As more experts confirm the developmental benefits of unstructured outdoor play, playgrounds are becoming more important because they provide physical, emotional and social benefits that are priceless.

Playgrounds generate dollar value, too. In a residential community, a good playground attracts families, promotes social interaction, and improves overall quality of life—which builds occupancy and revenue.

Play paysFrom concept and design to materials and finish, Playworld playgrounds are built to return value, year after year.

Imagine adding a $30K playground to your next project, which allows you to increase monthly rent by $10. If you have 100 occupied units, your playground pays for itself in 2.5 years—with a 15–year return of $150K.

Amenities How they stack up

Playgrounds increase net operating income (NOI) and overall property value while other types of amenities create expenditures that offer no additional value or ability to recoup the initial cost.

Adding playgrounds to your property can even off–set expenditures in your capital expense (CAPEX) budgets like roof replacement. A playground can even help to balance out other amenity expenditures to maintain positive value of your property.

“Installing playgrounds is part of our strategy to purchase, rehab/reposition properties. We consider the age range based on existing tenant base or proximity to schools. Other questions to consider: ‘Do I have a large space for one playground or do I have two spaces where I might be able to buy two structures for different ages? Can I afford to do both given the budget?’

“One of the services we provide is due diligence evaluation reports. For an owner considering a new investment or an evaluation of his existing investment, we consider appropriate amenity investment.

“We look to improve NOI— both revenue and expense. Capital expense (CAPEX) budgets

identify both immediate needs/expenditures as well as ongoing capital planning. We weigh amenity expenditures against things like roof replacement—

and establish a budget. The budget process factors in the value the amenity will add to the asset. With that budget, we’ll see what we can afford.

“For example, a 50–unit building can get $10 more per month by adding a playground in an open space. While that playground may cost between $8,000 and $20,000 fully installed, it has added $60-80K of value to the property.”
