this exhibition virtually. We want to reiterate our
commitment to community engagement and make clear
that everyone will have an opportunity to engage in this
process in a way that best suits their needs.
WHAT WE ARE DELIVERING
WAYS TO GET IN TOUCH AND STAY UPDATED
Welcome to our virtual exhibition on the draft masterplan for the former Holloway
Prison site. This exhibition is an opportunity for us to update you on the project,
activity to date and to hear your views on our proposals. We aim to submit the
planning application in Autumn. More details of the scheme will be shared in the
upcoming consultation events as our proposals progress. This will include the final
development proposals exhibition in Autumn.
• New homes – Approximately 1,000 to 1,050 new homes, with 60% affordable housing
• Women’s Building – Working with the community and the London Borough of Islington to inform the emerging brief
• New public park and play space – New play spaces and routes that will be open to the public
• Comprehensive consultation process – Ongoing commitment, despite current restrictions, to work closely with the community

The draft masterplan we are proposing is informed by a number of elements, such as the ongoing
feedback from the local community and the Holloway Prison Site’s Supplementary Planning
Document (SPD). On top of that, we have to take the constraints of the site into consideration.
These constraints included site levels, local views, existing trees and nearby conservation areas.
SITE LEVEL CHANGES
Holloway Prison lies on a slope rising toward the
south and west of the site facing Dalmeny Avenue.
The tallest point of the site, next to the western
boundary, is a full eight metres taller than the lowest
point of the site, the car park next to Parkhurst Road.
LOCAL VIEWS
Two viewing corridors run through the western
portion of the site. These views look from Archway
Road to St. Paul’s Cathedral.
EXISTING TREES ON SITE
The provision of publicly accessible green
infrastructure and play space is front and centre of
our proposals. We are committed to retaining existing
trees on site, together with incorporating additional
tree and shrub planting.

A LANDSCAPE-LED MASTERPLANOur ‘Landscape Led’ design process puts as much importance on the spaces created between
buildings as the buildings and architecture themselves. This has allowed us identify the most
significant and important landscape elements of the site and develop the masterplan around
these to ensure their retention and to respect their historical significance. Our aim is to create a
historical link to the past by retaining and nurturing the positive landscape elements of the site,
creating a positive cultural legacy for the future.
We have identified a variety of trees and tree groups which we want to retain, as well as a number
of the existing courtyard and garden spaces that will be retained, improved and integrated into
a new collection of publicly accessible landscape spaces. We are retaining trees along Camden
and Parkhurst Road, the London Plane tree, trees in the former women’s garden and a large
weeping willow that was in the former chicken run. We are retaining the former women’s garden
space and transforming this into a new public park. The former chicken run becomes a new
garden space and the former exercise space is adapted to be part of the women’s building.
You said... We did...
Residents have wanted to preserve as many
existing trees on-site as possible. In particular, the
London Plane toward Parkhurst Road, and Weeping
Willow toward Bakersfield were cited.
We have carefully considered the plans in order
to retain both the aforementioned trees as well
as two established tree groups, totalling 34
together.

ACCESS
A PEDESTRIAN-FRIENDLY MASTERPLAN
The draft masterplan makes clear that as a car-free space, pedestrians and cyclists
are the main priority. This means encouraging safe routes through the site, only
allowing emergency and delivery vehicles access and ensuring safe storage for a
range of bikes is included in the final designs.
The scheme will include vehicular routes for delivery, servicing and accessible
parking. These will be accessed through two vehicular access points.
You said... We did...
Those that live locally echoed the desire
to preserve pedestrian routes connecting
Parkhurst Road to Bakersfield, as well as
opening up the wider site to pedestrian
activity.
We are working with adjacent
landowners to explore connectivity
through the site that will link the site
and community together.
Our proposals have taken forward the key principles set out in the Holloway Prison Site’s Supplementary Planning Document (SPD). These

BUILDING HEIGHT
The height and location of the new homes has been carefully considered to work
with the significant level changes across the site, the proximity of neighbouring
homes, overlooking, the existing trees on site, and views.
DELIVERING HOUSING
We have worked hard to deliver the maximum number of new homes sensitively
on the site, particularly affordable housing that meets the needs of the local
community.
You said... We did...
Feedback has mostly agreed that the
masterplan should not include tall buildings
that will have a negative impact on local views
and neighbouring residents.
Our proposals work locate the
tallers buildings in the centre of
the site to minimise the impact on
surrounding homes.
We have carefully considered building heights in order to minimise the impact on the site’s neighbours. We will be providing detailed analysis
of the daylight and sunlight impacts to the homes around the site and for future residents at the detailed exhibition later in the summer.

Thank you for taking the time to take part in our virtual exhibition. We hope you
have found this useful in understanding this site and our emerging masterplan
proposals. The future of the former Holloway Prison will continue to be shaped by
the local community, and your feedback is valued by Peabody and our consultant

As the design progresses, we will continue to keep local residents updated on
other consultation events through our project website, our mailing list and our
regular meetings with community representatives. We will continue to follow the
Government’s advice on public gatherings, and this will guide the format of these
consultation events.
