April has given me a clearer perspective and a dif- ferent sort of adventure than what I’m used to here in Atlanta. Learning the Philippine culture and traditions and actually meeting my team in person was a life changing experience. It was very fascinat- ing that within 16 minutes of getting together, it was like we knew each other for 20 years! This whole VA thing can be so much more than what you hear in the seminar. Not everyone was present but it was an awesome experi- ence to finally meet most of them in per- son. My Easter celebration was spent with peo- ple at the church in Manaoag. Hello everyone! With spring comes the urge to be outdoors as much as possible to enjoy this pretty place called Earth. You can feel the vibrancy in the air. It's very pleasant. Visiting Legazpi with my team who loves to take photos was crazy. Not to mention the amazing chance I got to have a volcano in my view daily. The cost of the spa experience was simply unbelievable. The Misibis Bay outing was memorable. I have so much to share but one thing I have learned about Filipinos at a

generalization but the difference is quite stark to what I have seen in the past. Keeping the attention and focus of a class-room of young children for 30+ minutes with zero issues is pretty cool to watch.

Traveling to Baguio City was fun. The market has lots of fresh produce grown locally that cannot grow in the lower lands. And of course, I enjoyed visiting the Global City, Makati and MOA—the

deeper level is about their consistency in be-ing grateful and as a result humble. It's one thing to work with them virtually and see this. It's an entirely different experience to see it in real time. Greatly encouraging!

To sum it all up my recent journey has me reflect on gratitude and humility which allows us to see the world through someone else's eyes to the best of our ability and appreciate them and their situation as well as our own.

I am glad that I visited Philippines. Primarily it was all about church work and at the con-clusion of that, I got to spend time with my team. I will for sure come back in the near future. For the meantime, let’s get back to closing deals. Let’s make it happen, right now!

Real Estate investing can be very challenging. The volume of information that you need to learn is so much and in different levels. It is helpful however, when we have mastered the principles in real estate investing. We can all start from the basic steps such as:

Listen Attentively – Attend to meetups and learn a great amount of information on how to go about real estate investing. Ask your ques-tions and let their answers be your guide. Be direct. They can understand you for sure as they have undergone these stages when they were just starting out. If you truly want a more focused study, get a mentor.

Familiarity With Your Desired Area –Learn the ins and outs of the area. Establish rapport with key contacts. You also need to go

around, visit sites and familiarize certain areas that are mostly popular for investors. Ask around and learn the demographics. Statistics data will be a useful knowledge during negoti-ating and it will enable you to provide the best service knowing that you have knowledge to support your claim.

Patience –Our ability to endure something tedious without getting riled up is what you need in real estate investing. There are several instances that your patience will be tested. Don’t give in to the problems instead be re-lentless. Real estate investing requires study-

ing, planning and research. You can not afford to cut corners otherwise you’ll be in for a big surprise. Starting a real estate investing business takes time. Understand it and accept the reality.

Employment History

The longer a potential tenant has worked at the same job, the better. You want to make sure that their source of income and ability to pay the rent will last at least as long as the lease period. Ideally, you want the tenant to work for a reputable company and it is always a good idea to check employment refer-ences.

Credit History

Using credit information to analyze a potential tenant is a good idea, but not necessarily the whole story. Someone may have had a job loss or medical problem which tanked their good credit but now that they are back on their feet they are paying regularly. A rocky economy some-times means taking a chance on peo-ple. Do not believe solely what a potential renter tells you. It is vital that you check their credit history to get to the truth. Focus on how they are paying their debts over the last year or two. You want to look for some obvious improvements in their recently recorded accounts on their credit record. Someone that is consistently late on other types of debt will likely be a late or non-paying tenant as well.

Going with Your Gut

While your gut instinct may work in other instances, it’s probably not best suited for placing a tenant. While you can certainly take the time to get a good feeling of the individual, be watchful and cautious as they analyze the house and ask you questions. That said, you need to combine this with what you find in the basics of your tenant screening and application pro-cess. Weigh the items together and choose wisely. The wrong tenant can be costly and time-consuming.
