The site comprises two terraced properties located on a corner plot in Belgravia London which are grade 2* listed buildings over seven storeys including basement and under pavement vaults.

The works comprised the full internal refurbishment of an unoccupied office building to form a new embassy, including a repaired roof installation, new roof plant well, the renewal of mechanical, electrical, lift and public health services installations. Lower ground, ground and first floors, stairs and lobbies are finished to a high quality. The remaining floors are used for back of house office administration and amenities. Including all associated works, alterations and repairs necessary.

The project was procured using a JCT with quantities contract and a full bill of quantities in competition following a full cost planning and value engineering process.

Various challenges were overcome during the construction phase including the discovery of hidden defective structural members, collapsing heritage ceilings and cracking external balconies. However, due to the accurate allocation and management of early time and cost contingent allowances and the careful management of the process of remedial and repair works necessary the project was handed over within the Client’s original approved development budget and within the Client’s overall timeline requirements.

Services included Project Management, Quantity Surveying, Party Wall Surveyor and Principal Designer.

This phased development involving part demolition and major refurbishment of existing industrial units, transforms a former factory site into a state of the art further education campus for vocational training.

The original existing factory has been extended and refurbished to form an engineering and electrical campus, with workshops, seminar rooms, administration offices, ancillary facilities, a reception and waiting room area with the inclusion of external works and drainage.

The site was then extended by the purchase of the adjacent land which contained an existing meat factory; this had mostly been demolished and a new part three storey and part single storey building was constructed. The new extension provides workshops, fully working demonstration rigs for plumbing, electrical, air conditioning, ventilation and brazing services, seminar rooms, open student resource/breakout study areas, lecture theatre, restaurant, kitchen, administration offices and a new reception area. The external works include a newly refurbished car park with access controlled entry and drainage works. The works were completed to BREEAM ‘Very Good’ rating.

The utilisation of existing structures combined with our creative value engineering skills, ensured that this specialist engineering and construction college was delivered within tight financial constraints under national cost indicators. We worked closely with the architect and engineers to identify value for money solutions for each of the building elements to create a campus suitable for its use, but also within financial limits.

calfordseaden was involved in the conversion of the accommodation within this late Victorian Grade II Listed building from a single tenancy office into ‘serviced offices’.

The key to the success of this project, which was self-funded by the client, was the decision by Cadogan Estates to convert this property whilst working closely with an experienced operator. By matching the needs of the end user to the existing building this minimised the amount of alteration work required.

The existing services had been installed in the mid 1970’s when the building was converted to office use. These services had been extensively adapted over the years by the tenant, with much being surface run. All the services needed replacing and upgrading to modern standards.

The building had been built to a very high standard. The main challenge for the design team and the greatest achievement was the integration of the new service routes into the building which removed unsightly surface wiring and Cat 6 data cables. We also installed comfort cooling and replaced all of the existing Mechanical and Electrical services.

For the repairs to the existing fabric calfordseaden worked closely with the Historic Building consultant at Donald Insall and the Conservation officer at the Royal Borough of Kensington to determine the most appropriate techniques. For example, our approach to cleaning the brickwork included carrying out sample cleans on small sections to determine the most suitable technique. Based on this assessment a decision was then made as to what, if any, remedial works were appropriate.

calfordseaden has been extensively involved in the regeneration of Stonebridge Park Estate in Brent. Hillside Hub is one of the successfully delivered developments as part of this community regeneration initiative. Known locally as the “Hub”, this completed development was built on the site of a former multi-storey car park and petrol station and provides a new primary care centre, community centre, coffee shop, supermarket and 59 residential units for shared ownership and private sale.

The project team were involved in extensive and detailed consultation with all stakeholders involved in the project, to ensure that their aspirations, needs and requirements were understood. As cost consultants/employer’s agents, it was fundamental to ensure that value management was at the forefront of the consultation process to ensure deliverability.

Following our appraisal, the client changed the procurement to Design and Build and replaced the architect. We were appointed to correct project direction and bring it back on track financially whilst retaining the landmark desired status of the project. One of our first tasks was to create a comprehensive risk register to identify and allocate risk. We identified the complexity of the design and high quality demands as areas of continued uncertainty and risk.

Our pre-contract risk management provided a sound platform to manage risks, which reduced potential conflict with the contractor and client. We sought and achieved a collaborative working relationship, which provided a forum for risk to be reviewed and resolved.

On our recommendation, specialist advisors were appointed for structural services and construction management to facilitate the full identification of risks and the management. The integration of these specialisms contributed to the production of a robust set of ERs, which ensured accurate pricing and competitive tenders. We closely reviewed and liaised with contractors to ensure they had appropriately priced the contract, which enabled value engineering to be undertaken in order to achieve cost targets and quality requirements.

During the tender process, the client introduced some late requirements, these were included in the Contract as a provisional sum due to time constraints. We also worked closely with the contractor and design team to identify possible savings without sacrificing quality; investigating options affecting capital and maintenance to enable the client to make informed decisions. Despite the complexity of this project net cost savings for the final account were achieved.

calfordseaden was appointed as Employer’s Agents and Principal Designer on this private development of eight homes on the site of the former Leigh Tennis Club in Leigh-on-Sea.

We exploited our multi-disciplinary skills by providing cost consultancy services working within a capped client budget, which included a robust value engineering exercise. The new secluded development provides eight new build detached houses offering four and five bedrooms with two dedicated off street parking spaces per property. The development is set within the towns first fully managed development offering residents additional services such as refuse collection, environmental conservation and property maintenance.

The homes maximise the use of light and space whilst being architecturally stunning in a mix of render and brickwork to blend in with the existing surroundings. Each property boasts underfloor heating, superior Velfac windows and external doors, open plan living areas and pristine private landscaping, all of which add to the enjoyment of modern family living.

The houses have been designed to incorporate a number of sustainable and environmentally friendly measures; these include photovoltaic panels and extra thick insulated walls.

A number of challenges on this development required careful planning and resolution, these included:

• Working within a capped Client budget, including a robust value engineering exercise • We had to accommodate intricate changes throughout the post-contract phase, including

a re-design of the semi-detached houses to create detached properties, plus the addition of a further showpiece following the purchase of additional land adjacent to the site.

• Initial neighbourhood disapproval, which was overcome through effective communication and building positive relationships.

On this Public Private Partnership (PPP) regeneration scheme we worked for the preferred Development Partner to develop a site principally occupied by the existing Westmoreland Road car park, to provide a new leisure led mixed-use destination.

We worked with the Design Team, planning experts and other advisers to develop the scheme providing a new recreational space, quality public realm and 200 new homes. The challenge was to create a family friendly development, accessible by both pedestrians and vehicles on a constrained site.

The Design Team worked tirelessly to enable the scheme to develop in response to numerous consultations with public and statutory consultees and pre-application discussions whilst responding to the challenging Brief.

The London Borough of Bromley, in their capacity as Landowner, provided Landowner Consent in October 2011. In December 2011, a Planning Application was deposited with the Council encompassing the following elements:

• 9 screen multiplex cinema• 9 restaurants• 200 apartments in a mix of 1, 2 and 3 bedroom units• 130 bedroom business hotel• Large public plaza and landscaping• 400 car parking spaces

The residential element has been being built to Code Level 4, with energy costs estimated at a reduction of 30 % through better insulation, good ventilation and the provision of an onsite combined heat and power system. The remaining building elements deliver an ‘Excellent’ BREEAM rating.

This project was the inspiration of a local benefactor whose vision was to create the best possible care facilities for local people.

Situated in a beautiful rural location overlooking a new country park the development comprises two separate buildings that share communal facilities.

The first, Anjulita Court, is a 63 bed nursing and dementia care home. This impressive new building has a dramatic triple arch frontage to welcome residents and visitors into an interior full of open spaces.

The adjacent building, Ladyslaude Court, accommodates 22 exclusive one and two bedroom apartments. It offers 24-hour care and support and has been specifically designed to make life comfortable for people in their later years.

There is a communal lounge with adjoining kitchenette and an assisted bathroom which also offers conventional bathing facilities. The residents further benefit from the use of a wealth of enhanced facilities within Anjulita Court including a café bistro, shop, chapel, media room, hydrotherapy pool, hair salon and therapy room.

We are privileged to have worked on such a scheme and with such visionary people especially as our involvement started at project inception when initial design ideas were first presented. We maintained very close contact with the Client throughout all project stages, using our experience in delivering similar schemes to successfully interpret the Brief. This ensured that project costs and programme were tightly managed and gave our Client complete control over every aspect of the project.

This exemplar scheme was opened by HRH The Countess of Wessex and was a Regional Finalist for the Southeast in the Civic Trust Awards 2012.

The Elms dealership is recognised by BMW as one of their outstanding new sites in Europe.

The project involved the design and construction of a new BMW/MINI car dealership comprising a new BMW two storey showroom and service centre, a new MINI showroom, a car wash, a smart bay (body repair) facility and 356 car parking spaces.

We were employed as Employer’s Agent, Cost Consultant and CDM Co-ordinator from project inception and worked closely with the client and their BMW approved architect, Taylor Design, through all stages of the project’s delivery including setting up the necessary project execution plan.

The final account was settled at below contract sum and the works were completed only three weeks later than the original contract completion date. Additionally, we offered to assist the client in the management and procurement of all the specialist installations which included the fit out of the workshops, wash bay recycling unit and body repair centre, all the BMW/MINI standard corporate display items, automatic key cabinets, bespoke loose furniture and audio visual systems which amounted to approx. £1M.

The resulting dealership has been held up by BMW as their UK flagship site.

A new mixed use development located in Southampton’s historical port city providing shell commercial units, a two storey underground car park for 700 cars and 329 dwelling for a mix of private sale, shared ownership and affordable rent on the banks of the River Itchen.This scheme has been sub-divided into three phases:

The First Phase of project comprises groundworks, completion of piled foundations and below ground car park and concrete frames to blocks of flats. Crest Nicholson carried out their own direct works to clad and fit out the completed concrete frames.

The Second Phase involves the the main works with a national builder providing light weight metal framed blocks of flats with the formation of a concrete shell for a super store. The way procurement of the scheme has seen a number of Principal Contractors being appointed.

The Third Phase delivers 102 high rise apartments over two apartment blocks that are six storeys high. Retail units and commercial space have also been provided with external work taking place to the centenary promenade.

calfordseaden has worked with all teams to ensure unity on site and that all contractors are aware of their responsibilities to ensure the safety and health of the operatives and promote a positive health and safety culture.
