DirectionsFrom Glasgow take the A82 north past Loch Lomond to Crianlarich. From Edinburgh take the M9 to Stirling and A84 through Callander to Lochearnhead and join the A85 to Crianlarich. From Crianlarich take the A82 west to Tyndrum and then fork left onto the A85 following the signs to Oban. Continue along this road through the villages of Dalmally and Lochawe to Taynuilt. In Taynuilt turn left onto the minor road signposted to Kilchrenan and follow this road for 8 miles. At the junction at Kilchrenan turn right and follow the road through Inverinan towards the hamlet of Dalavich. The entrance to Barnaline Lodge is clearly marked on the left hand side, just after passing the turning to Kilmelford.

SituationLoch Awe is one of Scotland’s most spectacular lochs. Its is 23 miles long and runs south west from the village of Lochawe to Ford near the west coast. Kilchurn Castle is a dramatic ruin which is one of Scotland’s most famous and most photographed castles. There are a number of islands in the loch including Innishail, which is the burial island of the Dukes of Argyll. Inveraray Castle, the seat of the Dukes of Argyll, is at the head of Loch Fyne. There are two notable hotels on the loch side – the Taychreggan and the Ardanaiseig – both of which cater for the upper end of the market and have good restaurants.

Argyll offers a full range of outdoor activities. There is spectacular hill walking, climbing and mountaineering in the area with skiing at both Aonach Mhor (near Fort William) and at Glen Coe. There is also deer stalking and the numerous lochs and rivers provide both salmon fishing and trout fishing. The west coast is also famous for its exciting sailing and varied coastline.

Nearby Dalavich has a village shop, part time post office and café, a church and a village hall. Kilchrenan has an inn, a primary school and a church. Taynuilt, on the main road to Oban, has a post office, grocer, butcher, petrol station, hairdresser and antiques store. Oban (26 miles) is the nearest major town and is the ferry terminal to the Western Isles. The town has a full range of shops and supermarkets. Secondary education is available at Oban High School. There is a bus service from Dalavich to Oban via Taynuilt, including a school bus service.

DescriptionBarnaline Lodge is a fine country house in the style of a Georgian shooting lodge. Built under a slate roof this substantial house has a rendered facade and is formed over three levels.

It is set in approximately eight acres of wooded grounds close to Loch Awe and has about 100 metres of frontage to the loch, with a boathouse and slipway.

Built by a family of tea planters in the mid 19th century, Barnaline Lodge was bought by the present owners in 1990, specifically to operate as a residential care home, catering for up to six adults with severe learning disabilities. The South Wing consists of the former manager’s excellent 3 bedroom accommodation, whilst the Main House and West Wing made up the residents’ 6 bedroom and living areas.

South Wing The South Wing is entered through a sun room which also serves as a reception hallway and cloakroom. It leads to the drawing room and kitchen. The drawing room is most substantial and is timber panelled to full height. It is triple aspect, with windows on the east, west and south walls. The kitchen is large enough to accommodate both a dining table and chairs and a sitting area. It has a pretty painted fireplace and an open fire. The units are in a country style at wall mounted and counter levels and incorporate an integral fridge and freezer. Off the kitchen is the main hallway with a WC off, stairs to the first floor and a door to the front garden. A large office opens off this hallway and connects through to the residents’ accommodation. Off the first floor landing are three bedrooms, family bathroom, a wash room, a linen store and a cupboard housing the boiler. .

Main House and West WingThe reception hallway has stairs to the first floor and doors to a sitting room with wood burning stove, a kitchen and the office. The kitchen has fitted units at wall mounted and counter levels and leads to a large utility room which is plumbed for a washing machine and has a door to the garden. Off the utility room is a rear hallway leading to a living room, bedroom and a WC. A vestibule, with a door to the garden, opens off the living room. A back staircase leads to the first floor where there are two bedrooms, a bathroom and a WC. The main staircase from the reception hallway leads to the first floor landing off which are three further bedrooms, one of which has an en suite bathroom. A further WC completes the accommodation on this level. A fitted staircase off the main first floor landing gives access to the second floor where there are two good sized attic rooms.

OutbuildingsAt the rear of the house, accessed from the utility room, is a paved yard off which are two attached stores, one with a sink,

and a stone built range which includes a laundry, outhouse and paint store. Also within the grounds are a workshop, a hen house, a wood store and a derelict cottage.

GroundsBarnaline Lodge is set in about eight acres of wooded grounds. Extensive lawns lie in front of the house, interspersed with trees and shrubs. A gate in the fence at the foot of the garden leads to a paddock. The property has about 100 metres of frontage to Loch Awe where there is a boathouse and slipway, in need of refurbishment. The River Avich forms part of the properties northern boundary. Barnaline Lodge enjoys Riparian Rights to fish in both Loch Awe and the River Avich.
