Q: Do you need Approval to put up a: Brick Mailbox, Storm Door, Fence, Deck, Anything else

outside that’s exterior to my home that was not there when I purchased it?

A: Yes to all above. ARDENT RESIDENTIAL Property Management Group handles all

Architectural Modification and will contact the Pittman Park HOA Board for review and

Approvals/Disapprovals.

Architectural Modification Request forms, along with a design plan (picture diagram) of request,

must be submitted for Approval FIRST to ARDENT RESIDENTIAL Property

Management, before Construction or Installs begin. Please note: If installing a fence, Fences need to

be started at the back corner of each house. 6ft tall straight, no lattice designs.

WARNING… If you have not done this, it is urgent that you complete the form(s) and turn in

immediately so that you can obtain Approval. It is important that you communicate what you have

installed or constructed. If you do nothing, expect fines and/or removal of your exterior items as

you would be out of covenant and did not obtain proper Approvals ahead of time.

Q: Where do I find the forms (ie: Modification Requests, Pavilion Reservations)?

A: They can be found under Pittman Park’s Community Portal (www.myardent.com) Enter

Homeowner’s information and look under Documents Download Section.

Q: Where should I place my satellite dish?

A: Mount to a pole in the ground in the rear of home or on rear top roof line not viewable from front

of property. (Please be informed if installing on roof line, shingle warranty may be voided). If

mounted incorrectly, you are strongly advised to have this issue corrected. This can lead to annual

fines.

Q: What is NextDoor and why did I get a Postcard, Flyer or invite?

A: www.nextdoor.com is a private community website that’s been setup for our Pittman Park

Community to keep neighbors informed and aware of Community related issues and Events. You

can opt to only see Pittman Park information or choose other nearby neighborhoods to stay informed

of things around you. Email settings can also be controlled. Next Door is used as a communication

tool to as a way to get to know your neighbors around you, finally putting a face and name together.

Flyer, postcard, or invite was given to you from a Neighbor that was on NextDoor.com.

Q: What’s a Welcome Packet? How can I obtain one?

A: Welcome Packets were setup for new and existing homeowners to welcome them to their new

community. Welcome packets are usually hand delivered from a member of your Neighborhood

Watch Team. Contact information is received from each neighbor and then Packets are distributed

out accordingly. Welcome Packets can be emailed to you once contact information is received.

Q: How can I reserve the Pavilion for a Special Event?

A: Pool Reservation Agreement Forms can be found under Pittman Park’s Community Portal

(www.myardent.com) Enter Homeowner’s information and look under Documents Download

Section. You must submit form(s) and pay necessary fees ($50 Non-Refundable Deposit and a $150

Refundable Deposit). Once approved, the Property Mgr or an HOA Board Member will contact

you on further instructions and procedures regarding Pavilion Rental.

A Reserved Banner Sign will be posted at Pavilion on day of Event to alert Community of your

HOA Approved Event.

Kitchen and Bathroom use ONLY is INCLUDED in your Reservation.

Please Note: The Pool Area is NOT INCLUDED in your Reservation. Homeowners may have

access to Pool facility during event.

Q: Can Pittman Park be a Gated Community?

A: No. Pittman Park has public streets, Public streets can't be gated.

The streets would have had to be designated private from development.

Streets also are not wide enough to accommodate gates. Notated on Platt information that Pittman is

a pass through that connects to Stonewall Manor.

Last quote of amount of Gating Pittman Park was over 200,000 due to large area of neighborhood.

Not financially or logistically possible for our Community.

Q: Does this Community have Neighborhood Volunteer Groups or Events to unify the

Neighborhood?

A: Yes. Pittman Park Advisory Committee is a volunteer group made of neighbors in Community

who serve as a liaison between the community at large and the Pittman Park HOA Board of

Directors. New Committee Leaders are needed and welcomed. To join, please contact a HOA

Board Member for more information.

Neighborhood Watch and Pool Monitors are additional volunteer groups. New Committee Leaders

are needed and welcomed. To join, please contact a HOA Board Member for more information.

Q: What does Covenant Community mean?

A: Pittman Park is governed by rules and regulations and restrictions in a covenant that the

homeowner agreed to at the time of closing of residence. All Homeowners must follow covenant

accordingly to avoid fines, late notices, leins on properties.

As a Covenant Community, each Homeowner is responsible for paying an annual Homeowner’s

Association Fee or what’s known as HOA dues.

Q: Where can I find the Covenant and By-Laws of our Community?

A: They can be found under Pittman Park’s Community Portal (www.myardent.com) Enter

Q: How much are HOA Dues? When are they due? Didn’t I pay for this already?

A: Homeowner Dues are $400 a year. At time of closing, each homeowner pays a one-time $400

initiation fee. In addition to the initiation fee, the Annual HOA dues of $400.00 is also paid at

time of closing for the current year. This fee could be prorated, depending upon when a Home

Owner has moved into the Community. On some occasions, the Home Owner may be required to

pay for the current prorated year PLUS the coming new fiscal year.

Ex: Someone who has moved into the Community in December will pay $33.33/month PLUS $400.00

for the upcoming year. The Home Owner will not be accessed his/her annual HOA Fee until January

31st of the following fiscal year.

Late notices are sent then Late fees are added to your past due balance after Jan. 31.

Q: What are HOA Dues for?

A: HOA dues provide vital revenue needed to satisfy the essential requirements to run the

community. It helps to cover Lawn Maintenance, Pool & Pavilion Maintenance, Landscaping of the

Common Areas, Property Management Fees, etc..

Q: Can I setup payment plan?

A: Yes. Please contact ARDENT RESIDENTIAL Property Management Group for payment

arrangements.

are narrow in community. Note: Fulton Co. Police are often patrolling the neighborhood. Fines

Speed Limit in Community:

The Speed limit in the Community is 25mph. Signs are posted in the front and rear entrances of our

community. Please slow down for our children in the neighborhood. Please notify your guests

accordingly. Note: Fulton Co. Police are often patrolling the neighborhood. Fines and violation

notices will be administered.
