SURVEY TYPESTypically, you can choose to have a Building Survey or a Structural Survey. The former is less in depth and therefore, less costly. Essentially, they are:

* A Building Survey is generally a view of everything in detail from floor or ground level plus upper and lower levels where there is safe and easy access. It cannot look at areas that are not accessible without exceptional work or equipment, but usually, if there is a defect, there will be visible evidence nearby.

* A Structural Survey is much more specific, often involving a break into the building structure or decoration, as an intrusive investigation of a specific fault for which evidence has been discovered during a Building Survey.

WHAT DOES A TYPICAL SURVEY LOOK AT?The building survey is less costly, but if there are signs of structural damage then a reputable surveyor will suggest that you have the structural report done as well.

A survey also looks out for signs of damp and insect infestation, plus the electrical circuits are tested to the maximum usage level alongside water pressure to see if the circuit trips and that the water pressure is not irritatingly low.

SNAGGING SURVEYS FOR NEW PROPERTIESAnother option that’s available is a ‘Snagging Survey’. When you’re buying a property in Spain, you usually have 15 days after signing for a new property to report any differences between what you signed up for ‘off-plan’ and what you find when you enter the property. It is easier to make a claim in this period than after, and a Snagging Survey will make a list of all the defects, blemishes and signs of poor workmanship. Working equipment is also tested. Also, the surveyor can compare the specifications and plans in the contract with what has been done in the finished building and make sure that the description of the property in the Catastral Registry is correct.

Having a survey could save you from a personal financial disaster and a lot of sleepless nights. Just because the sun is shining and everyone is happy, it doesn’t mean that you should ignore the common sense steps that you would take in your native country. After all, as they say, ‘the devil is in the details’ and that is what a chartered surveyor can look at and report on those that are going to cause you problems – it’s worth paying for the peace of mind.

Enter the smart homeDomotics is the term used to describe an integrated home automation system. The term comes from the Latin word for home, which is domus and robotics.It’s a technology that gives you control over a wide range of activities in your home, whether you’re in residence or in Australia. A hi-tech partnership Chris started his career in the audio video sector, and joined forces with Tim in 2002 who has an engineering background. They are both passionate about the latest in domotics and audio video solutions. Both trained in the UK in designing these systems, which both tell me is one of he most advanced countries when it comes to developing the technology for home automation. They also trained at the famous Harman Institute in Los Angeles. The system’s power was apparent when I watched a snippet of George Clooney and Sandra Bullock in “Gravity”, because the sound quality made me feel as if I was in the film with them. And, if you enjoy watching live music concerts or opera, then this sound system is literally music to your ears, and makes you feel like you are sitting in the front row.

01. Quantum MirrorIn this piece, the influence of the ‘futuristic’ concepts that appeared in the 50s and 60s and reflected the broad appeal of space exploration in those decades is fairly obvious. The gold touches are another echo of the 60s, and in this case it also gives a luxury finish.

What’s Cookingin 2016?

…a round up of Kitchen Design Trends from International Designers

A beautifully designed kitchen is a pleasure to cook in and a place where you want to spend time. It can be a meeting hub for a family, if you have sufficient space for a table, or it can be a laboratory of recipe ideas and fabulous confections. It’s not too difficult to find culinary inspiration in the many cookery books and baking blogs available today, but if you’re looking for a new kitchen, we’ve got some inspirational ideas about what is trending this year from international designers and from our local Costa del Sol kitchen suppliers and interior designers.

From what we can gather some of the trend leaders in 2016 will be muted colour schemes, hi-tech workstations and 80s glam. That’s an interesting range of styles and is indeed eclectic.

Back to the 80sThe decade of glamour hasn’t quite disappeared and now it’s actually a ‘retro’ look. Expect to see mirrored backsplashes and high gloss surfaces making a comeback, but this time with more refinement. Gail Drury says that this time round the designers will incorporate more natural and contemporary materials into the look, so that it doesn’t have that ‘big shoulder pads’ look that kitchen design had in the 80s. Also any metal finishes are likely to be satin rather than highly polished.

Mad Men modelsThe success of the TV series Mad Men, amongst other things, has supported a revival of interest in Midcentury Modern, or the 1950s to be precise. Jane Lockhart suggests that what started out as a renewed taste for 1950s furniture is now trickling down into kitchen designs. There’s also a trend towards a 1960s style. This is minimalist and depends on a mostly white colour palette, light woods and a ‘no clutter’ look.

Muted coloursWhite will always be around in kitchens because it says cleanliness and so many kitchen products are still white. But, Canadian kitchen designer Jane Lockhart says that the colour palette is going to stray into charcoal grey, neutral pastels such as pale blue and a grey/green hue, plus tinted whites will be popular again. She also suggests that we’ll see more light woods including walnut, whitewashed woods and white oak with a rift grain. Bold primary colours are apparently out as accentuating tones and the accents will be marked by the muted pastels and paints with a chalky, whitewash quality.

Updating traditionThe more traditional kitchen is still with us, but, says Jane Lockhart, the ‘new traditional’ will have “cleaner lines and less frills”. She says that there will be more emphasis on elements that add highlights, such as cooker hoods, islands and cabinet tops.

Combined kitchen-living spacesCreating a flow through space from kitchen to the living area is likely to be more widely seen this year. The kitchen often feels disconnected from the rest of the home and there is a definite move away from keeping it separate among interior designers. The built-in appliances and stations for all the smart devices play a roles in devising a seamless space.

Metal hoodsMetallic finishes emerged during 2015 and typically were used on taps, lighting and drawer handles. In 2016, metal is likely to become more prominent as designers are increasingly using it for range hoods. As Drury points out, a metal range hood in a kitchen with muted, neutral colours is a very effective way of creating a “burst of contrast” into your kitchen.

Texture and contrastThe use of contrast is going through a change. Instead of using strong contrasts in design there will be more uses of varying textures. One example of this might be the use of stone. The same stone can be finished in say, three ways, and then used in the same space to create this texture-on-texture contrast. And, it is more likely that the designers will use this more subtle approach than one that uses a dramatic mix of textures.

Amy Rose of FOC Design says…Essentially we agree with the American/Canadian designers, mid-century or 80´s trends reappearing are exciting prospects and something we can certainly see happening. Trends regularly repeat themselves. The way to do it however is to blend old and new, this creates a harmonious balance between the two styles, a nod to the past but keeping modern elements ensures that the design is fresh and potentially timeless. You don´t want to feel like you have to redo your kitchen every three years.

In terms of specific finishes, its important not to be afraid of texture and pattern – even just some unusual tiles in an otherwise simple kitchen creates an effect and makes the space feel special. Another option is to source statement pieces like industrial lighting. This look can be softened with a small amount of luxury soft furnishings, again it´s about balance.

Ultimately kitchens don’t have to be utilitarian, have fun with them while also considering the functionality of the space, it doesn’t all have to be boring and practical!

Coloured appliancesThis is another midcentury mod trend that is coming back – coloured kitchen appliances. It is not just cookers and fridges that will be coloured, sinks, backsplashes and kitchen appliances will add pops of colour among more neutral tones.

LightingCeiling lights and table lamps will no longer be sufficient to light your kitchen. Both Jane Lockhart and Gail Drury suggest that one of the biggest trends in 2016 will be the arrival of extensive cabinet lighting. These will typically be strips of light beneath, above and inside the kitchen cupboards. LED lights will be the norm and the overall design aim will be to use lighting to create different moods in the kitchen.

Hi-tech spacesThis year will see more kitchens make space for smart devices. These will come as part of the kitchen package. Some examples of these include built-in charging stations for phones and tablets so that you have a “dedicated place in the home to make sure they are always charged for use and close to hand,” says Jane Lockhart. American interior designer Gail Drury says that she expects to see kitchens becoming even more designed for convenience and that the newest designs will come with built-in coffee makers, steam ovens and wine coolers.

Well, that’s the opinion of two well-known North American designers, but what do some of Marbella’s local designers predict for the 2016 kitchen?

John May of Quay Property says:Kitchens are without doubt the heart

of today’s modern homes and simple

lines with state of the art appliances is

the new luxury. The extensive use of

cabinet lighting will be a huge feature in

kitchen design this year. We will also see

instant boiling water taps and although

they have been around for years the

installation of pyrolytic self-cleaning

ovens will become the norm. The kitchen

is as much an essential part of the home

as a fashion accessory so the retro

kitchen will be popular again but with all

the modern touches 2016 has to offer.

Christelle Litvine of Real Design Marbella saysThe 2016 kitchen is not only

a functional laboratory of

flavours but also an elegant

social space, combining

design, technology and

connectivity.

The open space is definitely on-trend and

integrates the kitchen

as a convivial living space. Manufacturers allow more flexibility and

offer more options to create a

unique kitchen using modular elements

and a large range of materials that combine

high technology with warm contrast finishes.

Natural wood is back, but with concern for

saving energy and environmental protection.

There’s a new generation of extremely

sophisticated, strong, recyclable and eco-

friendly materials such as PaperStone,

aluminium and solid surfaces such as Dekton,

Corian , Krion and versatile materials such

as Ecomalta. Overall, minimalist, ergonomic

designs characterises the furniture

and ways to hide tools for a more

uncluttered, aesthetic look.

The Dream VillaI’ve always dreamed about a villa in Tuscany. You know the type of house I’m talking about; in the middle of nowhere between the hills, where you can see the sun setting between cypress trees. An old, rustic stone house that has its own character, meaning that, in reality, you will spend the rest of your life trying to finish the house. I bet you have seen several films that painted this picture for you. I was in love with this idea since I was a teenager. So much so, that I learned to speak Italian and made several trips there. Well, life has its surprises as we all know. I didn’t end up in Tuscany after all - instead I found myself on the Costa del Sol, Spain. We’d made short holiday trips here with my small children, because it was an easy choice to travel to the south of Spain from Finland to recharge the batteries.

Today, I’ve found the villa of my dreams in Andalucia. It has all the characteristics I’ve dreamt about. It’s an old Andalusian finca that needs some renovation and rebuilding. It’s not in really terrible shape, but it has potential to be so much more. It’s located next to a huge nature

reserve area where you can see the sun setting while you are picking the oranges from trees in your own garden. This is my - and my family’s -story about the villa that we’ll refurbish and furnish inside out. So, fingers crossed, hopefully this will be a journey that will have some exciting, inspiring moments relating to the worlds of architecture, interior design and Spanish culture.

Designing for our dogs!We have two little doggies and they also have an impact on the ultimate design of the house. At the moment the finca has an open garden, which means the dogs would be able to access the road, so we’ll need a new fence to close off the garden at the front. We’ll also need a designated garden area for them, as I don’t like them pooping just everywhere outdoors. Yes, it’s easier said than done, but I’ll try to change their habits! We also have asthma and dog allergies in the family, so all the interior materials used will minimise the amount of dog dander in the house and the pets will have their own sleeping area away from the family bedrooms.

Learning all about the locationWhile I was playing with ideas for the layout, we also started to explore the area. Even though we knew it quite well already, it becomes a more serious business when you are planning to take on a mortgage and settle in one place. When you’re renting you always have the option of changing your mind and just moving to another house.

Since it was summer and the kids were out of school, I ended up driving around with

them for several hours some days. That was a great time, like a tiny road trip. I also learned a lot about the road bumps – they are everywhere! They still surprise

me every time I’m driving to our house - my poor car - but, I also became certain that the location is the right one for us.

It’s very near the marina, but still far enough away from the hustle and bustle and as near the woods as you can get. It’s very important to us to have peace and tranquillity around us. We also visited several otherhouses in the area, which was great because I loved to see the interiors of these villas.

In this way the picture of our house started to become clearer and stronger in my mind, especially the matter of what I like and don’t like. The houses around here have all kinds of architectural styles and interior design, so it’s easy to soak up inspirational ideas.

I used my summer to identify the references for the exterior look and some alternatives to show the architects, lawyers and constructors.
