CRITERIA FOR SITE SELECTION 1. Is the site available for development?2. Is there a flood risk?3. Is the site in the Green Belt and if it is how can it be considered against the

following criteria as an exception site. a) To check the unrestricted sprawl of large built-up areas.

b) To prevent neighbouring towns merging in to one another.c) To assist in safeguarding the countryside from encroachment.d) To preserve the setting and special character of historic townse) To assist in urban regeneration by encouraging the recycling of derelict land.

4. Distance from both primary and secondary schools for pedestrians.5. Distance from the village centre, surgery and other social amenities for

pedestrians.6. No site should affect the existing landscape value of the area as seen internally or

from outside the village.7. How does site fit in to the existing infrastructure?8. Availability of public transport.9. Would the development of the site enhance the village?10. Is the site potential for housing or commercial development?11. How does the site fit in to the vision for Wheatley? (Still to be agreed)12. Could the development of the site help in reducing the parking problems in

Wheatley?13. Could the site be considered for a use other than residential or commercial? ( eg

New village hall, re-located primary school )
