(BPT) - Forget wondering who’s the fairest; when it comes to choos-ing home improvements that make your home look good - from the curb and to potential buyers - it may make more sense to ask “Who’s the greenest of them all.” Sustainable home improvements not only help reduce utility costs and boost owner satisfaction with their homes, they also make a house more appealing to potential buyers.

In fact, buyers are willing to shell out up to 10 percent more for new homes certified green, according to a January real estate report by Harvard University. Return on investment for certain types of green improvements - such as replacing older, less efficient doors and windows - also tends to be high, meaning sellers recoup much of the initial cost of the improvement when they sell the home.

If you’re looking for eco-friendly home improvements, these five are among the greenest you can make:

1. Switch to a solar water heater - Switching to solar power for heating water can be a huge energy and money-saver. Solar hot water systems rely on free energy from the sun to heat a home’s hot water. A typical system can use 50 to 80 percent less energy than tra-ditional heating systems, according to Velux America, marketers of solar-powered hot water systems. That reduction can help a typical household trim its annual energy costs by 10 to 15 percent.

“While the initial cost of installing a solar-powered system is often higher than installing a traditional water heater, most homeowners find the energy savings allows them to recoup that cost in just a

few years,” says Jim Cika of solar system manufacturer Heliodyne. “What’s more, homeowners may qualify for a federal tax credit of up to 30 percent of the cost to buy and install a residential solar water heating system.” Visit www.solar.veluxusa.com to learn more about solar water heating.

2. Eliminate incandescents - You’ll have to do it soon anyway, so it may pay to start the process now and phase incandescent light bulbs from your home. Federal law banning incandescent light bulbs means that by the end of 2014, you probably won’t be able to find one of the old-fashioned power-guzzlers on store shelves anymore. Instead, more energy-efficient bulbs such as LEDs and compact fluo-rescent bulbs (CFLs) will dominate the marketplace.

3. Add or upgrade a skylight - Installing a skylight, or replacing an older model skylight with a new Energy Star-qualified one, can help reduce utility costs. The natural light from a skylight can help reduce the need for artificial light sources, thereby paring down elec-tricity costs. When you pair no leak solar-powered fresh air skylights equipped with automatic rain sensors and efficiency-enhancing, energy saving accessories like designer solar powered blinds, you gain a new source of fresh air while improving energy efficiency by up to 37 percent, according to skylight manufacturer Velux.

And, in addition to long-term savings, the cost of solar powered skylights and blinds, as well as installation costs, are eligible for a 30 percent federal tax credit as a green home improvement

Take a sweepWhat’s going on with your yard? Walk around your yard and check

for wear and tear, good drainage and any damage caused by a long winter. Do you have barren spots or areas overgrown with weeds? Assess your needs before getting started this season. “Sometimes knowing where to start can be the hardest part of taking care of your yard,” says Home Depot Certified Garden Consultant Nick Blassman. “Before heading to the store, take a critical look at the lawn and jot down a list of your trouble spots.”

Weeds and bald spotsNothing ruins a beautiful, sloping lawn like weeds. Get rid of them

easily this year with products like Amdro PowerFlex Weed and Grass Killer - it starts working immediately and kills weeds and unwel-come grasses down to their roots. Bare spots should be patched with healthy grass and most kinds of grass can be seeded over.

FertilizeIt’s a step many people skip over, but a good quality fertilizer can be

the key to a beautiful yard. Fertilize once in the spring and then again in the fall. For a healthy yard, choose a fertilizer like Scotts Southern Turf Builder, with a large percentage of slow-release nitrogen and micronutrients. If you’re looking for an organic fertilizer, try Scotts Natural Lawn Food. Err on the side of under-fertilizing verses over-doing it - too much fertilizer can dry out your lawn or cause thatch

to develop.If you’ve fertilized and your lawn is getting a good amount of

sunlight and water, test the soil to see if it has the proper pH balance (typically between 6.5 and 7.0 for most soils). “Home test kits are very easy to use - get several soil samples from different areas of your lawn, each from about 2 to 3 inches below the surface. Follow the instruc-tions to complete the test and then doctor the soil as necessary,” says Blassman. Adding lime helps up your pH levels, but sulfur, sawdust and compost will bring the pH levels down.

WateringLawns need on average about an inch of water a week (either from

irrigation or rain). Before spring gets into full swing, check your sprin-klers. Turn them on and look for sprinkler heads that may not be working and replace any damaged ones. When you get into the season, if you’re noticing water is collecting in pools around the yard but everything is sprinkling smoothly, your lawn may not be draining properly. Consider removing the turf and adding a topsoil coat to level the ground, then replant with grass or ground cover like water-retaining Cypress Mulch. If you’ve got hard-to-reach shrubs or hanging baskets, a shower wand like the Orbit 33-inch Shower Wand makes watering much easier.

Get a mow onWhen you’re mowing your yard, run the lawn mower in a different

direction each time so you don’t hurt your lawn by creating ruts in the turf. Leave the clippings out on your lawn as an extra fertilizer.

(BPT) - Summer can be tough on gardens. In what should be their glory days, many gardens suffer from neglect. Long weekends and summer vacations leave yards untended, while summer heat is an excuse for putting off chores. But it doesn’t have to be that way. It’s possible to have both a glorious well-maintained garden and time for fun in the sun by taking some smart gardening steps now.

Here’s a quick list of pro-active steps from the experts at preen.com to transform a yard or garden from needy-and-greedy to lean-and-green by reducing watering and weeding needs all season.

* Choose better places for better plants - Many plant experts insist that 90 percent of garden problems would disappear if gardeners put the right plants in the right places. But, sometimes it’s the planting place itself that needs adjustment. For example, a hot, dry, exposed setting is brutal on most plant selections. Why not completely rethink a spot like this? To alter the heat-and-light dynamic, intro-duce a small shade tree to serve as the anchor of a new easy-care landscape bed. Add a supporting cast of drought-tolerant shrubs and perennials. With better places for better plants, long-term main-tenance can be a breeze.

* Whack weeding - Weeding consumes more time in the gar-den than anything else, except watering, according to a National Gardening Association survey. Covering garden beds with a 3-inch layer of mulch will greatly reduce the need to weed and water, while making everything look tidy too. Mulch retains soil moisture and denies weed seeds the light they need to sprout. Top off mulch with a sprinkling of a pre-emergent such as Preen to stop weed seeds from growing in mulch and garden soil for up to three or four months. For a one-step solution that creates a six-month weed-fighting barrier, try Preen Mulch Plus, a natural shredded-wood mulch with added

pre-emergent weed preventers already mixed in.* Beef up the border patrol - Sharply-defined edges around garden

beds add visual appeal to any property. They also make maintenance easier by creating a firm demarcation between beds and lawns to keep out invasive perennial weeds, including nasty creepers that can’t be prevented by other means. Dig a shallow 8-inch wide trench surrounding garden beds, then cover it with 3 inches of mulch; or install a barrier-style perimeter edging of metal, stone, rubber or wood.

* Banish fainting spells - When it comes to water-retentive con-tainer plantings, think fewer and bigger. Don’t dot decks, doorways and patios with fussy little pots. Small containers look insignificant and dry out fast, subjecting parched plants to repeated bouts of stress from fainting spells. Larger containers allow for more dramatic plant groupings and plenty of healthy root room, plus retain impor-tant soil moisture.

* Try tick-tock watering - Gardens need less water than many think, thriving on as little as 1 inch of water per week whether it’s delivered by rain, drip irrigation, sprinklers or a hand-held hose. To save time watering all season and prepare a garden to get through extended dry spells, add programmable water timers to water spig-ots and hose systems. Even inexpensive timers can deliver water to suit particular plant and climate needs. Early morning watering is best. Midday sun can burn wet leaves. Evening watering can lead to plant ailments and mildew.

Don’t spend the summer constantly weeding, watering and strug-gling to keep up with garden chores. Put your garden on a path to self-sufficiency. Then focus on fun in the sun, whether you’re on vacation or in your own backyard.
