Dear Whispering Hollow Homeowners, As the newly elected board members for the HOA we would like to introduce ourselves and tell you a little bit about what we have planned for the next year. The President of our HOA is Patrick Connor. He does not live in our neighborhood, but is the Ryland repre- sentative. Bill Creager is our Vice President. He will take over the role of President when Ryland turns over control to us. We do not have an exact date that this will take place, but we will keep you posted. At that time we will be looking for a new board member. Cassandra Conway is the Treasurer. Stacy Morgan is the Secretary. And Arron Miller is a Director at Large. Arron will take over the role of Vice President when Bill steps into the President role. First we would like to thank all the volunteers and committee members who volunteer their time and energy and continue to make our community a great place to live. We invite you to join one of our many growing commit- tees or start a new one. You may email any of the Board members or sign up at one of our social events if you would like to volunteer. We are currently in the process of having a website built that will include any and all information regarding Whispering Hollow. We would like to make the regulations straightforward, but also maintain the integrity of our neighborhood. We will also be implementing some very clear regula- tions for vegetation near our sidewalks, for the safety of all pedestrians. We are currently reviewing every single contract our HOA has with vendors. We will renegotiate, cancel, or request bids before the current contract expires. If no changes need to be made, we will leave it in place. We are working very closely with the advisory com- mittee and greatly rely on their expertise and feedback. One change that we have already made that you won’t see until this summer is the new emergency phone at the pool. We will no longer have the pay phone, but a Kings III emergency phone. We are also exploring the idea of adding video surveillance to the pool. We love our neighborhood and think it’s one of the best places to live in Buda. Please know we take our responsibility seriously and weigh all options when making a decision. We encourage feedback and ideas from our neighbors and community. Dear Whispering Hollow Homeowners,

Whispering Hollow welcomed home our local hero, Maj. Alec Weedman. Many neighbors flew their flags and put yellow ribbons on their trees to welcome him home! Maj. Weedman has been serving in Afghanistan for almost 9 months and we are very happy to have him back home and safe.

Did you know that in the past 30 days in Whispering Hollow, 22 homes have sold with an average sales price of $303, 476?

With mortgage rates dropping to below 4% this week, buyers are ready to jump into the market as opposed to waiting. Frank Nothaft, vice president and chief economist for Freddie Mac spoke to this issue in a video commentary this week saying, "If you are planning to buy a home in the next year, it's better to do it sooner rather than later." This week (November 20) the 30 year fixed-rate mortgage averaged 3.99% and a 15 year fixed-rate averaged 3.17%.

Nothaft also stated, "We expect home sales to rise in 2015 up about 5% compared to 2014, to the highest level of home sales we've seen since 2007." According to the National Association of REALTORS, existing home sales were up 1.5% in October and sales are at their highest annual pace since September of 2013.

If you are thinking of buying or selling, now is the time. Take advan-tage of these winter months when inventory tends to be low and your home will stand out of the crowd. You might be surprised at how much your home is worth in today's market. Capitalize on the low interest rates when buying or building. At the last few Board and HOA meetings the subject of trees and bushes along our streets came up. Many of us keep the trees and bushes trimmed, but a few folks do not. There are a few trees that have branches hanging so low people elect to walk around them in the street rather than duck underneath them. Other trees and bushes have grown so long that they extend into the street. This is not safe situa-tions. In fact – they are actually violations of some codes, including the American with Disabilities Act. Some neighborhoods lost their school bus service for not keeping sidewalks clear.

Several suggestions for taking care of this have come up. If you use a local landscaping company they could trim your trees and bushes (that’s what we do). We have considered a discussion with the neigh-borhood’s landscaping contractor – asking them to offer us a discounted fee if a group of homeowners would set a specific date for them to come in and do them all at once (that’s in the works – not settled).
