when booking a reservation, we require half of the total on Visa/MasterCard/Discover. The balance is due 14 days prior to the arrival and is automatically charged to the credit card on file. Personal checks are acceptable for the final half if received at least 30 days prior to arrival. In addition to the rent, there is a limited damage waiver or a $300 deposit, sales tax of 5% local tax of 5%, a $50 reservation fee, and a cleaning fee. During the summer, all rentals are Saturday to Saturday. Holidays have a 3 night minimum unless reserved “last minute” (5-7 days prior to requested dates.)

CANCELLATIONAll cancellations must be in writing. All monies paid are non-refundable if we are unable to re-rent the unit. If we are able to re-rent the unit, then all monies minus 25% will be refunded. Any change or transfer will result in a $50 fee, in addition to above terms.

LDW & DEPOSITSA “Limited Damage Waiver” is available for $50 and provides maximum coverage of $1000 per stay for accidental damages. LDW fees must be paid at the time of booking and are non-refundable. Tenant has the option to pay a $300 damage deposit in lieu of the LDW. The home is inspected after departure. If the inspection results in retention of any funds from the deposit, documentation will be sent along with any remaining balance. Security deposits are refunded on the 10th of the month, following the departure date. Guests will be charged for any damages, missing items, additional cleaning, moving furniture, trash removal, etc on the original credit card. CHECK IN & OUTCheck in is after 3 pm, check out is 10 am. Our cleaning staff arrives at 10:15.

PETS & SMOKINGUnits that allow pets require a $10/day or $50/week non-refundunable fee. No smoking inside any home. A fine of up to $300 may be charged to the original credit card if tenant smokes inside the home.

FURNISHEDAll units are privately owned and are furnished to the owner’s personal preference. Units are furnished with dishes, cooking utensils, flatware, furniture, pillows, blankets and bedspreads. All units have TV, DVD, cable/satellite, central air, microwave, dishwasher, washer & dryer, and coffee maker unless specified.

WHAT TO BRING Fitted & flat sheets, pillow cases, towels, wash cloths, toilet paper, soap, paper towels, garbage bags, etc.

PHONE & INTERNETUnless specified, phone service is not provided. Homes that have internet service will be noted.

WHEN YOU LEAVEClean out refrigerator of food, wash and put away dishes. Trash pick up is not available so please dispose of trash at the dumpster indicated on arrival sheet. Failure to do so will result in a $10 per bag charge. We are not responsible for items left behind, so please check carefully before you depart.

GRILLSUnits provide a grill for your use. Propane tanks are filled at the beginning of the season. If they are empty you may refill them and present a copy of the receipt for reimbursement. No charcoal may be placed in gas grills.

ERRORS OR WHEN A HOME IS UNAVAILABLEEvery precaution is taken to guarantee the availability of the your unit, however; if the unit becomes unavailable, we reserve the right to transfer you to comparable accommodations. Description, rates and property amenities listed in this brochure and/or rental agreements are subject to change without notice. Omissions, additions, or errors, and changes in property bedding, furnishings, equipment, etc., may occur and we are not responsible.

LIFTSTenants are NOT allowed to use the lifts or personal watercraft of the owners. Tenants may use the floating or stationary docks to park their boats, but are not permitted to operate lifts.

OCCUPANCYAll homes have a preset occupancy limit established by the county they are located in. We have no control over these limits. Occupancy is 2 adults per septic bedroom. An adult is anyone over the age of 2. Over occupancy will result in immediate eviction with no refund of any portion of the rental amount.

Owner Loyalty Rewards Program reduces your commission rate by 1% every year for up to 6 years, all the way down to 17%!
