”When John and Carla Cyscon decided to selltheir Lemont home, they knew its uniqueaspects might make it more difficult to sell. Theeight bedroom, eight bathroom home sits onmore than two acres. Among the uniquefeatures were a fully finished basement andattic, home theater, bar, wine cellar and a giftwrapping room.

The home, which the Cyscons sold for$1.475 million in June, was on the market forseven months. “Everyone always said that inthat price range, it would take a year to-a—year-and-a-half to sell,” Carla Cyscon said.

She said that Realtor Christine Wilczekof Realty Executives Elite in Lemont determinedthe list price of the home, which was $1.7million.

“We had listed the house a few yearsafter we moved and nothing happened. In themeantime, I kept getting mailings from(Wilczek.) The more I saw those, the more wedecided to call her and talk. She very much

knows what she’s doing and she’s a hardworker,” Cyscon said.

Cyscon said that because of the uniquenature of the home, nothing was changedbefore it was listed. Wilczek said that when shelists an upscale home, she immediately hires aprofessional photographer to showcase itsfeatures. “For a property of this nature, apicture is worth a thousand words,” she said.“The more information you give, the more likelyyou are to get buyer traffic.”

Wilczek said that providing photos,detailed brochures and virtual tours on CDROM to potential buyers is crucial for asuccessful sale of an upscale home.

“The million-plus market is saturated.Buyers have a tremendous amount of choiceson what to buy. It’s crucial to make your listingstand out from the rest,” she said.

To Whom It May Concern:I want to express my gratitude to Christine Wilczek. She is truly a gem in the real estate world that is

crumbling as I'm writing this. Christine went above and beyond anything I ever expected a real estate agent todo. My family and I listed our home about 6 months ago. We had an offer within a few weeks (because of theamazing advertising on our home) that ended up falling through, obviously due to reasons that were completelyout of Christine's control. She was patient, understanding and really made us feel at ease during thatdisappointing time. Fast forward 5 months and we have another offer. After agreeing on a price, things seemedto be going smoothly. The close was going to be relatively quick (about a month after the offer) but we hadplenty of time to get everything taken care of. Less than 2 weeks before our scheduled closing date, we wereinformed that the buyer's lender had done a "drive by" appraisal and we appraised for less than our sale price.Christine literally went above and beyond her call of duty. She was on the phone demanding a "real" appraisal.In this market, especially in the Lemont area, a drive by appraisal is just unacceptable and Christine made thatvery clear to the lender. They agreed to schedule a new appraisal but by now, we were only a week away fromclosing. Her relentless calling resulted in a "rush" appraisal being ordered. Bright and early Saturday morning(6 days before we were scheduled to close), with a smile on her face, Christine was at our house ready to meetthe appraiser. He told her the results would be in on Monday. Christine made 8 phone calls on Monday tryingto get the results. Christine knew that obviously my husband and I were nervous at this point seeing that the"drive by" appraisal came in lower than our agreed upon sale price. Tuesday came along and Christinecontinued her pursuit by making 18 phone calls. Finally, after several more phone calls on Wednesday, shereceived the results of the appraisal (which came in where it needed to). At this point, the buyer had to file foran extension on the closing, which resulted in us filing an extension on our new home. By Friday of this week(the day we were originally scheduled to close), the buyer still didn't have a clear to close and Christine neverstopped making call after call after call on our behalf. Monday came around and her calls began again. Weare finally scheduled to close on Thursday and I honestly believe that without Christine, this would not behappening. Throughout this entire process, Christine has been absolutely amazing. She has never made mefeel like I'm bothering her (and believe me ... I called her a lot!), she has been calm, reassuring, sympathetic(we have two very young children and living out of boxes is not pleasant), and just plain wonderful. Shecalled me at 8:00 pm one night, with her kids in tow, to let me know she finally heard back regarding somethingwe were waiting on. It's as if her work day never ends! Her dedication to her clients is outstanding! She is ago-getter and WILL get the job done. I can't imagine going through this process with anybody else. The realestate world is a mess right now but is does have a shining star in Christine. I cannot thank her enough foreverything she has done for my family and I. Her commitment to her job, compassion for what she does andwho she represents, and understanding of the fact that people's lives are involved throughout this whole processis just one piece of what makes Christine one of the top real estate agent in the country! Both Joseph and Wilczek said thereis an emotional element that comes withdepersonalizing your home. Althoughsome homeowners are reluctant to do so,they ultimately see the bigger picture andare amazed by how quickly their homescan be transformed.

Costs of staging services vary. Adesigner with an assistant can be in theballpark of $200 per hour, with a typicalstaging ranging from two to three hours.Extras such as painting, additionalaccessories and furniture rental are all alacarte. The stager lends their keenunderstanding of not only the marketplace,but their expertise on how to orchestratethe look and fluidity of a home.

"I provide this service to my clientsat no additional charge because it's a greattool that tremendously fosters sales,"Wilczek said.

What is it about model homes that makethem so appealing? Is it the freshness ofall new; is it the sassy paint colors, the

perfectly placed furniture, art and accessories orthe beautiful groomed backyard that makes youwant to plop right down on that comfy club chair?Well…. Yes to all the above.

From blue print to drawer pulls, that model home ismeticulously planned by builders and skilledprofessionals to make it beautiful.

Models homes are lovely because they have thelatest and the greatest, are fresh and new, and aremeticulously detailed. Psychology–more thandecorating–is applied to make them look sofabulous.

So how can you make your next listing asappealing as a model home? Here are 10 ways.

1. CLEAN. Those nice angled vacuum lines,gleaming windows, and perfectly manicured lawnsin model homes speak to a potential buyer: Youdon’t have to do a thing. Translate that into: A littleelbow grease goes a long way.A super clean home says “turnkey” to the potentialbuyer. Have every inch of the home, blind slats toporch light glass, super clean and perfectly coiffed.According to a national 2012 survey done byHome Gain, a $402 cleaning investment gives a$2024 price increase, or a 403 percent return!

2. FRESH AND SMELLS GOOD. People buyhomes on emotion, and your five senses are a directpath to your brain. If a home smells and looks“funky,” “doggy,” “smoky,” or if the stove iscoated with cooking gone bad: The home is offtheir list.Just like you would detail your car to sell it, investin clean and spotless carpets, patched, repaired andfreshly painted walls and new appliances if the oldhave seen better days. Be wary to skip this step andtake the low road with room refreshers, candles,and stove burner covers. Potential buyers are notfooled.

3. COLOR. Any advertising executive will tellyou color is a key to properly packaging a product,

and a listed home is just that, a product. Throwaway the off-white manta of old school homestaging rules. Welcome to the era of HGTV. Usingcolor is a powerful and inexpensive way of makingthat home stand out from the rest, and with somany decorating TV shows boasting the benefits ofcolor, you better get hip to hues.From the first Web impressions to curb appeal,color is a strong emotional tug for the potentialbuyer. Update yourself on the latest color trends inwall color, appliance, fixtures, etc., and apply it toyour target buyer. For home staging, use earthy,calm tones for the bigger areas, such as wall color,and add pops of saturated colors in the details; suchas front doors, accessories, or annuals.

4. MAKE SPACE. The joy of a model home is theacres and acres of unused storage space andbeautifully organized closets. Can't my Realtor handle the entire transaction?Your Realtor is an integral part of the real estate transaction. Your Realtor's familiarity with a local real estate market,

including real estate values, taxes, municipal services and facilities, and local zoningrequirements (to name a few factors) will be immensely helpful in your decision topurchase. As a Seller, your Realtor will use his or her knowledge to prepare andmarket your home for sale and negotiate the other terms of the contract on yourbehalf.

However, what your Realtor cannot do is practice law. Each real estate sale orpurchase transaction – even one that may seem simple — involves a variety of local,state and federal laws. DirectionsIn a Dutch oven, cook sausage, ground beef, onion, and garlic over medium heatuntil well browned. Stir in crushed tomatoes, tomato paste, tomato sauce, and water.Season with sugar, basil, fennel seeds, Italian seasoning, 1 tablespoon salt, pepper,and 2 tablespoons parsley. Simmer, covered, for about 1 1/2 hours, stirringoccasionally.Bring a large pot of lightly salted water to a boil.Cook lasagna noodles in boiling water for 8 to10 minutes. Drain noodles, and rinse withcold water. In a mixing bowl, combinericotta cheese with egg, remainingparsley, and 1/2 teaspoon salt.Preheat oven to 375 degrees F (190degrees C).To assemble, spread 1 1/2 cups ofmeat sauce in the bottom of a 9x13inch baking dish. Arrange 4 noodleslengthwise over meat sauce. Spreadwith one half of the ricotta cheesemixture. Top with a third of mozzarellacheese slices. Spoon 1 1/2 cups meatsauce over mozzarella, and sprinkle with 1/4cup Parmesan cheese. Repeat layers, and topwith remaining mozzarella and Parmesan cheese.Cover with foil: to prevent sticking, either spray foil withcooking spray, or make sure the foil does not touch the cheese.Bake in preheated oven for 25 minutes. Remove foil, and bake an additional 25minutes. Cool for 15 minutes before serving.

2- 3 tablespoons butter1/4 cup chopped shallots oryellow onion1 cup chopped fresh mushrooms1 (1 1/2-pound) beef tenderloinSalt and freshly ground black pepperSoy sauce, to taste

Directions

Preheat oven to 400 degrees F.In a medium skillet, melt the butter and cook the shallots or onion overlow heat until tender, about 5 minutes. Add the mushrooms and cookover low heat about 5 minutes or until the liquid is reduced by half.Let cool.Butterfly the beef tenderloin by cutting the beef lengthwise down thecenter to within 1/2-inch of the other side. Set the beef aside.To stuff the tenderloin, open the beef and sprinkle in the inside withsalt and pepper and rub with soy sauce. Spoon the mushroom mixturedown the center of the tenderloin. Bring the 2 sides of the tenderloinup and around the filling to meet. Using butcher string, tie thetenderloin together at 2-inch intervals. Place the tenderloin in aroasting pan.Roast for 40 minutes for medium rare. Let stand for 10 minutes beforeslicing.Slice about 1 1/2 inches thick.

Directions

Preheat the oven to 400 degrees F.In a saucepan, heat up the cream with the bay leaves, thyme, garlic,nutmeg and some salt and pepper.

While the cream is heating up, butter a casserole dish. Use aslotted spoon to remove the bay leaves and thyme. Pourthe heated cream into a large bowl with the potatoslices. Mix gently to coat the potatoes. Dust theParmesan over the potatoes. Season the mix witha little bit of salt and pepper. Mix to gentlyincorporate. Spoon a little bit of the cream intothe bottom of the casserole dish. Then spoonthe potatoes in. Level out the potatoes foruniform cooking time. Pour the remaining creamat the bottom of the bowl over the top. Top withsome Parmesan and fresh thyme leaves. Cover thedish with aluminum foil, but pull back one corner for

the steam to escape. Bake for 45-50 minutes.

PREHEAT oven to 350°F if using a silver 8- or 9- inch springform pan (or to 325°Fif using a dark nonstick 8- or 9- inch springform pan). Mix graham cracker crumbs,margarine and 1/4 cup of the sugar. Press firmly onto bottom and 2-1/2 inchesup side of pan; set aside.

BEAT cream cheese and the remaining 1 cup sugar inlarge bowl with electric mixer on medium speeduntil well blended. Add sour cream and vanilla;mix well. Add eggs, one at a time, beating onlow speed after each addition just untilblended. Pour into crust.
